No 1 looks scruffy from the outside, particularly from the front, it's much nicer on the inside but you'd have to get past the front first... (obviously!)

By showing it with 'faults' you could be putting off a potential buyer who just might think the negatives are outweighed by positives when they view.

can you just pull the sofa forward into the room a bit? (may also create space behind for storing stuff out of sight) It does look odd under the stairs but I get what you mean about tv points etc.

I haven't read the thread, just looked at your OP and the links, so that I'm not prejudiced by what everyone else is saying.

I think house 2 is the most appealing. Every single photo on all the links is terrible! but I think the thing that puts me off most about house 1 is I don't know where the living room is. Is it the room with the sofa tucked under the stairs?

No 2 because it's an end terrace, because it's a blank canvas and by the satellite dish it looks like the only one with a south facing back garden which is a bonus. Not keen on the front steps but 15k is plenty to make the house and garden your own.

I think house no 1 is lovely, yes I'd buy house no two and do it myself, but it's been done really well. It's not presented the best and the sofa under the stairs looks like you would bang your head and not be able to sit up straight, and the trampoline blocks the garden, but I think some folks are being a little mean, it's really not tacky in the slightest. 🤔

To be fair number 2 is what made me think ours was up too high.
This is aibu I have my big girl pants on today thank god.
Currently crouched under my staircase in my unkempt house trying to work out how I'm going to make my house presentable mwuahahaha

I didn't realise house No1 was yours OP. I've not read the full thread but it's the outside and the leaves on the conservatory roof that needs sorted out. It makes it look like things haven't been taken care of properly and that it's looks over substance. Sorry :(

IMO number one is best however, it could really do with a skylight in the kitchen roof.

The neighbours are really letting you down, their garden is very tatty (I'm almost expecting there to be an out of shot battered car and old St George's flag) and it would put me off viewing.

The conservatory needs a clean and the garden could do with a bit of a makeover. Go to Homebase and get some small colourful plants as well as some larger plant pots to put small trees in and place them around the side of the garden. Put some bunting or bamboo around the walls. It currently has no character at all. I find bare gardens quite depressing.

I think the photos need to be retaken. Don't forget to move the bins.

Capricorn no battered car but an old boat, outdoor gym, old bird cage thing now used as storage and a few kayaks.
Washing machine and hoover also available.

OP your home looks more lovely than the other two however your question was to ask us to look from a buyers point of view if we would pay the extra. If plans allow I would be erecting a fence between your neighbours and encorprate a screen to put the bins behind as kerb appeal is the first impression.

Unfortunately can't put up fences as we share a front lawn with next door and no screen as would have to be more of a "box of fences" due to where the bins have to go.

The second property has been on since Jan and not selling. But people are visual. They like to see finished product.
Yours is a lovely house but I would be inclined to spend less and do up to my taste. That's not what every always wants though. Are you pushing for a quick sale?
