I always assumed the banding was based on property size. As our band changed when we bought and the previous owners had extended. So while a certain size house will cost X in the south east the same size house elsewhere will cost less but the council tax will still be high?

My old house in Croydon is a tad larger than my house in Sussex. Both are band C, which makes sense, but the council tax in Croydon is approx £200 less.

I don't think that banding reflects relative current values though. When I moved 30 years ago, both houses were worth the same (well, this one was £250 more, but it's a tiny difference). Zoopla gives the Croydon house a value of £363k-£444k, and I expect it would be at the bottom end of that range because it's now a high crime area (at least 3 murders within a mile of my old house in the last couple of years, and that's just the ones I know about!).

My current house is worth £450k (probably more if I tarted it up a bit), so 20% - 25% more than the one that was worth the same.

I wouldn't resent paying it if it reflected the services we received. Our rubbish collections are poor, we don't really have any police in our area, the fire brigade station closed and now we share with another town, the buses might as well not exist, you need to be good at Mario cart to dodge the pot holes in our town roads.

I read something recently about more tax being taken based on property value than from wages which I think would be a fairer way to do it.

What does everyone else think?

Seeing some with houses double the price of mine and paying the same council tax is interesting although I know it’s for the services.

Mh understanding is that certain councils (Tory) get more government funding whilst others have to find that money thorough taxing residents and businesses.

There seems to be an awful lot of older people needing social care in my area (c tax helps subsidise this) plus many families get a discount so others have to subsidise this.
I’m not sure if the discount given to some families is compulsory and government set, or if my council chooses to do this.
Anyhow, looking here I’m paying a disproportionate amount.

I live in a small group of 20 houses that were new builds in the mid-nineties. All four bed detached but different sizes. All band E (£2,200) apart from one house that is band F (£2,700) as the original owner got the house builder to put a small extension on the side which nudged it into the next council tax band (it was the biggest type house but the others of the same design are still band E), now other neighbours have extended it isn't the biggest house.

Sold prices recently have ranged from £450K to £675K depending on the original house size/what work they've had done. All band E (£2,200)

Mine 1240 ish. Band B. Depends on the amount of revenue needed and proportion of properties in higher band. In an area with predominantly lower band properties band A ciukd be higher than cost for band B elsewhere. I done some comparisons as I will be moving.

The discounts are imposed by the government.
So living in an area where lots of people are given discounts badly affects those of us who do not get the discount, yet cannot afford to buy whack off expensive properties.
It’s a totally unfair tax.
Living in a deprived area where lots of people don’t pay the tax also affects those of us who do.
