Surely they've mispriced this house?? Any Estate Agents or Property Experts able to comment?

I've namechanged for this - this house is on my road and I don't want this post linked to my others.

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

I am not kidding you as i was driving along The Ridgeway (Sw20) earlier a large posh pale blue car (sorry i don't know makes) open top, obviously, was being driven by a glamourous middle aged lady and Tatiana if that wasnt you i want my money back.
😂 Convertibles are for rappers. Also Ridgway is SW19, but carry on.

Ridgway is indeed SW19 but as soon as it turns into Copse Hill it's SW20. And Copse Hill is in West Wimbledon don't you know! Not as simple as a postcode 😉

I know the thread has moved on but wow I really like that decor (apart from brown bathroom, would have preferred in navy or dark green, same style). The only thing I dislike is the living room is very narrow and if I'd done it up it I'd have opened the kitchen. The kitchen is huge in comparison to the living room, which seems a bit weird. I think it could go for £750,000 for someone who loves the decor as it is high spec obviously and if someone likes that style the house would be a dream home.

I'm pretty sure Arterberry Road is SW20, and those mini roundabouts deffo are

I can only see 3 bed room on the floor plan?

Btw I right earlier on in the thread when I said it was the developers own house. The planning records show they'd been trying to get pp to extend it practically since they bought it and had various applications turned down.

Sorry, but Northway isn't Lower Morden, it's nearer the tube and the rail for a start - it's an easy walk to Raynes Park from there. And according to Nethouseprices, the maximum anything achieved in Northway in the last decade, was £755k

Although I actually prefer Lower Morden Lane as a road and neighbourhood to Northway - it’s a bit too close to Martin Way so sees significant traffic.

Not being a Londoner and having no clue about the Greater London area, I would love to know what it is that makes Wimbledon so much more desirable from where you live OP? Is it nicer shops and restaurants, better schools, demographics?

It’s weird to me that two places so close to each other can be hundreds of thousands if not millions of pounds difference in housing!

In Morden? No way! Not sure who it would appeal to, either - somebody with children and that kind of money to spend would certainly want somewhere with higher rated schools for starters

It's mainly the housing stock @mrsemcgregor - Wimbledon has got lots of lovely and large very desirable houses (particularly up in the Village and in Merton Park). Also close to public transport links (tram, buses in all directions, overland train station and Underground. Easy and quick commuting access into London (Waterloo). Wimbledon Village is a place apart from Wimbledon town centre (which is pretty uninspiring shops wise), although a terraced house very close to the station would set you back £1million (ish).

Similar to living in Hampstead rather than Cricklewood really - if that makes sense?

FWIW I think Lower Morden Lane is probably the nicest road, housing stock wise, in Morden.
