House 1 - nice, don't like conservatories or the fact that it's mid terrace. Price seems high

House 2 - needs work, don't like steps to door, don't like conservatories but price is good and end terrace is much better

House 3 - liveable, more curb appeal

I'd probably go for 2 if I had the money to do the renovations.

Ok you've got a neighbour problem then, I definitely wouldn't buy it.

But come on - did the agents come to take photos on bin collection day or are your bins always kept there? Nobody thought to move them from the front for the photos?

It's priced more as that's what the estate agents said to go for and the others weren't up when ours went up.
Crap under stairs yes needs to go.
Dd would be distraught if I removed soft toys but could Reduce the amount to two tidy baskets.

also the stuff down the side of the sofa makes it look like you have no storage space and the kitchen has no space for a table because of the breakfast bar (sorry!)

Get the conservatory roof cleaned as well Grin

I assumed you were thinking of buying one of the houses and wanted to know if 1. was worth the extra.

I was going to advise you to offer £238 for the first house (which is the nicest) I think it's worth a bit more but not £16k more - more like £8k more.

In regards to property 1 london koi get at pictures I have following concerns (I'm picky sorry)
Why is there a wire hanging from the extractor? Makes me wonder what else has not been finished properly.
So many stools make it look cramped
Second bedroom the tubs at bottom of the bed make me think not enough storage?
Conservatory roof looks like it needs a clean and totally agree with you re trampoline. As already mentioned situation with neighbours makes me think not worth the price. So number two for me

You have a lovely home, much nicer imho than the other two. I've bought and sold a lot of houses and if I was selling it and was being picky I would...

  • Pans off the wall in the kitchen a d a nice picture there instead, perhaps a beach landscape, something bright ish.
  • One of the stools away from the island so three down one side
  • Mirror lower in the lounge - it looks very high and would probably reflect more light if about 8 inches lower
  • Something on the coffee table in the lounge (small plant ornament) as it looks empty IMHO
  • Clean an the moss off the conservatory roof, or get another picture taken so it doesn't show
  • Stage the garden a bit better, I would move those three pots with obelisks/canes in to the flower bed which runs down the left of the garden and plant cheap but pretty bedding plants in them, put the slide on the grass and then table and chairs in the middle on the patio bit.

For fucks sake. I could empty all my belongings out of my house and get it deep cleaned and still wouldn't sell with this outside, would it?!

Ok so if house 1 is yours, your kitchen and bathroom are far nicer. However a 2bed house does not need 5 bar stools squashed in the space. Get rid of one. Def declutter the garden inc putting down the trampoline if at all possible.
As I said, No2 may be end terrace but I'd rather have a mid terrace with a level front and garden.

I prefer the first one tbh. Hate the decor of the third, and the second -well it's hard to view empty houses and feel anything really.

Why have you gone for an agent in Wareham? I'm an estate agent in Bournemouth (don't cover Poole/Wareham/Wimborne).

I love your house but I would take the trampoline away for now and ask your neighbours politely to move their rubbish to their rear garden. It would put a lot of people off coming to view.

Also you're on for an annoying price which doesn't correlate to the price brackets on rightmove so your not maximising your target audience potential. They go up in 10k increments at that level so offers in excess of £240,000 would suit you better. It doesn't mean you have to accept a low offer but people looking up to £240 are missing out on your property and I bet you anything 90% of the people looking up to £240 could beg or borrow an extra few thousand from family and friends if they fell in love.

Oh and get a hose or a window cleaner to remove the moss from the conservatory roof. I do not like conservatories at all but they look 100x worse if they show the slightest hint of neglect or dirt or damp.

Problem is we do need more storage. That's why we want to move, we do feel cramped as a growing family. So I'd have to get rid of stuff/shove in the attic.
No idea why the wire is there the wires do my head in.
Mirror is too high, been telling DH this for a year now.
I've picked up on most issues raised here already but didn't think they'd put buyers off.
Should've seen the state of it when we bought it if it's bad now!

I think you need new pics taken of the front to show it without the bins and without next door's junk and of the living room that doesn't just show the stairs, there must be a better angle than that?
I am also offput by the black stuff on your conservatory roof - can you clean that and retake the pic?

I do think yours is best and with a little tlc should command a bit more than the other 2.

If I was buying and those where my only options it would be number 1, due to the size of the kitchen... it I'd have to rip the kitchen out and install a new one. It's dated and the space could be used much better.

Yours is nice enough in terms of decor. I'd have tidied away some of the stuff in your daughters bedroom, the conservatory and from under the stairs for the pics though.
Agree about the conservatory roof too.

My main bone of contention would be the garden though. Trampoline aside, it feels much more overlooked than the other two from the pics. I think you need to make it really tidy and inviting to make up for that.

Good luck, I'm sure it'll sell. Improving your pics will only take a bit of work.
