Aibu to want a "naice" property in Manchester?

Currently live in weybridge renting.
Dh originally from northern moor in wythenshawe.

We are looking to move to Manchester this year but my issue is.

I want a nice desirable area. Outstanding schools, leisure centres nearby. Something "Naice"Blush

Where as dh would be happy to move back to his part of the woods and try get the cheapest property available. He thinks it's "how you raise" the children that dictates how well they do,
Where as I'm more from the camp, that the environment also nurtures children and I believe schools etc matter. From researching wythenshawe, it just seems abit ehhh and some poor child is always being beaten up on the tram in this area.

Aibu to prioritise location? And which areas are desirable?

Unfortunately I don't think didsbury is in our budget but perhaps sale?

Going into Heaton Moor Central is 'naicer' but the bit between disbury and Heaton Moor is more affordable yet a stones throw from either.*

You won't get a 3 bed for £300k on the Stockport side of Burnage Lane or anywhere that side of the Heatons for that matter.
I live in Heaton Chapel close to the border with Reddish and you'd struggle this side as well tbh. Maybe pre-pandemic but not now!

If you need decent transport links to Manchester itself I'd look at maybe Edgeley or Levenshulme (I wouldn't describe either as 'naice' but there are decent parts of both and they're close enough to nicer areas like the heatons or cheadle) or if not, further out from stockport so places like Marple or New Mills.

This isn't true. Outing, but it's actually me that lives in this area - my house is a 4 bed on the stockport side just off the manchester border and worth around 280, 300 tops. Others on my road range in price (some are 3 beds) but a quick look on righmove and there's a few within the OPs price range.

They may need a bit of work doing at the lower price range but if OP is prepared to buy now and do some work in the years to come it would be a good investment.

I am right on the edge of burnage, but with my SK postcode still officially Heaton Moor and therefore able to access the schools for that area.

I call it the 'happy valley' as you can walk into didsbury or heaton moor from where I live (long walk to didsbury admittedly) or drive there in 5 mins.

We lived in Heaton Mersey which had lots of families and a lovely community atmosphere. Not sure whether it would be described as naice by MN standards, but people were nice and welcoming and it was very convenient for commuting by public transport, car or bike.

Worsley is nice - some parts cheaper than others. Tbh I live near urmston and 280 wouldn’t get you a particularly great 3 bed. Lowton is nice - more Warrington way but affordable, good schools and close to Manchester

@Tunnocks34 A load of houses are going up on the outskirts of partington aren't they ? I can't see them advertised anywhere but I've heard a 3 bed detached is less than £300k. Sounds cheap to me.

@userxx I haven’t heard to be honest, Partington gets a bad rap I think but large parts of it are lovely and it’s very close to Lymm.

Manchester is not cheap really. With that budget you'll have lots of houses to choose from in a varity of areas but I'm not sure they will look like something from Cold Feet.

In my very nice bit of south Manchester your budget would get you a flat, an ex-council house (always have amazing gardens and great room sizes) or a two up two down terrace.

A large three bed Victorian terrace here is about £375-400k at the mo.

I think with your budget it's potentially a compromise between location (with a less grand house) or a bigger house in a less nice area.

House prices might drop in GM when the CAZ comes in and puts everyone's cost of living up though, I think a few houses will be going up for sale soon!

That's the one!! I'd be in a permanent state of chill with those views. I'd spend my time wandering down to the village then back to the balcony!

There are some bargains to be had in Northenden which is a Mcr post code and has had significant investment- the high Street is still a bit ropey and traffic can be an issue but there's some lovely period houses in budget and a few sixties town houses.

Wythenshawe is a big area and there are some great areas although schools don't perform as well as neighbouring Trafford. I'd look at Sharston new builds on the Gatley border- all the amenities of Gatley with its thriving villagey feel and huge green spaces- plus great primaries-- but M22 postcode so much cheaper. This three bed town house in a new gated development is bang on your budget. There's a fab John Lewis five mins away too

Do you need to be in Manchester itself?

We moved from near Weybridge to Lancaster, haven't regretted it. My eldest now lives in Salford Quays.

You’ll really struggle to get nice part of sale for £300k for a 3 bed. Trafford is very expensive because of the amount of outstanding primary schools and the grammar schools. You’d need to look at urmston area really. Also EVERYONE has tutors for the 11 plus.

@mumof2exhausted I didn't have 11 plus tutors for mine...just saying and the thing that stands out to me on this thread is that lots of people are happy living in lots of different bits of Manchester. Looks like you'll be onto a winner wherever you are, OP!

According to Snobe, there are 47 outstanding schools in Manchester. At a quick glance, they are spread between NSE W. We are pretty lucky up here aren’t we?
I suppose I’m just saying that if you are aware of your budget, but just trying to do your research and buy close to an outstanding school then it’s very possible. The well known schools in the usual good areas are not the only choices for quality of life and education. I live in a part of east Manchester that hasn’t yet been mentioned, 2 of my 3 children attend different outstanding schools, and the youngest attends a primary that is excellent, but currently rated as good not outstanding, but her progress is fabulous. Our house is worth approx £480k plus and we are really happy. My reason for detailing it is to just point out the options are there if you do your research and buy carefully. I was recommending Northenden? We ate at Vietguy on Saturday- Northenden has two great Vietnamese - I still think the High Street needs work and I wouldnt recommend any of the drinking places
