Okay I thought I'd start this for when they inevitably show their faces!!

Sorry all the threads have different titles Confused

I have a slight update - I managed to catch the nice neighbour at the other side (I think he'd heard the commotion and was loitering about waiting for me Grin )

He was gobsmacked! Apparently he's lived here for thirty years and has never heard anything like it. I told him I'd keep him updated and he asked if i wanted to come in for a cup of tea, I politely declined hahahah. Glad I now have a nice normal neighbour on my side!

They'll have to come back at some point. I'm going to try and gauge what kind of people they are before approaching.

I.e. will they or will they not punch me in the face. If it's the former I'll definitely be out to have words!!

I've read all threads with interest and I think the very next thing you need to do, OP, is call the conveyancing solicitor you used for your purchase. Tell them what's happened and commission them to send a letter to your neighbours outlining that your garden is your private garden and they do not have any right of access to it. As other posters have said, you and Planning are on the same side but ultimately their responsibility is preservation of the building not who has access to your garden. You need to look after your own interests.

Op have you checked the last registry entry to see what address they use? May give you a clue as to whether developers/BTL. Alternatively it is possible that if they are connected to builders or trust them they've chosen to get works done whilst they are on holiday or still living in previous home to save themselves living through it.

Also is there a managing agent for your block? If so I would be onto them asap.

Ps planning aren't interested in use of your garden per so so it is important they understand that they have no access. So even if a window is reinstalled they cannot climb out to access your garden. Sounds bizarre but I remember seeing people with that access on Location x 3

Runninglikeamummy - someone posted up a picture on the 1st thread that was of an arched sash window set in brick with exterior shutters which Wayyy said was pretty close to the window in question.
