God some houses are worth twice as much as mine and we pay the same. I know it depends on your area but still.

It is not actually an advantage for people to have higher house prices for the same size house. Those people have to save more or pay mortgages on top of the same council tax you pay.

@BIossomtoes @MikeRafone

Our council has lost 50% of its funding over the last 8-10 years.

It is literally running on fumes.

Most folks have no bloody idea what this shower of a government has imposed.

Meanwhile spaffing billions on waste and corruption.

And people will STILL vote for them.

300-400k I think 350k would be reasonable with the work we have done and surrounding prices but it's turn key ready at the minute. We bought it for 250k 2 years ago. £2400 will likely go up to £2980 if we get it revalued at what I think it's worth near Newcastle

This. I live around the corner from that £900k terraced house in Peckham linked earlier.

Given the option between spending £900k on that house and £1500 on council tax each year, and spending £200k on an identical house in a cheaper council area and then £2500 a year on council tax, there’s no question which one I’d prefer to do.

And of course many people do make that decision and move out of London when they have kids, at which point people bitch about them pushing house prices up.

Pleasehelpmedress · 04/02/2024 18:23

This is depressing - bought house for £185k seven years ago (admittedly in very poor condition, but three bed semi detached in rural Scotland), council tax £2401.

Bunniemalone · 04/02/2024 20:36

£450k, £2600 Staffordshire. Yours seems v high!

The polls indicate they’re not going to vote for them this year.

Approximately because the council could go onto special measures. Likely the full rise not yet determined.

Cheshire East is a strange one.
You've got the ultra-rich in Knutsford, Wilmslow,Sandbach.
But also.. erm... Crewe. And Macclesfield (suffered a lot once AstraZeneca left).
Not sure about others.
Not one of the councils I expected to go bankrupt.

UnNiddeRides · 04/02/2024 22:51

How much you paid is mostly irrelevant. As PPs have said, the Band is determined by a deemed value from decades ago. The value was not set by the council, nor can it be changed by the council.
the council will look at how much they need to raise to pay for the services that they provide & then set Band D. All other Bands are based on that e.g Band A will be Band D/9 x 6 (I think) and Band H will be Band D/9 x 18 so effectively double Band D. Business rates are also a red herring as a council doesn’t keep it. They’re effectively a collection agency who then has to pass it to central government, though a percentage comes back.
If there’s a clear anomaly between your Band and comparable others locally then appeal to the Valuation Office Agency. Again as PPs have said, many people have had their property rebanded resulting in a large refund. We’re unlikely to be told when such appeals have resulted in an increase in Band in the appellant’s property or those of their neighbours.

£400k, £2780, S Wales.

Double the house price here but only the same council tax. Also S Wales. And that about sums up why the system needs reform, or at least revaluations to reset the basis for assessment.
