Thanks everyone.
Declutter. Paint. Clean (especially outside) and declutter outside.
Ask neighbours to move shit (pointless as know they won't but hey) and reduce to 240 will happen this weekend.
All advise taken on board!

I don't think uou need to do much.

Change price to offers over 240, as the estate agent said.
Clean conservatory roof
Move the sofa, it looks weird sitting under the stairs, I can't imagine many folks would like that,
Remove one or two kitchen stools
Get rid of the trampoline, how do folks see to the bottom of the garden past it?
Get rid of bins outside front
Have a word with neighbours and ask them to move their crap
Get rid of stuff that's lying on floor beside sofa
Put something on the coffee table the living room looks empty. A nice plant or fruit bowl or something
Tidy up all the kids stuff, that's one hell of a lot of toys for one kid
Retake pics and with new price relist it.

Could you move the trampoline further down the garden? Agree about making the conservatory a sun room & asking neighbour to move or cover their junk & get new photos.

I like your house OP. Your bathroom & bedroom are lovely. Love the breakfast bar in your kitchen too.

End of terraced was also reduced from 260-230. Not sure why. Also smaller. Bleugh. Stressful stuff this house selling milarky.

Oh, yeah, where is the fridge?

I'd like to see more interior photos of the living room, I feel like I'm only seeing half of it. Is the bar in the kitchen the only eating area, or is there a dining room, too? I see in the living room photo there appears to be a breakfront or something through the doorway, but I don't see that in any of the other photos.

Agree with PP about cleaning up the front; is there anywhere else to put the trash cans? That's the first thing I noticed in the very first picture.

I don't think you need to paint anywhere, I do think it's just bad photos more than anything, even if you have to take them yourself and email them to agent I'd re do them without bins etc.

With flooring, kitchen etc you'd easily spend 10k getting the second to the standard of the first (I'd also want to take out one of the two doors because they lose too much wall space. I'd rule out the third completely because I don't like the separate kitchen and dining room.

Yours is by far the nicest. If you do all the things you've said e.g. Trampoline & dining table someone will def pay more for nice kitchen/bathroom already done, even if it's not end terrace 😊

The more I look, the more I think it would really benefit from better photos. It's not that it's not nice, it is, and you have nice taste, but the photos don't show it off to its best advantage.

It depends what you want. Number 1 is ready to move into and the bathroom and kitchen are the best of all the houses. I'm being honest as I've read it's yours! Number 2 is end of terrace but clearly needs work done. But some people like that. Number 3 not a contender as I don't like the wall between the kitchen and dining room. I agree dismantle the trampoline as in the photo it makes the garden look narrow. Also you might get more sunlight in your conservatory. You can reduce the price, but how desperate are you to move?

Your stair case is so much nicer than the other houses, and generally seems in much better nick than the other two.

A couple of things I'd recommend would be to get rid of the fabric cloth sitting on top of the drawers in the bedroom and I'd change the throw on the bed and replace it with something a bit more neutral. I would also lose the pink pillows.

We can't move the bins, there's nowhere else and the whole row of houses have their bins in the same place.
The fridge is to the right of conservatory door.
Can't move sofa, under the window is a radiator and tv point would be in the wrong place.
We shall give all viable suggestions a go this bank holiday weekend!

You can move sofa in front of the radiator for pictures. In our last house we had our sofa in front of the radiator, didn't bother us.

Agree with moving the bins, even if it's just for the photos, people notice things in pictures that they wouldn't think twice of in real life, and silly things like that can put people off making a viewing.

Thing is we can move bins, crop out neighbours crap and make it all "look better" we would get More viewings and they'd all be unpleasantly surprised.
Rather people saw what it's like and bought it because they liked it or saw potential.
That's what we did. The neighbours didn't bother us though. It was our first buy and we spent a fair amount knocking walls down, repainting, new flooring and kitchen, new windows etc so the value has gone up even more than it would of without.
We will give it a go though

So sorry but yours is least favourite. The end terrace of house 2 sells it to me more. And house 3 has better kerb appeal and looks like it's in a nicer area which it can't be if it's on the same road. But your house/front garden/neighbours front looks scruffy. Actually it's mainly your neighbours, so I wouldn't come to view as awful neighbours are my ultimate nightmare and I would judge the sort of people who would pile tat up in their front garden...sorry. They may be lovely but I wouldn't risk it.

I would go for number 2, if all the appliances are in working order you could finish off the rest if the kitchen refit for very little money

Have you had a good amount of viewings so far?

It's just a bit of nit picking really, but lots of very easy little things like picking up toys in the garden and taking the tea towels off the oven for photos to show it off (lovely oven btw) might make the difference and get people through the door who otherwise might not have bothered.
