Surely they've mispriced this house?? Any Estate Agents or Property Experts able to comment?

I've namechanged for this - this house is on my road and I don't want this post linked to my others.

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

I'd say it's about 200k per bedroom now anywhere that is commutable to London in less than an hour

It’s been over-developed by what looks to be a start-up property development company, perhaps using it to showcase their talents, having taken some misguided interior decorating advice from Bridget Jones’s mum. The garden is a bit ‘hospital corners’ too.

My friend who visited yesterday, shuddered and said “ Your house has so much STUFF in it.. it’s like a museum”

He can’t abide clutter, it gives him the absolute willies.. but I love old things.. lovely old rocking horses, old prints &c but in some parts of London minimalist is the way to go.

I rather like the quirkiness of the decor, but the lights in the kitchen would have to go. Awful! Definitely overpriced though.

It's a huge premium for a house that would have many potential buyers trying to work out whether the poo brown bathroom would be something to rip out or remarkably practical. I'd find the lack of a cosy, discrete reception room off-putting, too. The noise would be intolerable.

It'd be about 375 near me, but people tend to extend sideways more than upwards.

Can you tell from Zoopla the history? Eg if you know what number house it is, has it been bought within the last year or two for a lot less and it's been flipped by a developer. Or is it an inheritence and someone's got a designer in to replace all their parents 'not touched since the 1980s' decor?

I have no idea of London prices and am not surprised because in my mind London = £££££ and there was the thread the other day about the poster who couldn't find anything suitable despite having a £2.5M budget.

I'm sure I've seen that house before. Possibly in the Times Bricks and Mortar section in the last week or two.

The kitchen is beautiful, but some of the wallpaper looks a bit ‘heavy’ for modern tastes. It’s beautiful, and probably expensive wallpaper, but seems a strange choice if it was being refurbished to sell.

It looks really well done.

Although I think I'm blinded by prices at the moment, zone 3 London and three bed terraces on my road sell for upwards of £800,000.

Anything bigger you're looking at £1mil+.

@barbaraofseville - on Zooplankton and Rightmove there’s a section of ‘sold prices’ so you can see what houses have sold for in the last few years.

The best judge will be to see how long it takes to sell.
If it sells quick then price is fine. If it's still there in a few weeks time then chances are it's too high.

After Covid you don't need to live anywhere near London, expect prices to drop shortly in Greater London.

I don't live too far from this area- I've had a look and yes I agree it's overpriced by 100k-ish, possibly more in current market. As someone else said- it's possible buyer doesn't really want to sell. It is close to a tube but so are other 4 bed semis within same postcode. I think vendor is going to be v disappointed- especially in current economic climate and market.

What's depressing is that looking on right move, it would be a very cheap semi for that size in my area. Prices have gone mad, and looking at all the "sale"signs, the market hasn't slowed down just yet.

Sounds like they’re doing a foxtons and appealing to those who have been priced out of local-ish areas (tooting, Balham, Clapham) and think that this is cheap compared to where they would rather be rather than overpriced for the area.

don't rush to sell just yet though... not every business is relocating and not everybody is going to work at home full time either.

It would be priced similarly here and we are south easy but much further out from London. It depends if the other properties in the road are developed the same way, I like the way they have vaulted some of the ceilings
