Surely they've mispriced this house?? Any Estate Agents or Property Experts able to comment?

I've namechanged for this - this house is on my road and I don't want this post linked to my others.

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

It's had quite a bit of work done to it, but not circa 600k worth of work. Well, unless the wallpaper is very expensive.

I do like the house, the layout would be perfect for us, though we'd need a downstairs bedroom and shower room. I'd have to tone down some of the wallpaper as it's a bit too much. I do like the yellow sofa in the living room.

It’s a fairly standard price for Raynes Park/New Malden/Kingston at that spec.

Apart from the truly ghastly wallpaper it has been well done. Intelligently extended, large kitchen, utility, French windows in the attic, terracing in the garden.

It’s for people who want to live in WImbledon but can’t afford it. (That would be £2 million plus in Wimbledon).

I agree about the RP/NM/Kingston pricing but they're much nicer areas than Morden.

But maybe I'm just naive? And surely if you couldn't afford Wimbledon but had a £1m budget there are nicer areas nearby?

Did you mean ‘aren’t?’ Smile I’m obviously really out of the loop, I knew London was expensive but yikes! Definitely not worth the money.

Where I live depending on the area it'd be 1/5 to 1/4 of the price. I live in a nice part of town and bought a good sized 2 bed terrace with upstairs bathroom and decent size garden for a 5 figure sum. Last year.

It's not so grim up north :D

Just because they've put it up for that price doesn't mean it will sell for that.

Someone local to me stuck their house (worth maybe 900k, it's v overdone and out of place, bit of a McMansion in a normal residential street of 3 and 4 bed semis) up for 1.4 million last year. It's now been dropped a few times, down to 1.1 currently and still hasn't sold. Eventually it will - once they drop it to what it's really worth not what they think they should get.

That said, last time I had an estate agent round to value my house, he said he didn't really know what it was worth, and what was I hoping to sell it for as he would market it for that. So presumably if I'd said a million he would've agreed to it!

It's ambitious!
You won't get anything that size for a million in (right side of the station) RP or Wimbledon tho so Hamptons are chancing their arm on that angle i think.
Xmas down there is fab!

I wouldn’t call RP/NM/K ‘nice’. I couldn’t choose between NM and Morden - they’re fairly similar.

Bits of Kingston that are ok and it does have some large expensive houses but some of it is quite rough and the town centre the weekend is grim.

The huge downstairs loo at the front Is really odd. It’s the size of a small study. They should have fitted the loo under the stairs.

Maybe it’s really highly-spec throughout? I know my house on my street is priced as one of the higher ones as we’ve had a lot of work done to it.

Mouseprice valuations are meaningless. Its valuation of our house is massively inflated, we wouldn’t get that price in a million years.

I don’t live there but do know the area and used to work in New Malden so know the surroundings well and used to live in Wandsworth. That house is way overpriced for the location and won’t achieve the price. It’s madness listing at such an overpriced amount as will put people off viewing.

Zoopla estimate the value at £551,000 to £690,000 although that probably does not take into account any extensions, new kitchen etc.

It appears to have been extended rather a lot and I suspect that it has just been overdone. One cannot keep increasing the 'value' of a house by just spending more and more money on it.

One to watch... Wink
