I wouldn't buy it because it's a family home and you have a small square of paving for a garden. That would be a deal breaker for me. Also, I don't know the area at all but the price seems high. Sold prices are from 2 years ago but the price difference to your is huge.

It looks clean and tidy and rooms are a good size, but it's very bland, no bits and pieces at all, a bit too decluttered. Also it's very very grey and I'd have to redecorate ASAP because grey is cold, I may be in the minority as I know grey is very in.

Personally I love the grey/yellow decor but I can see that others might not and would therefore perhaps think there was a lot to do in terms of decorating. Bathroom a little dated, which again if they also don't like the grey would make this a fair bit of work.
Is it competitive in price? Your house is very similar size to mine (a lot more ££££ though!) and we only clinched a sale after we turned our office back into a bedroom, although I wouldn't have thought it would stop people viewing.
We found a lot of people, despite viewing a 1930s semi with a floor plan in a good area for a good price, still wanted 4 equal sized double bedrooms, which we didn't (and you don't!) have.
I personally would only be put off by the courtyard garden, but others would see that as a plus I imagine, but perhaps at the price they would want a garden?

Wow, your comments are really helpful. Thanks everyone. The master bedroom is a bit boring! The en suite is off the narrow room and I have asked the estate agent twice to change the details but still waiting!

I think high price for the area and no garden means you are missing the one thing your target market wants. I love your living room though and love your yellow chair.

It looks fabulous to me, I'd kill for this type of space. I'm sure come January viewers will come crawling out of the woodwork.In my eyes, we are no where near Christmas but I seem to be hearing a lot of talk about it, let's hope someone wants to be in your house for then.

The dimensions of the bedrooms are really odd. One really long skinny one (with an ensuite, but too narrow to be the master) and one tiny box room. I wouldn't really consider that a four bedroom house, maybe three bedrooms and a study?

Also the outside space seems very minimal. That may be normal for the area, but the courtyard is a bit unwelcoming.

This is an agent problem really but I hate hate hate those sims style floorplans. Why they can't do a proper flat easy to read one with measurements written on is beyond me.

Not enough pics of the master. Where is the pic of the ensuite?

Which room has the ensuite? Is the floor plan wrong? I think a nice ensuite is a real selling point but if it's not off the master and reflects awkward house layout it becomes almost a negative.

It is very grey 😊 It wasn't really intentional and you're right not everyone likes it. It hadn't occurred that so many people would feel so strongly about the back garden so that's really good to know. We should maybe look at trying to update the bathroom.

Like most others - the garden! Because it's paved, it almost looks smaller. I would probably be reluctant to go see it because if that.

I'd be put off by the bathroom, too, but not as much as the garden.

Agree that photo 10 doesn't look great with the sofa, or the thick rug. Makes it look small.

But the rest of your house is lovely!

I don't know the area though. Is it priced well?

I found the floor plans confusing - no measurements, no garden on it telling me which direction it faced, etc.

Is the ensuite to the small bedroom with the sofa rather than the main bedroom?
Floor plan should show compass points as it's not in other details and the size of the yard.
I'm not sure that mentioning electric fires is a selling point for a house with central heating. It makes it feel hard to heat. I wouldn't mention additional heating unless it was a woodburner.

Floor plan is correct. The en suite is off the skinny bedroom. The box room is big enough for a single bed and wardrobe but we use it as a study.

If you sell the skinny room with ensuite as an ideal space for a teenager (which it is) I reckon you'd have more success.

You need to put a rocket up the EA. They should be earning their commission. Incorrect details are sloppy and will put people off massively.

Nice house, garden doesn't match the house though. No downstairs toilet, but not a deal breaker. Is the ensuite attached to the long bedroom and not the master room?

Shocked at the price of houses in Jesmond!

I thought it looked cluttered. Lots of mismatching colours and quite pricey. Would go very simple and plain, didn't notice the garden issue but that would also be a downer.

I like the house, but is there any grassed area in the garden? A house of that size would generally mean a family and the lack of garden would put me off, unfortunately.

The changes I would make would be fairly major I'm afraid.

Downstairs toilet, opening between kitchen and dining room, knock two bedrooms into one L shape master with the ensuite and a walk in wardrobe on the wall adjoining the current master.

BUT I imagine you don't want to do major work given you want to sell. It's well dressed and has a lovely kitchen, so I suspect it's simply that it's overpriced.

I would maybe change the bed in the final room for a smaller one.

Regarding the garden, I wouldn't really expect much more for that price in Jesmond.

I think you need to seriously stage your garden into an outdoor living room. If you go on Pinterest or google small space gardens in London, you will find lots of paved postage stamp spaces that are grown up and used as an outdoor entertaining space. That would appeal to families with teens, who aren't as interested in a patch of grass to play on outside as families with primary school aged kids and toddlers.

Nice house, well presented - you have good taste in decor and the house looks clean, spacious and well maintained. I am saying the following very respectfully and only because you ask: For me, if I was looking to buy, I would think that it would cost a fortune to replace all those crisscross windows and to remove the paving for paving and lawn, and I would prefer a less patterned bathroom - so that would rule it out for me, unless the price reflected the amount I'd need to invest.

The skinny room is currently inhabited by a teenager so you're right there! I don't think we could fit in a downstairs loo unless it went in the garage. There is grass in the front but none in the back. We have spent a lot of money on the house in the last year and I'm not sure we can really afford to do much more!
