Surely they've mispriced this house?? Any Estate Agents or Property Experts able to comment?

I've namechanged for this - this house is on my road and I don't want this post linked to my others.

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

To be honest, I think its stunning! I mean the living room isn't to my taste at all, well, most of the house if I had decorated probably wouldn't look anything like that, but I like it, I think it works. The garden is gorgeous and that kitchen 😍😍. I live up north and it a little town where houses are cheap, so yea it looks pricey to me, but I understand the valuation tbh. If yours is like this then good on you mate!

Well it is Wimbledon because it has an SW19 postcode. But when we lived there our 'official' address (according to Merton Council) was Colliers Wood - go figure!

One person's Wimbledon is another's Tooting for sure Wink. The whole of Queen's Road (and the area around it) may become a lot less desirable once the new Wimbledon FC stadium is open for football business, and there are lots of fans milling up and down it.

Hmm, wherever it is, they call it Wimbledon. I agree it’s a dicey area - closer to Tooting than Wimbledon really - but at the end of the day it’s still SW19 and apparently you can get in excess of 1.6m for a terraced house.

That’s great news for me, we’re about to extend and I was wondering if we’d ever recoup the investment! I’m just slightly bewildered that people will pay this much, but the problem is that properties in the village are now so expensive that it pushes prices up everywhere around.

Besides, so many Wimbledon houses have been done up on the cheap - bad extensions, beige bathrooms, generic lofts and side returns - it’s hard to muster enthusiasm for them. You look at listings and end up thinking “hmm, it would cost us another £x to make this house fit our needs - or even look vaguely acceptable”.

Battles is at the top of Haydon's Road (the proper South Wimbledon end) though. I think you'd be hard pushed to decribe anything on Queen's Road as South Wimbledon really? Heck Merton Park is more S. Wimbledon...

Nice house and beautifully done up but location will knock down the price.

There is a bus stop right aside and it's very close to the Haydons Road junction so 'wrong' end of Queens Road for Wimbledon. Haydons Road is really busy and has got quite grimy in recent years. We recently moved from S Wimbledon as rather than gentrifying (as we'd hoped) it went the other way sadly.

That house looks to be worth the price, it's not unheard of at all for 5 beds, especially done up that well, to go for more than that. I live in Sth Wim - it's very accessible for town and motorways. Disclaimer: I do not live in a £1.6mill house. Grin

I should try it since they changed ownership to be fair - it may have improved. I remember once waiting 40 minutes for a cold salad and when I had the temerity to question where my food was she tried to give me a dressing down which lasted about 2 seconds before I set her straight. She was an entirely unpleasant woman and along with a man who was unable to make a coffee within 10 minutes it made every visit unbearable. And they charge nearly £3 for 500ml Pepsi max.

Having an SW19 postcode carries a very high premium even if you live in an area where it's stretching it to say you live in Wimbledon!

When we moved, about 10 years ago, there was a definite 50k difference between SM4 and SW20, and another 50k between SW20 and SW19 for the same style, size & age of house, within a few streets (Mostyn/Springfield/Maycross ish)

@wtfiswiththishouse3 DP insists on going to Wyevale/Blue Diamond because they have a cat that works there 🤦‍♀️
