Why isn’t my flat selling??

AIBU in thinking my flat should’ve sold months ago??
Had loads of viewings but no offers.

I think the flat is lovely. The second bedroom is awkward shape and is really a single, assume it was a kitchen and then kitchen was a box room?

Looking at what else is on the market nearby i think it's over-priced, there's several 2 bed 1 bath flats that are as large, if not larger than yours under £250k. OK, they're newer builds but they'll be easier to heat, in quieter streets and have off-road parking. e.g. 2 bed flat for sale Trinity | Flat 1, 3 Grandville EH6 | ESPC or 2 bed flat for sale Trinity | Flat 3, 2 Clark Place EH5 | ESPC

Same price as yours in a quiet neighbourhood just over a mile away has gone to a closing date within 2 weeks of going on the market 2 bed flat for sale Inverleith | 3 East Werberside EH4 | ESPC or this one is properly in Trinity, larger and has a garage 2 bed flat for sale Trinity | Flat 6, 101 East Trinity Road EH5 | ESPC

Looks a great flat, but have to say, if these are professional photos the photographer really isn't very good! I'd ask for money back or get someone else to do them.

Also, when doing the staging for the photos, I agree to go for plain white and make sure the beds are made properly i.e. straighten the duvets so they're 'flat' and also make sure to tidy away as much as you can (including visible cables etc).

Is the shared garden the area right outside your main bedroom patio doors? I think that would put me off.

Normally people ask this and proceed to post photos of some miserable grey box in a soulless estate in the middle of nowhere, priced 50k higher than much nicer properties in the same postcode.

In this case I’m genuinely shocked it’s not selling! It’s a gorgeous flat and done up really well. People will tell you it’s the price but knowing Edinburgh prices I really don’t think you should drop it unless you absolutely cannot wait any longer to sell.

Unless there’s something really nasty hidden in the home report I’m sure you’ll get over asking price for it eventually.

Is there no kitchen window ? No parking , shared garden , bedroom 2 is too narrow to be a useful double ( or looks it ) . If you’ve had plenty of viewings it’s always the price .

Most blocks like that in Edinburgh don’t have service charges. Someone enterprising may have set up a rota to give the stairs a sweep. Everyone has to agree for repairs etc. It can be a nightmare but you can force people if repairs are essential.

Yep no service charge, repairs organised informally and never been an issue.

Is it in Scotland? I've no idea of the market there but it's a lovely flat. Don't take any notice of the inevitable " ooh, it's too neutral" of "ooh, I don't like those navy units" ridiculous type comments that always pop up on this thread. It is very well presented so if it's been up a while it'll be bc it's a buyers market where you are and comparable stuff is cheaper.

I don’t even think there’s much wrong with the flat really, it’s the location for me. If it was £150k I wouldn’t buy it on that road!!

It says the flat boasts two generous double sized bedrooms? Unless I’m missing something it doesn’t look like the 2nd bedroom is generous or would fit a double? Sorry if I’m wrong but that’s what I feel I see in the photos. Straight up that room would put me off because of its awkward shape and lack of space. With the layout of the 2nd bedroom I think I would be removing as much as I could to make it look bigger. Possibly small desk at the window so there isn’t furniture on both sides.

I may be missing something that's right under my nose, but I see no floorplan. Also no reference to parking.

It's a beautiful flat and the photos are nice, for once.

Its a lovely flat and people who are familiar with the area will be aware of the street/parking etc. Living fairly centrally there are always parking issues even when you have a designated space. Same with the quirks of a ground floor/shared garden etc, many people live just fine like this.

I don’t think your photos are great I’m afraid, it looks dark and dingy. If i were you and in a hurry to sell i’d get the photos re-done, relist with a slightly lower price, and consider fixed price. Good luck -i hope you get a buyer soon.

I'm confused why several people have said this - unless it has literally been changed in the last ten minutes it does say freehold, very clearly, next to the energy rating.

I agree with the posters saying about the second bedroom - it seems a bit cheeky to describe it as a 'generous' double bedroom then have a photo of a single bed only barely fitting in despite being wedged against the wall. I think you'd be better off either moving it lengthways (and if it can't be then it's NOT a double bedroom!), or getting rid of the bed completely.

I personally wouldn't buy anywhere with the main bedroom opening out into a shared garden, at pretty much any price. I would think that's the sort of thing that's a deal breaker for some people, so you probably have to accept you've got a more limited prospective buyer's market than an upstairs flat. Obviously some people would prefer a downstairs one, and others not be bothered either way.

It does look lovely though, I like your style.

I think it's the second bedroom. It's a single and it's quite cell-like. This means the flat is really most likely to appeal to couple or a single person. I'd turn the other room into a study and have it in a heartbeat though if I was planning on moving to Edinburgh (and maybe I will now!).
