Surely they've mispriced this house?? Any Estate Agents or Property Experts able to comment?

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

Yes, I do understand the location aspect but a lot of people are prepared to compromise on location to get more for their money.

Only part of a mansion in Edinburgh - the Edinburgh flat has a very narrow kitchen.

The Hampton Wick area of Kingston is expensive - close to Bushy Park and the River. Couldn't resist posting this 3 bed end of terrace which came onto the market yesterday; £1,195,000 - fascinating to look at, but I would buy a new kitchen;

Got to say I much prefer the Morden house to the Wimbledon terraces, but yes, it comes down to LLL for most.

I don't know the area but Rightmove suggests there are other places in the same area around the same sort of place. You might not like the inside but it's not that bad. Looks fairly recently done up so only needs redecorating.

The floor plan suggests they've extended by quite a lot compared to the last house sold on that road. Similar houses seem to have about 800 sq m less space. That's quite a lot.

it's all about location though - you could walk to the centre and therefore not just hte shops bars restuarants but the train and tube and tram links. Schools are better nearby etc.
As a lifestyle choice (ease of commuting, better schools etc) lots of people wiould choose to downsize and put up with train noise.

The houses I posted was just to show location - the decor isn’t my bag either - I’m quite bold myself but I’d live near a train line if I could amble into Wimbledon but it seems the opinion is quite split so I’m getting an estate agent round to value mine!!

It’s a 4 bed not 3 and 1.2 is fairly standard for tatty Edwardian semis in the less smart bits of SW London. In the nice bits it would be 1.7+.

It needs the side return done, conservatory rebuilt as a proper extension, new flooring, new kitchen, bathrooms. There’s no loo on the ground floor and no bathroom on the top floor.

Tolworth is in the Surbiton district. Stick the KT5/ KT6 postcode in an address finder and it’ll come up as Surbiton.
When we used to live there, we would joke it was South Surbiton. Wink

I was brought up on the adage "blue and green must never be seen" so the cooker alongside the kitchen units makes my teeth itch. One or other would have to go regardless of whether they were desirable brands. Grin

Considering a beautiful 5 bed in the same road with a swimming pool sold last November for £858 & a 4 bed for just under £500 last October (not in as good condition though) I would say it's very overpriced.

Some do, not enough though otherwise the bigger houses in the less nice areas wouldn't be cheaper.

My terrace is about 1.2m, 8 mins walk away I could get a bigger house for under 1m however I would be further from the high street & tube & crucially not in the 200 meter & under catchment of the outstanding school.

@Yellownotblue The house you've linked is a bargain for its location & condition, not to mention the 2 outstanding primary schools & 1 outstanding secondary that it's in the catchment of. It will be gone in days! In Wimbledon given the traffic, location is very very important, even 0.5 miles can make a huge difference!

You might be surprised.. it'll probably come down a bit, but people try their chance at a high price, and then bring it down again.

Most houses where i used to live only made £175k for a 3 bed semi, we managed to sell ours for over £220k.... i should think the locals will be grateful that we got that, as it'll give them a better shot at making more on their own sales now.
