Surely they've mispriced this house?? Any Estate Agents or Property Experts able to comment?

I've namechanged for this - this house is on my road and I don't want this post linked to my others.

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

Prices are set by what people chose to buy. If someone buys at this price (and if they need a mortgage the mortgage company agrees in their valuation), then that's what it is worth.

If the vendor has to reduce by £100, 200 or 500K, then it was too high.

It's a waste of time to put a price too high, you'll see how quickly this one sells.

The first floor "extension" is vile. I don't understand why anyone would spend that kind of money on a semi when you can have your own walls for same price or cheaper elsewhere. It's beautiful inside though, very bright and homely, but not a fan of London thanks, I'll keep my 'can hear a pin drop' neighbourhood and detached any day of the week thanks.
Overpriced for where it is? nope - but it's the postcode that you're paying for not the property.

so much nicer than the grey and white box houses everyone seems to love nowadays.

at least white and grey paint is quickly changed, that's one thing for it. It's getting really dated now, it's becoming the new magnolia, we won't have to see it for much longer!

Oh god I’m so glad someone else said they loved it. I was starting to feel like the odd one out. I mean if I had a million I’d buy a bigger bier house and then just decorate it myself. Clearly the wallpaper is all going to end up in the clearance section having read everyone else’s comments 😂

I think it seems a bit over priced and I certainly don't know Morden that well. But, it's also true that homes in greater London are generally weirdly highly priced so I could see the price being more than you might expect.

The decor is hideous though. What were they thinking?

I quite like some bits to be fair but I really don't like the brown bathrooms. They just feel a bit dark.

The estate agent’s response would suggest that the Morden property agent chat groups have been abuzz! Wonder how much they’d want for it if it was in Wimbledon? It’d be WAY into seven figures.

It has been over extended to the extent it does look a bit odd. The kitchen is very nice indeed. Not keen on the floral wallpaper bug that's easily remedied. People have been putting up houses at daft prices in the last couple of weeks in my area too.

Either that wallpaper goes or I do. And I love wallpaper! It’s very much what my mother-in-law might have chosen in the 80’s.

I think the house is gorgeous, not familiar with Morden so can’t weigh in there, but the house itself is lovely.

I think it's on a bit high but definitely should her £800k plus. I'd say it's about 200k per bedroom now anywhere that is commutable to London in less than an hour

Wow!

I’m five minutes walk from train station with rush hour trains to Central London every 10 minutes, half an hour from local station to London terminus.

On £200k per bedroom my house would be worth £800k!

I think we would get about £500k max! Realistically more like £460k.

I know that area well but I'm completely out of touch with London prices, so for all I know it's a bargain. It seems an eyewatering price for a rather ugly 1950s semi, and that's just the outside. The inside, dear god! The kitchen seems to think it's some kind of baronial hall. What on earth were they thinking? Shock

It wouldn’t be east to move into, as stuff that “loud” wouldn’t appeal to everyone, and would have cost a lot to do.
Doesn’t seem expensive to me, but one would need the know the average prices in the road to be sure.
My elderly neighbour’s house sold in days and hadn’t been roughed in 50 or more years.. completely blank canvas.. they are bashing it about as I type.. and have been since October.
Blank canvases are what people seem to want, that they can make their mark on... but mum downsized and the new buyers ripped out all the Edwardian features and made it dreary and open plan. .. and very bland.

Near me, that would be about £350k. Absolutely maximum. And even then only if in the next town over.
Tbh that would be pushing it - despite it being a 4 bed and having a big garden - owing to the fact it’s a semi and has only 1 reception.

Another poster who knows the road very well, nearly bought a house there once......couldn't handle the thought of Christmas though. Wink

It's really not as bad as you think it might be except on Christmas Eve when a procession of people stand across your driveway for a chat.

Some of the houses to go a bit insane but if you don't go mad there's no bad-feeling.

It's really very nice indeed though my husband would have wanted a garage instead of an extra room. The price seems OK for Morden, it will sell for a bit less.

I LOVE this house, love the decor, love the outside. Love it, would move in tomorrow and wouldn't change a thing except for the brown wardrobe in the closet.
