Why isn’t my flat selling??

AIBU in thinking my flat should’ve sold months ago??
Had loads of viewings but no offers.

I like the kitchen but it is really austere and looks very prim and old fashioned. Can you spruce it up with some colourful flowers/cushions/fruit bowl to get people a bit more interested? The photos were obviously taken on a dreary day too, it looks drab.

This might seem small, but I would never buy a property where the bedroom doesn’t have an opening window rather than just double doors. I wouldn’t be able to have fresh air at night.

If it's getting viewings but no offers then there must be something that is disappointing or putting off potential buyers that isn't evident from the listing. The estate agent really should be giving you feedback on that, as that's the only way you'll know what it is. Then, if it's something you can mitigate then you can mitigate, or otherwise you'll have to consider lowering the price.

I don't think you should be advertising "two generously sized double bedrooms" when one only has a single bed in it and looks really narrow.

I'd be put off by a kitchen with no natural light as well.

I wondered that too - can you move the furniture around to demonstrate where a double bed could go? Bed along the window wall maybe? People probably leave picturing the single bed and desk, and remember it being smaller than it is?

It looks on the smaller side for a 2 bed, I'd imagine that might put some people off. What are the windows like? Is it cold or damp feeling inside? Any condensation or signs of mould around windows?
Also seems priced higher than other similar properties, though that may be due to location?

Same as the others - shared garden which makes that bedroom undesirable. Second bedroom is not really what people think of as a double bedroom, its an office with occasional guest bed, not a double bedroom you could put kids in.

The kitchen is tiny and dark.

So its not a flat for young folks to entertain in.
It's not a flat for someone to feel nice and private in.
It's not somewhere you'd start a family.
And it has the parking/traffic issues.

Who is meant to be the ideal buyer for this flat?

Main bedroom has french doors opening into a shared rear garden is the absolute no from me.

I can just imagine how it would feel like no privacy in the most private room in the house, any of the neighbours its shared with can nosey through when you're sleeping or be out there being noisy early in summer waking you up. To have any kind of natural light means anyone in the back garden can see right in! As someone in a relationship i'd feel like i was dogging any time i wanted to have sex, too worried someones going to be out there and peep in.

This would be the deal breaker for me too combined with no private parking.

It reminds me of my first flat but the doors were off the sitting room into the shared garden which was fine.

Was this flat ever on Airbnb? I feel like I stayed in this flat or if not a very similar flat in Edinburgh about 10 years ago! It was and still is beautiful!

I've bought elsewhere now but when I was looking in Trinity with this sort of budget, I wouldn't have even viewed this because it's a ground floor flat on a busy road.

I've read OP posts but not all replies.
My initial thoughts are is cold and not well staged. Dark floors with lots of white walls make it feel like student digs or an air B&B.
The walls are so big they could do with some quite big pictures or mirrors. Plus some colour. All the rooms feel a bit mish mash but not in a funky/eclectic way, more a thrown together way which doesn't feel very homely.

Introducing some bigger pieces on the walls, plants and more co-ordinated colour schemes for each room could really warm thing up and bring a sense of home in. It wouldn't need to cost a lot.

Also I had to look really closely at the picture to tell there was an overbath shower. A picture from another angle might make this clear as many will rule out a place without a shower. It may be in the description but always look through pics to initially rule things in and then read description.

Personally although small I really like the kitchen.

It’s over 16ft long! It’s relatively narrow at 7.5 feet, but I’d call it a good size double. It would be better if the bed went width-ways.

I do think the bedroom / communal garden will be something super-cautious people would rather avoid. I also think the 2nd bedroom is not a "generous double". It's a double at a pinch only. But the rooms are lovely, the kitchen and bathroom especially. The floors look a bit beaten up and in need of a clean / polish maybe. And it's on a big main road. So if you've got a couple looking for a place to have a child the back and the road is going to be a likely "no". You need a divorcee or a spinster with cash!

It looks cold to me too, particularly the small second bedroom.

Edinburgh must be expensive, if that’s an average price for the area.

The main things seem to be the busy road, parking, strange garden, no window in the kitchen and double doors from the bedroom. I would feel vulnerable. Storage looks as though it’s an issue too.

Comparing floor plan with photos, it looks like the pictures are making that second bedroom look smaller than it is (and it’s already quite narrow). The picture showing the window makes the wall look like it slopes in at an angle which would make putting the bed thee impossible, the floor plan suggests this isn’t the case. Can you open that window above the patio doors? Also the kitchen is lovely but a bit dark, could you put in some daylight bulbs?

Tiny windowless kitchen? (I have one that's very similar in size and layout, but I wasn't paying £285k). Parking? Street noise?

To call the second bedroom a "generous double" is just plain false; it's not any kind of double. It's barely a single.

Is it on the ground floor, by the communal entrance? I had a place like that in London and the constant banging of the door with other people coming and going and them talking loudly in the small hours drove me batty.

It's very nice. But that 2-beds are now selling for that much money anywhere that's not London... how? And how are people affording it?

I know nothing about the homes on your side of the pond, so forgive me if I ask dumb questions.

In the OP's place, is there a laundry room for all the people that live there or am I missing the laundry in the OP's home?

I looked at the others that a PP put up and one mentioned a loft. What is a loft?

As for the OP's home. I think it is beautiful, but the door to the garden being in the BR, the small kitchen and the parking would make me decide "no". Is there any other access to the back garden?

Re laundry the washing machine will be in the kitchen. I imagine it's integrated so will be behind one of the cupboard doors.
A loft is attic space for storage.

What about surrounding area, neighbours, noise, pollution? How close is it to amenities etc?

id echo posters who have highlighted Ferry Road as an issue.
Heavy traffic, little to no parking and the wardens are on the ball around there.

Is the main road the dealbreaker? Personally I think your flat is lovely, and if I was looking to move (I'm not) it would be my sort of place and the price seems reasonable for Trinity, but Ferry Road is very busy and wouldn't be my choice of place to live. Also, as you're ground floor, maybe it feels very near the road.

OP. its a lovely traditional Edinburgh flat, presented in a traditional way. Much of the comment is coming from folk who don't understand traditional Scottish tenement flats!!

I agree about the garden being a big deal. While I could never share a garden, some people could but I think a lot would be put off by glass doors in bedroom leading to shared outdoor space.

Agree the desk should be taken out of the room to give more space and bedspreads should be plain.
