Agree with the comments on photos. Also the text/description,, it is very bullshitty for example:
"This luxury accommodation has been designed to a bespoke standard throughout"
It's not really luxury is it? It is very nice, but not luxurious. Bespoke just means made specifically for you. Ie a bespoke kitchen is made to your size and design. A bespoke table is one off. You can't design to bespoke standard, don't make no sense.
Needs cutting right down, no one can be bothered to read it all.
The sitting room looks good, I like the yellow. Have you watched "House Doctor" on channel 5 in the am. I think she would advise to carry on the pops (she would use that word) of Yellow throughout. So add a picture on the wall in the dining room with yellow, something yellow in the kitchen, a picture on the wall behind the bed in a bright colour.

Talk to your estate agent, why are they not getting anyone in to view. Ask a friend to call the agent about a similar house and see if they try and talk your friend into seeing your house too.

The decor wouldn't bother me although I think it's nice. Then again I've never bought a nice finished house only shitholes to do up the size of the garden though would be a deal breaker for me but I wouldn't even view. There isn't a great deal you can do about that tbh. Can you remove the sofa from the grey bedroom.

Thank you for those garden pics. That is definitely something to look at. I also hate the bathroom! I definitely need to look at what we can do to change it. Do you think people might be put off by the windows? I hadn't really considered that.

It's much more lovely than my house! But I would not like the paved garden. If I was house hunting in that area though I would definitely have a look. Is it over priced for the area? Maybe if you just knocked it back by £10k you might get some more interest?

I think you are going to struggle with the price, given it shows it sold for £100k less just one year ago. I don't know about Jesmond prices but I am guessing they have not dramatically increased in a year. In which case the price increase would reflect work done but I think people only pay the premium if they perceive everything has been done. If I was looking and thinking I was paying the premium the fact I might want to do more work on the bathroom, try and move an ensuite to being on the master etc might me off. It is however beautifully presented so it may be that the market is very slow and there aren't many people looking.

That's the trouble with extensions/building over the garage. It will be cold and narrow. Not always useful space for a bedroom but just another study!
The extension doesn't work so I agree with Batteries for the upatairs.

It's a box room and a long narrow room rather than two box rooms. I get your point about 'bespoke', etc. None of it is bespoke! Or luxurious! I agree completely with that. I can remove the sofa from the bedroom.

I would at least dress the bedroom above the garage with the en-suite as double bedroom that COULD be used as the master! If someone wanted a luxurious 3 bed they could convert the box room to a dressing room...

I think I would
1/ flip your bathrooms- make current family bathroom ensuite and make that adjoining room your master.l bedroom. But I would take a bit off and add it to the current ensuite to make it a bigger family bathroom. I'd expand the study room by knocking into the long narrow bedroom chopping it in half. So your study becomes a good sized 3rd bedroom (not a narrow long one) and your current narrow bedroom is reduced to a box room. Divider wall so the landing now extends to new family bathroom at end and the study. Bonus points for not having 2 other bedrooms share a bathroom wall and hearing the toilet flush.

It's a lovely house and nicely decorated. I agree the garden would put me off and needs dressing. There are also far too many chairs in the living room and dining room and the bedroom.

I really like the kitchen but the floor doesn't match the colour of the units.

The front garden needs a tidy up.

I agree with the clutter and the garden comments but saying that, it wouldn't put me off viewing it.

4 bedrooms = family house.
No garden = not a family house.
I think the house is neither fish nor fowl, so it is not clear who might be in the market for it.
That's a lot of money too.

Yard type garden

Archway between living room and dining area - that would have to go

Lack of utility room

Skinny bedroom

Faux leaded lights

I love your house! Especially the living room / dining room and the kitchen. The description of the "reception hallway" which "creates a warm greeting point" sounds great, so why no photo of it? Also, where is the photo of the fourth bedroom? I agree with everyone who says that the photo of the bedroom with the sofa makes it look small and cramped.

Neither the garden, nor the bathroom would put me off, but I'd be put off viewing by the restricted number of photos - I'd assume there was a reason the 4th bedroom wasn't photographed etc.

I love your living room and kitchen. The last bedroom with the sofa in needs rearranging to look less cramped. I don't mind the lack of garden but then I only have a concrete yard now so have low expectations on that front. I really don't like the bathroom so I would have to deduct the cost of this from any offer.

I agree with loveyoga the windows and bathroom would have to change for me , but the cost would put me off. I like your decorating and the last photo would not put me off as the bed and sofa are not fixtures and fitting. The garden maybe a question mark too. However the kitchen looks huge.

I would look at price and add on the price of new bathroom
Personally I love a paved garden lots of toys need smooth surface to trundle on and no maintenance!
Rest is lovely
Is price is right they will come

The price is insane for what it is. I wouldn't view it for this reason. I would expect a completely different standard for that money. Not something that's is just 'dressed up' but more spacious, with a proper garden etc.

Very nice family home- love your kitchen and wooden floorboards. Bedroom that everyone's mentioned could do better, but no big probs. If your house was in south east, it would've sold first week on market.

You need more photos. I want to see what's up the other end of the kitchen (is that a dining table or a breakfast bar?) and I also want a view to the bottom of the garden from the house.

What everyone else says about the garden, kitchen and long narrow room. Plus I would rather have the fireplaces with real fires or stoves rather than gas and electric fires.

I think it seems a little expensive for Newcastle. I do know the area. And it is a lovely house but with a courtyard style garden. You could buy a Victorian terrace in jesmond at that price with a courtyard out the back. The people looking for semis in that area will be desperate for a bit of garden.

And I would take the sofa out of the bedroom and put a single bed in there (a double clearly doesn't fit!)
