I don't think any of the things mentioned would put buyers off, but its not about putting them off its about convincing them your house is so much nicer than the competition and worth 16k more, and staging it will help with that. Could you hire some storage space temporarily to we clutter a bit?

I'm afraid you're on a bit of sticky wicket given the end terrace is significantly cheaper than yours (admittedly kitchen needs redoing). That trampoline is doing you no favours as well - although prospective viewers could have a bounce and see what the neighbours have done to their back gardens.

Your neighbours crap is another issue and I think you have no choice but to have a chat with them and ask if you could store some of their stuff for them in the meantime.

Overall though I think your place is looks lovely :)

I'd go for the end terrace every time. It feels like it would have more space and only one set of neighbours.

Between the two terraces I would go for the third one. The garden and outdoor space looks much nicer. The strange sort of conservatory, utility room in the first one, what's that about?

And yes, you need to do something about the neighbours and their junk. It's not clear from the photos if the junk is in their garden or yours.

I think if you spent a few days and some cash on tidying up, the garden especially, yours would look much better. Get some new photos taken, move all the soft toys on photo day.

And maybe lower the price, sorry. It doesn't look appealing at such a high price with two lower priced so nearby. Shame they both decided to sell so soon after you, you might have got the higher price without the comparison.

We bought off them and they offered a competitive commission.
We like the way they sell too, having bought off them we found them very personable and our estate agent lives up the road Smile
Thanks for advice. We are open to offers just haven't had any yet. Will consider dropping if necessary but know we will still get knocked down.

I like yours but I feel sorry for you about your neighbours mess. Especially if you have offered to move it. I agree about the trampoline and perhaps some storage to tidy the garden a bit? It looks looked after inside . But first impressions are important . Is there any way you could put up some screening at the front to hide your neighbours mess?

for me no. 3 because sunlight into the back garden is most important thing for me.

what i'd do:

  1. take the sofa out from under the stairs! are you a troll and you're missing your bridge? Grin put the sofa by the window in the sun. neaten up the crap under the stairs.
  1. sort out the crap in the back garden
  1. don't even show the front of house photo, or take another one that doesn't show the neighbours crap.
  1. kitchen is gorgeous. take a better photo that doesn't make it look so dark.

No. 2. Your house is cosmetically nicer, but not really enough to justify the extra money.

No. 3 has a lovely garden, but I don't like the separate kitchen and dining room.

I dunno. I think house 1 looks like it's all just been renovated, and house 2 was done at least 10 years ago. In my experience (London, but still) that's more than £16.5k worth of work.

  1. well presented. Amazing kitchen. overlooked. Mid terrace. Worth a lot more then house 3. Shady garden. Perfect for someone who wants something nicely finished.

  2. semi. Similar size to others. Less overlooked. No wow factor. Looks rented out but easy to update. Easy to get rid of the kitchen diner room divider, creating a better space. My favourite option because half the work is already done and I'd put my own stamp in it. Also semi factor.

  3. mid terrace. Awful wall paper in lounge. Bit bland but well cared for. Well planted garden. Nicely established. Sunny. I'd have to knock the lounge and kitchen together and sort the space out. I think it's priced correctly when compared to house number 1.

Sorry, my post was tactless. In house 1, really don't like the purple feature wall in the bedroom and the trampoline right outside conservatory making it seem dark. The bright walls in the kids bedroom would put off someone without kids.

I really think repainting that feature wall to be not a different colour to the rest would pay off.

Is there any way you can put a little low fence up between yours and the hoarder next door?

Wire hanging from your kitchen extractor fan looks like a bob the builder job, I'd be wondering what else was bodged.

Declutter that crap down the side of your sofa, same goes for whatever is wedged behind that sideboard that you can see through the lounge door.

In the main bedroom what's that wire coming through the wall next to the radiator, it doesn't look like a plug socket? If it's a wire coming from outside then trailed along your floor to whatever it's attached to, then again, it looks like a bodge job.

Conservatory roof is minging, fence panels all need painting the same colour and that trampoline needs to be removed.

How far along the road are the other houses?

I disagree with taking down the front of house picture. We we are looking to buy, any house that doesn't show it's frontage on pic1 or at the very least Pic2, raises a red flag for me. As in what are they trying to hide?

I prefer no 2 as it is end of terrace and i could put my own stamp on the kitchen. You could possibly extend on the side. I think I would have done a wrap around sun room rather than a conservatory. The garden is also very tidy.

Your property is beautifully decorated and you could move straight in. I agree about removing the extra 2 stools and the bin could have been moved for the photo. put a bowl of fruit on the counter or flowers. Where is your fridge? Lovely kitchen.

Also the conservatory would look more functional with a dining table or a set of cane furniture. You are limiting your audience to families, a retired couple might not be able to see themselves in the conservatory.

The garden is looking a bit sorry for itself wouldn't take much to brighten it up. Move the pots to make a feature, remove the trampoline, fix the leaning fence. Put up a sun umbrella. Gets some colourful picnic set plates, glasses to stage it.

Also why are there things tucked under the stair case?

Would it be possible to potentially change the conservatory to a sunroom and open up completely the kitchen diner space. if so you could spin this as a story that you wanted to do this but needed to move.

If it was me I would buy the 2nd one, knock down the wall between kitchen/dining and it would be much better, 1st one is nice too though.

I think I'd ask for new photos, outside one without the bins and from an angle that hides neighbours crap, kitchen one without bin and with less stools. Garden one with some of the stuff moved from infront of the fence and showing the sitting area with table and chairs rather than them being part of a general area of stuff.
Agree a fence at the front would be worth the money if you're allowed to have them, not open plan?
Would the sofa fit along the wall with the mirror?

The photos need work, it seems as though your EA is trying to put people off. Bins at the front, conservatory roof, trampoline etc, what are they thinking? Perhaps an agent who uses a professional photographer, makes a huge difference.
