As title, what property can you get in your area on a budget of £400,000?

5 bed detached with a large garden in a village. That's the best I could find within 15 miles of me.

The worst for £400,000 was a 4 bed bungalow in a new build estate, with a smaller garden but better transport access.

Forgot to say, both houses are fairly modern, no urgent work would need doing, kitchen and bathrooms look new/newish.

6 bed, 3 baths, semi detached with large garden (backs onto train tracks, tho). Driveway, cellar.

75k leftover for any renovations or improvements.

Large 3/4 bed detached with garage, drive big gardens. Newish build in a naice part of town. The rest of the city is horrible though.

Two bed flats are around £350k.Then it jumps to well over £500k for a 2-3 bed cottage.

3-bed semi on a road with single garage - just checked and almost everything in that price range fits the description. Some larger terrace houses, some newer detached houses on roads not close to the town centre and also a small number of ‘nice’ small terraces.

To be fair, or a new build 3/4 bedroom house.
These big old money-pits, ex-guest houses or hotels do go very cheaply.
When I was looking for a one-bed flat to rent, many moons ago, I was offered a 7 bedroom guesthouse for less than I ended up paying. The estate agent tried to persuade me it would be fun to rent out the othet 6 rooms to random strangers while dealing with the damp, ingrained cigarette smoke and leaking roof and holding down my first professional job.
I'm still not sorry I turned down the offer.

Nice one bedroom flat in a modern apartment, handy for the tube and shops but on quite a dodgy drug-dealery corner of the road.
