This is bad isn't it? - House Selling

My mum has had her house on the market since February and is struggling to sell as it's a really unusual home and perhaps not everyone's cup of tea. It is one of 3 houses of the same style on drive and yesterday her NDN said they were also putting their house on the market Shock. It's very similar to my mum's house (same architect designed it). The EA tried to put a positive spin on it and say if people were coming to see NDN it might attract more attention for my mum's but in reality, you'd think they were both selling for some reason wouldn't you? Either something up with the house or something happening in the local area? My poor mum is so stressed about it all and we just want it sold Sad.

I wouldn’t overthink it. Buyers will likely enquiry about the reason for sale but if you’ve got nothing to hide, then don’t worry.

Thanks Jo. And no nothing to hide! There have been plans to build an estate in the field at the bottom of the drive but this has been going on for 20 years and might not even happen. I just hope potential buyers don't think they're both moving because of that.

We had this situation with a new build 2 year old house we sold last year. A neighbour with identical house about 3 doors away also for sale before us. We sold first as we were open to offers and they weren't. Same price and everyone looked at both of them, obviously, but nothing to worry about.

Not bad at all and happens a lot. One neighbour puts their house up for sale and it sows the seed in another neighbours' mind especially if they don't know how much their home is valued at beforehand . It can come as a surprise when they realise and decide to sell up too.

Thank you for the replies. I think we are so stressed because it is an unusual house and not one that sells easily. And now there are two on the market of a small town! It was being marketed as being unique and a rare opportunity etc but it's hardly unique if there's another for sale next door at the same time!! I wouldn't be as worried if it was an easy to sell house.

I really wouldn’t worry about it (it’s pointkess anyway as you can’t change it)

It’ll have positives and negatives - such is life

Just make sure your mum’s is as well presented as possible and the price is realistic and it will sell

I want to link but I'm scared it'll be ripped to pieces!! It featured in a newspaper article and everyone was commenting on the website saying how hideous it was so I'm nervous to!! I love this house and took the criticism quite personally which I know I shouldn't have Smile

Are both houses on with the same agent? Personally, I think your mum's neighbour should have waited given that your mum's was being marketed as "unique".

Although when we bought our previous house there were two, seemingly identical houses, in the same road for sell and we went to see both. They really weren't identical though - one had a bigger garden and driveway (which was the one we went for) and the other had a new kitchen and a lovely landscaped garden (though smaller and not very child friendly). This one was bought by an older couple who were downsizing. What I'm ham-handedly trying to say is that the two houses will probably appeal to different buyers anyway.

Please post the link rickandmorts. Or get this moved to the Property/DIY board and post it there. Lots of experienced buyers and sellers on the Property board!

If it's been for sale since February it's because the price is too high.
Anything will sell for the right price.

People have posted links in the past to houses they couldn't sell, and they've had great feedback which has helped get offers. No one is going to judge; just give some help.

What makes it so unusual? Is it the house itself or is it just decorated in a whacky style?

Yoga next door is a bigger house with a smaller garden so I guess will appeal to a different set of people. But thank you, they are actually very different when you get inside. My mum has kept a lot of the 60s features (original flooring etc) and next door has totally gutted theirs and made it more modern.

And yes nice something is only worth as much as someone else is willing to pay for it!! She's dropped the price slightly but is going to speak to the EA about another reduction.

BettyBoo just flat roofed, a lot of glass and open plan. Some people love it and some hate it!

A house that individual just needs someone who sees how special it is!

I quite like it. Definitely architect designed rather than copy cat housing estate. Not knowing the area I agree it would probably be difficult to sell unless wages are higher than usual
