Yes, “Troll hunting “ is a serious no no on MN and can get people suspended.

Eg saying outright that you think a thread is a fib.
One is meant to just “ Report” the thread.

It’s unusual that land and a garage aren’t mentioned in an estate agent’s blurb as both add substantial value to a property-
( Depending where in the country it is, of course)
A Garage in Chelsea would easily be north of £250,000

The garage was mentioned we were just blind/stupid and didn’t see it on the ad (also the 12yo child showing us around didn’t mention the garage on either first or second viewing!)

I’m also not bothered about the troll hunting. It really isn’t that interesting a story and IMO the threads have been so long thanks to other posters’s wonderful veggie-related puns and humour, rather than me trying to make a ‘comedy’. And yes I am enjoying myself posting about it- heavens, a woman having fun, call the village elders (probably Barbara seeing as she is soooooo old)

I have greatly enjoyed the batshitery on this thread and OPs very droll replies to some of them!

For all those Barbara supporters who think OP should just hand over this land to her, Barbara could have bought the land outright if it meant so much to her. She could even have paid in instalments over the 10 years she has had use of it.

She had warning that she would lose that right as soon as her friend put her house on the market so it can’t have come as a huge surprise that the new owner wanted to take possession of the land they have just bought and paid for.

I assume there are people on here who would be perfectly happy to hand over random chunks of property according to the whim of the barrack room lawyers on mumsnet!

Hope it gets sorted without too much angst OP and happy harvest!

Neither the parcel of land nor the garage were listed as part of the sale, and it just so happens that there are problems with vacant possession of both. How do you list a property for sale with an EA and ‘forget’ that you have a garage and extra land ? Good job the solicitor was on the ball, or OP would never have known - and I suspect that was the plan.

The garage was listed (we just didn’t spot it), the allotment wasn’t.

If the allotment wasn't listed in the sale particulars, I wonder where you stand legally @YaMuvva as technically it might be argued that therefore you haven't actually purchased it? (Someone might have been very sly here 🧐).

Tricky situation. You need solid legal advice on this one. Which of course you are aware.

It was in the title deeds, but it wasn’t listed in the for sale ad.

Im not quite sure how the adverts work. Whenever we’ve put a property on the market EA have basically gone off what we’ve told them. I think. Unless they do some research on their end!

if its on the deeds (which it is) then you are all good. Yes the Land Registry makes mistakes but both the seller and the nefarious Babs have confirmed that it changed hands along with the house.
