This is bad isn't it? - House Selling

My mum has had her house on the market since February and is struggling to sell as it's a really unusual home and perhaps not everyone's cup of tea. It is one of 3 houses of the same style on drive and yesterday her NDN said they were also putting their house on the market Shock. It's very similar to my mum's house (same architect designed it). The EA tried to put a positive spin on it and say if people were coming to see NDN it might attract more attention for my mum's but in reality, you'd think they were both selling for some reason wouldn't you? Either something up with the house or something happening in the local area? My poor mum is so stressed about it all and we just want it sold Sad.

It's gorgeous, definitely something I'd go for if I lived anywhere closer. Probably not selling because it's not your average house, and unfortunately you can't change that. Maybe think about advertising to a wider/national audience?

It's stunning. Just a small proportion of buyers with that budget in that area will take the hit on space vs style though. It will sell, but you'll have to wait for a special person who will love it just as you and your DM do.
The neighbours' house sounds like it will be desirable to people with different needs so unlikely to be direct competition, and may make yours more visible in the marketplace.

Ooh, I love that house. Even if there are two for sale, it's still an amazing opportunity. Unfortunately, my house is worth just under 1/4 of that asking price or I'd jump at it.

Also back to the stealth boast comment, I'm really not fishing for compliments it's not my style! And compliments won't sell a house!!! I obviously think it's an amazing house I was just panicking when next door went on and wanted advice..

There's something about the bright colours and sparseness that reminds me of student accommodation. Sorry, I'm not saying that to be mean but maybe you could rejig the furnishings?

The house itself and the view is beautiful though!

Another one who loves it here (although I am an architect so quite happy with a more modern style). I also wondered if the price was a bit high for Huddersfield? I don't know the market up there well enough though so perhaps not.

God, I love it. Might be worth reassuring people about potential mortgage issues - I think people make assumptions about anything non-standard construction. I say this as someone who lives in a wooden house, but both my mortgage and insurance are with standard high-street banks - people do assume that wouldn't be the case.

Personally, I think your mum's neighbour should have waited given that your mum's was being marketed as "unique"

Who puts their life plans on hold waiting for the house next door to sell? That's literally insane.

She's getting viewings. Which quietened down so she dropped price and got a flurry of interest which haven't amounted to anything. She's had a HUGE amount of time wasters. Most people that visit say they absolutely love it and seem really keen then when they give feedback to the EA say either too small or too big (we've had couples and families) or haven't given feedback at all. My mum has asked EA to ask them for comments on price and no one has said it's overpriced so maybe they're just being polite?

Love the house!

Fwiw the house we're in now is a bit quirky and has a fairly odd layout. When we were looking round we asked the owner what people thought. He said it was a bit marmite in that people either loved it or couldn't see themselves ever living there!

In London that would have been gone in a week. It would be £1-2 million.

It’s a stunning house , but I imagine the target buyer is probably quite limited . That’s not a reason to sell for less than it’s worth though .

If your mum really needs to move could she rent it out and rent a downsized property ?

Not sure what the market is like in Huddersfield - but nothing much is moving here - especially the top end of the market.

And next door isn't on the market yet, going on in the next few days NDN came round and told her the other day.

And no don't expect NDN to put plans on hold my initial reaction was just Shock because I was worried it would impact DM.

Thank you for that link. I'm pretty sure they sent her a brochure when she first put it on the market but she thought it was a swiz (she got loads of leaflets through for movers etc) but I will encourage her to contact them.

What an amazing house! I love it!

The only advice I have is that perhaps it would be helpful to be able provide some reassurance about the state of the flat roofs, if you don’t already.

Love the house but it seems so expensive for Huddersfield. Don’t know the exact area, but I can’t really imagine many people being able to justify it compared to say

Is your Mum showing people round or is it the agent? I think people feel more relaxed when it's the agent doing it.

I found the floor plan difficult to see properly on an iPhone. The front door wasn't obvious. And the floor plan is definitely needed here.

I wonder if there is any scope for putting your heads together with the neighbour for an additional estate agent listing listing that twins the houses together e.g. 6 bed or three bed with 3 bed annexe. Have they gone with the same agent?

The setting looks lovely and I can imagine someone loaded thinking how perfect it would be to live in one of the houses with granny and grampy next door but they wouldn’t see it on their searches as they won’t be looking for three bed.
