Why isn’t my flat selling??

AIBU in thinking my flat should’ve sold months ago??
Had loads of viewings but no offers.

The listing as far as I can see doesn’t state if there is parking for the resident or visitors or if there are ground/maintenance fees or if it’s freehold or leasehold.

It's a lovely flat, I wouldn't think it's anything to do with the flat itself. Can your estate agent not advise on the current market and the price? Has there been any feedback from the viewings?

It's lovely. I don't know the area so can't say if it's reasonably priced or not. How long has it been on the market? What feedback have you had from the agent ?

Been on the market since october but priced at the standard for the area.The flat itself was valued at 290-295.

That’s fair, I’ll ask them to add this to the listing.
Although permit parking is rare outside of old town in Edinburgh.

Leaseholding isn’t a thing in scotland, all properties are freehold.

The interest is there if you are getting viewings, so it's not the photos or the listing, unless they're misleading in some way so people are disappointed when they get there.

It says two generously sized double bedrooms but one definitely looks like a single bed (or pushing it maybe a 4' wide 'small double' bed?) in a very narrow room, maybe only 5 or 6 foot wide. That's really not a generous double room, or even a double room at all. What size is that bed and how wide is the room, because I bet that's it?
Also the way the photos are ordered it looks like there are two proper double beds, but it's the same room from different ends 😆
So what you are selling is a 2 bed with one double and one single room, but that's not what the description says...

Having a floor plan and room sizes in the listing will mean people can judge if it's the right size before they come out for a viewing.

How long has it been on the market? Buyers are wary of things that haven't sold for a long time. You say months, that it is generally off putting, unless a very slow market. I am in London and correctly priced properties often sell within a day.

The photos could be better too. It looks like someone with a mobile rather than professional photos.

I would get professional photos, and either reduce price, or take off market and place back on, possibly with a new agent.

Absolutely gorgeous flat.
Have you tried putting the bed in the single room widthways by the window as opposed to behind the door. I think it will make that room look less narrow.
I've seen this done on interior design sites and it looks really good.
Also put a colourful bedspread on the bed

This is a one bed, OP's is a two bed. And has direct access to the garden.

The kitchen is really small. Your prospective buyers are probably a young couple, no kids, and it's not really looking like a flat for having fun and entertaining. It looks like a couple with kids live there (I assume this is true), but my friends (mid 30s) who are planning kids are all moving out of these type of properties to a house. The kitchen and bathroom are a lovely spec, but the rest of the house doesn't really live up to it. The second bedroom is really narrow. There's not much you can do about this, but you could get new photos. Put a lampshade in the bedroom, make the beds properly with plain white or neutral bedspreads, get rid of that massive desk that makes the room look even narrower

At offers over 285k I'd also be expecting you were looking for more like 310k, so if you're looking for 295 consider reducing to offers over 270ish? Take advice from your agent.
