Surely they've mispriced this house?? Any Estate Agents or Property Experts able to comment?

I've namechanged for this - this house is on my road and I don't want this post linked to my others.

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

Hamptons International always seem to be quite high with their pricing and sellers seem to go 'Kerching!' until it's been on the market for a bit and they have to reduce.

Interesting taste in wallpaper IMHO, but lovely garden.

I know that, I was asking what Zoopla says about this particular house as the OP presumably knows what number it is, so Zoopla will say when it last sold and for how much, or if there's no info, that suggests it's not been sold for decades and possibly points towards someone trying to develop and sell their deceased parent's family home.

I'm just doing a few bits of redecoration over the next month or so, so I think once I'm finished and happy I'll get the Estate Agent to value it and give me an idea of value if I add two bedrooms and a bathroom in the loft - that will help me to decide.

Once on Zoopla our house was valued at about £100k more than all of the similar houses on our street (average price £250k), it was obviously a mistake, I looked another time and it was in line with the rest of the street

I think the most it would go for up here in Scotland is half that price. We have better house prices (and more space / parking up here!)

I’m clueless obviously but it seems an awful lot of money for what it is. Which is a big standard house! I mean, its nice enough but I live near the New Forest (so not a dump) and this is what I’d expect for that price...

I kinda love all the green. AND both the bathrooms. The wallpaper isn't something I'd choose but I wouldn't rip it out either. Not mad about the kitchen tiles or the dressing room and I like a cosy room but yeah.i'm the person who hates all the bland open plan blank canvas places.

Somebody who loves it and doesn't want to do any work might snap it up.

It would be priced similarly here and we are south easy but much further out from London. It depends if the other properties in the road are developed the same way, I like the way they have vaulted some of the ceilings

I like the ceilings too - I think it's very attractive and gives the room some dimension usually lacking in those houses

Money has clearly been spent, those window are fabulous and it these details that many people scrimp on but make all the difference, yes the decor isn’t to everyone’s taste but actually that’s a minor expense, the radiators are also high spec

Looking online at other 4bed 2bath houses in the area, they are nearer £700-£800K not £500k. The £500K houses are smaller. Eache bedroom adds massive value especially when there are 2 bathrooms. The house is also MILES better looking than the others priced at £700.

Totally agree about the 1980’s vibe.. The heavy ‘medieval’ lamps in the kitchen are too heavy, but yes, it does have a “ Hyacinth Boquet” feel about it..
I’d LOVE. A detached house with no neighbour noise.. But detached here is just too much.

A friend ( the one who hates clutter) moved out because of neighbour noise, and lives in a rural bungalow with a 1920’s vibe.. the peace is blissful.
Just a barn owl who flaps silently at dusk and crows cawing.

There's a photo on Rightmove dating from 2010. They tried to sell then, but by the looks of it ending up staying and extending. It's probably the family home of the people who own the building company that did the reno.

It’s a fairly standard price for Raynes Park/New Malden/Kingston at that spec.

Apart from the truly ghastly wallpaper it has been well done. Intelligently extended, large kitchen, utility, French windows in the attic, terracing in the garden.

It’s for people who want to live in WImbledon but can’t afford it. (That would be £2 million plus in Wimbledon).

Snowik to me straightaway looks like S Nowik - I reckon a very successful polish builder (I'm polish!) who generally does pretty normal renovations... But I think its their house - there is a certain look to newly rich polish families homes I've been to, which is shoehorning old english style into a modern house. The wife will have spent a fortune decorating and buying top end stuff - because they have 'made it'. He wants to move on, realise some money but needs to make a certain profit over the dramatic overspend on fittings, fixtures, wallpaper, tiles, etc... And actually there will be plenty of people in certain circles I know who would love it!!!

That said - I like homes that have a bit more style than the usual grey/white and it doesn't put me off straightaway. But the overuse of wallpaper would concern me as its not just a paint job - remove that paper and you could find a world of horrors!

Not wishing to look like a stalker, but the owners of the property maintenance company have lived there since at least 2007. I guess they've renovated their own property. Good luck to them!
