Surely they've mispriced this house?? Any Estate Agents or Property Experts able to comment?

I've namechanged for this - this house is on my road and I don't want this post linked to my others.

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

We had this on our road too, also London but North, average at the time was around 600K for a 3/4 bed and a very very ugly bungalow with serious need of updating put theirs up for £885, the ad also omitted that they are on the corner so have the biggest road in the area right outside their living room! They didn't sell funnily enough and took it off the market, still there

Damn it is ugly on the inside. Sickly greens, dated wallpaper, garish stone tiles. It looks as if that kitchen/eating area is connected and rather small. The back garden is a nice size, but utterly uninteresting.

The decor is just awful. Would cost a lot to redecorate completely!

I suspect it is the vendors themselves not the estate agents who are pushing for this exorbitant price in this area.

Would be interesting to have the same estate agents round to value your house OP. You can then quiz them ...

Well it looks like a nice house .However its difficult to say a standard price for every single house in the road . Why not get a valuation for yours and see what they say? Remember this is an asking price so may go for a lot less!

I’m not saying the Wimbledon terraced one is overpriced, I’m just pointing out the location isn’t perfect either. Houses next to the train line command lower prices than houses in quieter locations - I don’t think that’s controversial.

Never for a semi - you could have the neighbours from hell- trumpet/ bagpipe/ drum learner with 4 dogs, too risky.

@Yellownotblue - I agree & I think the price already reflects the proximity to the train line. Else it could easily be priced at 1.1 to 1.2m.

I agree with your pricing btw! It might even get 1.3m, prices are still very high in that area.

I remember, about 12-13 years ago, thinking that these Wimbledon terraces would hit a ceiling price around £400k. Boy did I get this wrong!

I remember a friends family bought a house in the Village for just under 1m in the late 90s. We were 😵, they made about 4m upon selling it 😵😵

Once upon a time, the naicer parts of Merton would have been affordable to most, not just the monied few. Maybe in the 60s/70s?

They are all SW19 postcode or they’re big detached houses in nicer areas (Worcester Park or New Malden)

Similar to look at, VERY different neighbourhoods.
