Why isn’t my flat selling??

AIBU in thinking my flat should’ve sold months ago??
Had loads of viewings but no offers.

I'm confused why several people have said this - unless it has literally been changed in the last ten minutes it does say freehold, very clearly, next to the energy rating.

I agree with the posters saying about the second bedroom - it seems a bit cheeky to describe it as a 'generous' double bedroom then have a photo of a single bed only barely fitting in despite being wedged against the wall. I think you'd be better off either moving it lengthways (and if it can't be then it's NOT a double bedroom!), or getting rid of the bed completely.

I personally wouldn't buy anywhere with the main bedroom opening out into a shared garden, at pretty much any price. I would think that's the sort of thing that's a deal breaker for some people, so you probably have to accept you've got a more limited prospective buyer's market than an upstairs flat. Obviously some people would prefer a downstairs one, and others not be bothered either way.

It does look lovely though, I like your style.

It is a small double but a regular double would fit lengthwise.

The shared garden has been mentioned a few times on this thread and a couple of times by viewers so I think it’s a big deal.

We’ll definitely have a think, it may be time to go off the market til we can be more flexible with pricing.

There are loads of Edinburgh tenement flats. I know they’re beautiful with bay windows, high ceilings, original cornicing etc etc, but there are a lot and Edinburgh buyers will fairly easily be able to find one that has a better kitchen/second bedroom and isn’t on a main road.

I’m less concerned with the shared garden and French doors issue - I’ve lived in 4 or 5 of these flats and I’ve yet to see anyone use the garden apart from the people in the garden flat!

I don't think you should be advertising "two generously sized double bedrooms" when one only has a single bed in it and looks really narrow.

I'd be put off by a kitchen with no natural light as well.

Busy road, parking, shared garden? Small 2nd bedrooms. Looks quite dark as well and “formal” (maybe not necessarily suited to a younger couple starting out) & although price in line with the area it’s a lot of money

The kitchen is really small. Your prospective buyers are probably a young couple, no kids, and it's not really looking like a flat for having fun and entertaining. It looks like a couple with kids live there (I assume this is true), but my friends (mid 30s) who are planning kids are all moving out of these type of properties to a house. The kitchen and bathroom are a lovely spec, but the rest of the house doesn't really live up to it. The second bedroom is really narrow. There's not much you can do about this, but you could get new photos. Put a lampshade in the bedroom, make the beds properly with plain white or neutral bedspreads, get rid of that massive desk that makes the room look even narrower

At offers over 285k I'd also be expecting you were looking for more like 310k, so if you're looking for 295 consider reducing to offers over 270ish? Take advice from your agent.

I agree that its the shared garden that would put me off. The landscaping—intentionally or not, makes it look like a crazy crossroad meeting point for strangers is right outside your bedroom window.

It's totally relevant. If people aren't buying it, it's because they think that it's not worth the money.

I'm in the north and you wouldn't get a 2 bed flat for that near me. Ds has just moved into a one bed flat in Chorlton that cost £300K. Some (parochial) people down south seem to think we wear all flat caps and have whippets on a piece of string 😂

The listing as far as I can see doesn’t state if there is parking for the resident or visitors or if there are ground/maintenance fees or if it’s freehold or leasehold.

Lots of missing info.

But as she said she has had loads of viewings the listing can't be putting people off so I don't think she needs to change that at all.
OP are photos a fair representation of the flat?
I have viewed a lot of places where the listing looks wonderful but when you see it it looks much smaller, more shabby, needs more work , is miles away from any shops or public transport or in a location that isn't very attractive.
Also is it priced fairly? Are there any other properties for sale nearby? If so how does yours compare?

My thoughts as someone who's recently been helping a friend searching for a 2-bed flat in Edinburgh. Sorry in advance...

Location is an issue. It's next to a busy road and opposite a school. Parking is going to be a concern, noise is going to be a concern, getting out of the side street onto the main road is going to be a concern. Another potential issue will be road safety for people with a younger child - they might prefer living further from a busy road.

It's small in comparison to a lot of 2 beds, which limits the buyer pool. It's really a 1-bed that had an internal kitchen installed to make the former kitchen into a second bedroom. Many people dislike internal kitchens so would discount the flat on that basis. The second bedroom is quite small and really a single rather than a double - so you're either looking for a person/couple without children or a family who are definitely one-and-done, because there's limited scope to create space for more beds. The property lacks flexibility in its layout.

The garden is shared. Which is a bit off-putting if there's a big glass door directly from it into your main bedroom.

Where do you store things? I can't see much built in storage at all.

It's nicely presented but that wouldn't overcome the factors above, so personally I wouldn't pay that for it. Sorry.

I don’t think the internal kitchen is an issue, many people will not care about that, the road noise and the shared garden will be the main issues.

TBH I don't think the shared garden is an issue - all tenement flats have shared back courts - any buyer looking at a tenement will already know this and not be put off.

Its a lovely flat and reminds me very much of the first flat DH and I bought together ( in Glasgow)

Looks a great flat, but have to say, if these are professional photos the photographer really isn't very good! I'd ask for money back or get someone else to do them.

Also, when doing the staging for the photos, I agree to go for plain white and make sure the beds are made properly i.e. straighten the duvets so they're 'flat' and also make sure to tidy away as much as you can (including visible cables etc).

Is the shared garden the area right outside your main bedroom patio doors? I think that would put me off.

Surely people don't decide for or against a property based on the colour of the bed linen?

People are looking at location, parking, proximity to public transport, road noise, size of rooms, condition, aspect. Not what colour someone's duvet cover is

But if you had that budget to spend my point was that you get a lot more for your money in other properties that are larger and better located! Period might look nice but it brings with it odd sizes and shaped rooms, communal stairs, no responsibility for maintenance of shared areas, high ceilings and old draughty windows making them harder to heat and noisier, no parking….

Huh, shared garden, no parking, and the size are all totally normal for that part of Edinburgh. I rented up the road in Porty a couple of years ago. I think the price is okay too. Surprised it hasn't sold tbh. For me it would be the kitchen.

@bakedFishandChips how silly, do you think pricing is the same all across Scotland? Edinburgh is a hugely expensive and desirable place to live.
