This is bad isn't it? - House Selling

My mum has had her house on the market since February and is struggling to sell as it's a really unusual home and perhaps not everyone's cup of tea. It is one of 3 houses of the same style on drive and yesterday her NDN said they were also putting their house on the market Shock. It's very similar to my mum's house (same architect designed it). The EA tried to put a positive spin on it and say if people were coming to see NDN it might attract more attention for my mum's but in reality, you'd think they were both selling for some reason wouldn't you? Either something up with the house or something happening in the local area? My poor mum is so stressed about it all and we just want it sold Sad.

I agree with pp, it's Huddersfield so will sit a bit longer as it's expensive. She might need to drop a bit.

Thanks guys and I honestly wasn't fishing for compliments. Me and mum adore this house and she never wants to leave but unfortunately circumstances dictate! She really wants to find someone who 'gets' the house and will love it and be as happy there as she has.

And on another note... how fucking annoying are timewasters Angry. She had one couple come for FOUR (4) viewings who then completely ghosted the EA after the fourth, never to be heard again. Another who said they were really interested and would deffos be making an offer (they went round taking pictures and saying where they would extend) then told EA their house was selling for 240k and they couldn't afford it??

That's a lovely house. It's not even my style but I can see that it is nice. My husband would love it for instance.

If she's down sizing can she afford to drop the price to 10k less than whatever the neighbours are putting theirs on for?

When I bought my first house the one next door was also up for sale, I looked at both and bought the one I liked the most! One owner needed a bigger property and the other owner was an elderly man going to live with family. There are two houses next door to each other for sale on the road I live on, lovely road. Nothing wrong the either house, the owners are elderly and downsizing.

It's beautiful - I'd certainly view it if I was looking in that area.

If I'm being picky personally I'd remove the crochet afghan from the sofa in pics 8/9. There also appears to be a random flowerpot by the french doors in pic 10. Take the chair out of the bathroom in pic 23 and maybe remove the coats from the Sputnik hooks, to slightly improve the photos.

I don’t know the area but the house indeed unique and beautiful!
I would be open about the reasons for moving, e.g. as a buyer I wouldn’t be surprised if she’s moving to be near her children and grandchildren. Some houses work better as family houses, some for young couples, some for later in life.

I love it - it would be my dream house (sadly I can't afford it !!)
but I think your neighbours house being for sale is on the whole probably more positive than negative - it will encourage people to look at your mothers house as well if they are viewing neighbours.
Is neighbours house a similar price? (I see you say NDN house is slightly bigger - so presumably a little more expensive ? That may work in your Mum's favour.)
Also you say NDN have removed the sixties features - if I was buying a house so obviously of an era, I would want all the original features. I honestly think it is a fantastic house - and if I do someone else will too and she will get her buyer.

You really built it up to be hideous! It’s a fab house in a great setting, granted from the front it’s quirky and very grand designs looking, but it’s a lovely home. I’ve no suggestions other than is it definitely priced correctly? I don’t know the area so I’ve no idea.

Wow, that is the nicest "why isn't this house selling" house I have ever seen on MN. Your mum has some seriously lovely vintage furniture, love the windows looking out onto the trees.

Apart from the bathroom, which is liveable but not to my taste, and the pampas grass( Ooer missus, your mum!) I would be very happy to move in.

It's beautifully decorated and while it's not something I'd pick myself, it is a lovely example of that type of house. The price seems SO high for a three bed in Huddersfield, though? I'd pay close attention to what the neighbours put theirs on for and what the result of that is.

It's lovely and well presented. I was going to come on to mutter about decluttering, but actually haven't much to say, as it looks so good! A few minor points - photo 13 would be better without the coats hanging on the lovely colourful coathooks, and photo 20 could do without the slippers by the window - but I am truly nitpicking! I would, however, like a photo of the wet room, and if there is planning permission for an extension that should be mentioned in the blurb. It might be a key factor in getting a viewing from someone who might otherwise think it was too small? But it is beautiful - good luck and fingers crossed!

It's priced quite high for that area I think....(quick Rightmove search in 1/2 mile radius in that price range). Also it's lovely but non traditional so will appeal to a smaller selection of buyers. Agent should be trying to be more creative with marketing (going national to appeal to less conservative types returning to Huddersfield?)

Loved the house. Looks amazing.

I would add the shower room details as before I looked at the description I viewed the floor plan. I though it odd that there was a shower room with no WC which when you read the description is not the case.
Change the details on the floor plan to reflect this. I would also renumber the bedrooms so the en-suite room is bed 1

The fact the house has been granted planning permission should also be added as if the feedback is it is too small upstairs then that might help people see they can extend.

The other thing is the price. It's not that it is too high for the property just that half a million pounds is a lot of money. You are only attractive to third and fourth rung buyers as it is such a large amount. Maybe if you were to market the property as commutable to (pick nearest expensive area) then it might look cheaper by comparison.
