Surely they've mispriced this house?? Any Estate Agents or Property Experts able to comment?

I've namechanged for this - this house is on my road and I don't want this post linked to my others.

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

I wouldn’t pay that much for a semi detatched, especially when the bedrooms are on the attached side (why can’t developers switch layouts so things like landings, bathrooms & kitchens etc are on the attached side?!). But then I’m a tight northener.

Overpriced for Morden, regardless of the work that has been done which is only an improvement if someone likes it. Detached would make it worth more but still not that much.

It looks to have been well finished but also looks as if they have paid too much and are wanting to get their money back.

I wouldn’t say the decor is to my taste but it looks like quality fittings. Expensive looking tiles, is the kitchen handmade?

Guess that could put the price up a bit. Of course they might think “we’ve spent 100k on the house we’re adding 100k on the price”....not realising it generally doesn’t work like that.

I wouldn’t want to pay that price for a semi, but have no idea of local prices.

Get the same agent round to value yours. That house is beautiful but the decor is hideous.

I just called to ask 'wtf are they playing at' - my opening was 'I've seen a house and I'm a little shocked at the price...'

He cut me off and said 'Ah, that will be Lower Morden Lane'

So they know that it's ridiculous. He used terms like 'one off' and 'ceiling price' and 'ground breaking' - it's all bollocks.

They've also used a Wimbledon agent but frankly, if you want to live in Wimbledon you aren't coming to Morden!!

I really think I might get it valued though as I'd be interested in knowing how much a loft would add as I could fit 2 bedrooms in mine but I'd need to borrow a lot against the house.

It's lovely , but the paper in the dining room and bathroom is awful! It has an 80s vibe in some rooms : beautiful garden though!
That paper would have to go ( sorry)

No idea about prices, as I don't know that area at all!

I see its on with Hamptons - I doubt that they sell much in Morden and may well be hoping to sell to someone looking to buy in Wimbledon who sees it as more house for their buck than they would get there.

It is all a really odd choice of decor for a developer but I quite like it. I'll stick to living where I am though, where we could get that much house for nearly a quarter kd the price. House prices are fascinating.

The square footage of this house is quite substantial. 3 bedroom terraces in SW London are often 110-120 square meters - this one is 182. The garden is a good size too.

Thee decor is not my style, but it’s pretty fixable with minimum work. The kitchen is recent, unlike a lot of houses in that area. Plus there’s potential to extend on the side.

The local state schools are not good, but you’re within easy commute of several outstanding private schools.

Looks like a decent deal to me!

Quite - but even if it piqued your interest you aren't going to be tempted by a local Co-op and greasy spoon if you want Wimbledon!

Houses are worth what someone is willing to pay, no more, no less. My house has been "valued" at £550k, £595k and £640k by different agents though nearby properties have sold for less (mine is bigger)

Not a Mordenite, but yes it's overpriced by about £300K.
The wallpaper would give me a headache.
It looks like and ordinary semi over-done up.

That's just round the corner from my parents. The owner/developer is trying their luck.

I wonder if any future buyer might be strong armed into the crazy Xmas illuminations they have down that road, bey that bumps up the electricity bill!

My daughter has a very similar sofa to that orange one, mind you , hers is covered with cat hair and random cushions hiding the spilt red wine stains.........

They do seem to have accidentally picked up the tasteless wallpaper samples book by mistake though. Pretty grim, hard to see the house for the horror.
