I've namechanged for this - this house is on my road and I don't want this post linked to my others.

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

Certainly there is a second floor and a 4th bedroom on the floor plan.
Dreadful marketing by the estate agent if the floor plan is correct:
3 bed terraced house for sale
3 bedrooms
Features
Three double bedrooms

fairly standard for tatty Edwardian semis in the less smart bits of SW London. In the nice bits it would be 1.7+

I rather like the area near Hampton Court;

I am not kidding you as i was driving along The Ridgeway (Sw20) earlier a large posh pale blue car (sorry i don't know makes) open top, obviously, was being driven by a glamourous middle aged lady and Tatiana if that wasnt you i want my money back.

I don't mind some of the wallpaper but there is too much of it. My biggest problem with the house is the long, narrow sitting room/diner. As a pp said, it is like a corridor. It would feel very crowded once people are in it. And what is the point of separate seating and tv areas. The noise of the tv would disturb anyone wanting to relax in the front part of the sitting room. it just doesn't look like a house for living in.
As for the kitchen, I have no idea what a Smallbone is. I just see a kitchen that I really don't like and would want to replace.
The garden is nothing special either.
So all in all, the best of a million and then loads more to redecorate, replace the kitchen etc. No thanks
I don't know the area at all though.

Sounds like a good price - the most important thing is that you like your house and are happy in it.

I don’t love the area I live in but I like my house, have lovely neighbours and good local friends.

Don’t stress over a relatively small amount.

I never understand people who make bold decor choices if you don't instead to live in the house forever. The wallpaper is nice in small doses. They clearly like colour so I think they could have achieved the same impact with just the furniture.

It’s really hard and you can really doubt yourself.

The first flat we bought was the 5th that we’d had an offer accepted on and they kept falling through. We were so thoroughly fucked off by the end we weren’t even excited on completion date.

But I grew to love it.

This house I’m in now was absolutely trashed in between viewing and completion - the stench of smoke was unbelievable and my DH and I were convinced we’d made a massively expensive mistake. But slowly it’s become a much loved home.

How long have you been in your place?

Maybe their circumstances have changed, I can’t imagine not decorating a house how I like it just in case I might sell one day.

Just worried that we won't even sell it for £470k due to COVID. (We're in Isleworth)
