AIBU?

Surely they've mispriced this house?? Any Estate Agents or Property Experts able to comment?

I've namechanged for this - this house is on my road and I don't want this post linked to my others.

www.zoopla.co.uk/for-sale/details/55501879?search_identifier=160c182890cd195c887072dc94ba80e4

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

If you live in Wimbledon you’re either up the hill or down. And it’s a different universe in South Wimbledon.

SW London has changed so much though, I had loads of friends renting large flats and houses in Balham and Tooting thirty years ago, they’d have no chance of doing that now, it’s changed so much. Back then that area of Morden, and down towards Croydon was known for criminal families.
I rented in Wimbledon just behind the Broadway, a really nice flat with two beds (a spare room!!) and a garden, I think it was £600 a month, we were in our early 20’s in very junior positions. Not a chance we could do that now.

Things change, but I don’t think London is like anywhere else in the country, it’s supply and demand isn’t it?

Also, secondary schools are an issue and a consideration. Parts of Morden are in a bit of a black hole 'catchment' wise, although there are many very good primary schools in the area.

Lower Morden Lane has some lovely houses, generally with drives, and it mostly only has houses on 1 side of the street thanks to the garden centre, primary school etc. But you can't reasonably walk to the tube or train from there - you have to get a bus first. If I was retired, I wouldn't see a problem with it, though I don't know about doctor surgeries there!

I looked at Northway when we moved round here & I think it was on the very limit (or just beyond the limit) of walking to the tube distance, and the 413 isn't frequent enough to be reliable.

@Mrsemcgregor

Not being a Londoner and having no clue about the Greater London area, I would love to know what it is that makes Wimbledon so much more desirable from where you live OP? Is it nicer shops and restaurants, better schools, demographics?

It’s weird to me that two places so close to each other can be hundreds of thousands if not millions of pounds difference in housing!

Perhaps not answering your question but here are some numbers (averages)...

@wtfiswiththishouse3 - of course you can! The current social distancing stretches up to Lower Morden and beyond...Wink

It is mad really. You can be one side of the railway in Raynes Park and be in a different universe.
Especially when it comes to catchment area for schools.
And house prices.

Svalberg yep i was def in SW20
But moments before i had been in SW19! Exciting times!

@KaliforniaDreamz - as a RP resident (former Wimbledon) its all very confusing. Our 'official' address is West Wimbledon (according to our Council Tax) bill but my friends back in SW19 laugh heartily if I claim i live in West Wimbledon. So I'm RP and proud.

Having an SW19 postcode carries a very high premium even if you live in an area where it's stretching it to say you live in Wimbledon!

Yes, it’s changed to a Blue Diamond one now.

I always wanted to like it but the staff are some of the least engaged and rude that I’ve ever met.

I actually had too stop going as I got angry every time I went.

@KaliforniaDreamz It's a step up from going down Martin Way where you keep bobbing from SW20 to SM4 and back

@wtfiswiththishouse3 DP insists on going to Wyevale/Blue Diamond because they have a cat that works there 🤦‍♀️

When we moved, about 10 years ago, there was a definite 50k difference between SM4 and SW20, and another 50k between SW20 and SW19 for the same style, size & age of house, within a few streets (Mostyn/Springfield/Maycross ish)

@Svalberg

The cat is the one nice thing.

@dulciepepp

I should try it since they changed ownership to be fair - it may have improved. I remember once waiting 40 minutes for a cold salad and when I had the temerity to question where my food was she tried to give me a dressing down which lasted about 2 seconds before I set her straight. She was an entirely unpleasant woman and along with a man who was unable to make a coffee within 10 minutes it made every visit unbearable. And they charge nearly £3 for 500ml Pepsi max.

@wtfiswiththishouse3 - I took a trip there when the garden centres first re-opened. They couldn't have been friendlier.

I see your Morden house, and I raise you this South Wimbledon terraced house, which amazingly is already under offer.

That house looks to be worth the price, it's not unheard of at all for 5 beds, especially done up that well, to go for more than that. I live in Sth Wim - it's very accessible for town and motorways. Disclaimer: I do not live in a £1.6mill house. Grin

Nice house and beautifully done up but location will knock down the price.

There is a bus stop right aside and it's very close to the Haydons Road junction so 'wrong' end of Queens Road for Wimbledon. Haydons Road is really busy and has got quite grimy in recent years. We recently moved from S Wimbledon as rather than gentrifying (as we'd hoped) it went the other way sadly.

I wouldn't call that South Wimbledon though - that's more Battles area surely?

Report
sandybayley · 29/07/2020 21:01

Battles is over the other side of Haydons Road I'd say.
