Why isn’t my flat selling??

AIBU in thinking my flat should’ve sold months ago??
Had loads of viewings but no offers.

How long has it been on the market? Buyers are wary of things that haven't sold for a long time. You say months, that it is generally off putting, unless a very slow market. I am in London and correctly priced properties often sell within a day.

The photos could be better too. It looks like someone with a mobile rather than professional photos.

I would get professional photos, and either reduce price, or take off market and place back on, possibly with a new agent.

Been on since october.

It may be different in scotland as the home report is available and done by the sellers not the buyers.

The photos were done by a professional. Thanks for the tips for staging and retrying.

It's directly on Ferry Road, which is massively congested most of the day with lorries driving past your front window. It's also opposite a school, so will be noisy and attract parking issues. Is it in the CPZ so you need to buy a parking permit for an area with very limited parking? I don't think the issue is with the flat itself, it looks like a very normal Edinburgh flat (although tbh it is on the small side - someone's converted the kitchen into the second bedroom, making the kitchen internal) I think it's the location.

It’s in Scotland. Everything here is freehold.

I'm looking in Edinburgh but for me I'd want a tiny bit of garden. Most ground floor flats have private front gardens but yours, i think it's accessed from the tenement, which might put people off. But I'm going to echo PP and say it's the perceived lack of parking.

Seems gorgeous to me, I would definitely come for a viewing! I am not familiar with the area though, assume as you said above, that it is reasonably. If that's the case it might have to do with the market being slow, what has the feedback from viewings been?
The only downside, if I had to find one, is that it opens into a shared garden, as opposed to a private area, which might put some people off.
Still, I think it's very pretty.

Is it a shared garden? That would put me off being on the ground floor. Unless the flat has a private garden ground floor flats are less desirable as they can be accessed by the street or back garden. It seems quite expensive compared to others. The photos look fine, I think they give a good sense of the place.

I'm going to be the one negative Nellie!
It looks very dark, and some of the colours on the walls make it look nicotine stained in places (not suggesting for one minute it is!). The bathroom is beautiful and looks so much brighter than the rest of the flat.

Maybe people think the flat is round the corner off Ferry Road, but actually it’s right on it. That’s one of the busiest streets in Edinburgh and is always tailbacked with cars crawling and idling, so it’s noisy, polluted and a nightmare to drive from there to anywhere else or to get back to. I think it’s priced as if it’s on a nicer street, sorry.

I know the area well and I wouldn't even book an appointment to look it as it's basically on Ferry Road which is very busy and noisy and parking is very restricted.
Also, the kitchen is small and doesn't have a window and the second bedroom is very narrow.
I'm guessing it's that price because you've got access to the garden and the agent has decided it's in Trinity. IMO Trinity is EH5 and the north side of Ferry Road!

freehold always in scotland. irrelevant. On busy road though and any parking on street. Anyone living here will know that.. Also i think a bitt overpriced considering economic development of last couple of year, and it is typically 'offers over' in scotland. I’m confused about whether there are 2 double bedrooms or a double and a single. The listing says two doubles but the photo is very clearly a small single. Unless that’s an extra bedroom.

I can’t see a floor plan which would help make sense of this.

your best off taking it off the market, and relist later... as if it's been continuously on for 4 plus month people are increasingly going to think there's something innately wrong with it... sorry

Agreed. These are two HUGE considerations when buying any property, and there's no mention of them! MASSIVE oversight by the agents

As people have said, on a very busy road and second bedroom is not a double. Also, shared back garden, everyone can see in to the bedroom, doesn't look like it's got blinds, I'd maybe put privacy frosting on the bottom half of the windows.

That's a busy road - not sure I'd want to live on the ground floor there from a noise point of view. Seems expensive for what's effectively a 1 bed flat with the kitchen in the boxroom although I appreciate Trinity is pricey. I suspect it's the road putting people off - are you right outside the turning towards Victoria Park? That junction is a total pain and often has queuing traffic.

I agree with pp comments about being right on Ferry road, which is loud and congested with limited parking. People will view it because the flat inside is beautiful, but may well be deciding that the location is a deal breaker for them.

I live on a similarly busy street and expected when we viewed our flat that it would be a hard no because of the location - only to discover I loved it and could live with the inconveniences (which turned out to be much more minor than I expected). I'm not kidding myself that everyone thinks similarly though, so if we want to sell I'm expecting it to take a while!

I think if you want it to sell fast, you might want to move to fixed price a bit above the Home report valuation?

That said, weather in Edinburgh has been very gray and miserable up until this week, so maybe the start of spring will get things moving a bit!

Main bedroom has french doors opening into a shared rear garden is the absolute no from me.

I can just imagine how it would feel like no privacy in the most private room in the house, any of the neighbours its shared with can nosey through when you're sleeping or be out there being noisy early in summer waking you up. To have any kind of natural light means anyone in the back garden can see right in! As someone in a relationship i'd feel like i was dogging any time i wanted to have sex, too worried someones going to be out there and peep in.

When i owned a flat - i purposely didnt buy ground floor ..
