This is bad isn't it? - House Selling

My mum has had her house on the market since February and is struggling to sell as it's a really unusual home and perhaps not everyone's cup of tea. It is one of 3 houses of the same style on drive and yesterday her NDN said they were also putting their house on the market Shock. It's very similar to my mum's house (same architect designed it). The EA tried to put a positive spin on it and say if people were coming to see NDN it might attract more attention for my mum's but in reality, you'd think they were both selling for some reason wouldn't you? Either something up with the house or something happening in the local area? My poor mum is so stressed about it all and we just want it sold Sad.

It’s lovely. Where I live it would sell for £2-2.5 million and would be snapped up.

It is a beautiful house, I would love to live in it. The space and openness. THe location is amazing. It just needs the right family for it.
The right family will pay the price so don't reduce it and sit it out.

I think the 3rd bedroom is small I think maybe for that price people are looking for 4 beds
it is not hideous, it is super clean tidy and someone could move in tomorrow

it is not my style I don't like the wall outside one room ( bedroom with pink wall) holding back the hill

I don't like houses on slopes we have one right now gardening is a pain cutting the lawns requires a strimmer as too steep for a mower also aren't there a huge number of leaves landing on terrace every autumn
do the trees block the light

Not too far from me!
People saying it’s expensive for Huddersfield - it is in one of the more expensive parts and not that overpriced for the area.

OMG, it's perfect. I have a 60's house and I love it. The only thing I'd change is the orange in the kitchen.

I'll be honest I'd wonder why 2 houses in a small area were up for sale but think it's more likely to be the age of the owners in a settled area (where I live I have a few elderly neighbours and its likely to generate house sales as they die or move to more suitable houses).

I think you'll have slightly different markets and most people will look at both houses so it may generate some new viewers. Good luck.

It's not aesthetically a house I would want to have, but my god does it look practical and spacious and light.

I guess if I lived there I wouldn't have to look at the outside of it as much as if I lived next door?

(Question: would the flat roof/construction have any mortgage issues - I know roofs and walls materials are buildings insurance questions. May be worth confirming somewhere that it is perfectly fine on those aspects, assuming it is)

Looking at it with head not heart, I would worry about heating costs. Sixties houses weren't great on insulation, those windows are huge, and unless they have recently been upgraded to triple glazed/high tech ones will leach heat in winter, because Yorkshire winters are not mild.

OMG I'd love that house, it's absolutely gorgeous. And very very well presented, so you've got no worries there.

We live near Cheltenham and a house like that would easily be +£1 million round here.

It's beautiful, and a lovely example of classic 1960s design, especially as your mum has followed that through with decor and furnishings. Anyone who commented negatively in the Guardian is probably ignorant of that. If the architect is noteworthy, you might consider asking the Twentieth Century Society if they'd be interested in doing a feature for their magazine.

I can't decide if this thread is just an excellent marketing tool, OP, but well done if so!

it's so stylish. It reminds me of Cameron's house in Ferris Bueller's day off.
I agree with PP you could go full on James Bond with the interior.

I love houses that keep their architectural interiors. lots of contemporary 50s 60s 70s have been fiddle with over the years which dates them and makes them look urgh. But yours mum's house looks exactly how the architect would have wanted it.

Who's doing the viewings - your mum or the estate agent? Make sure they ask for feedback, although most viewers will be polite and not say anything negative at the time.

I think it's probably the price that's putting people off, the house is beautiful. Would your mum be able to reduce it at all?

It's an amazing house. I wouldn't change a thing.

It's the price. Not saying it isn't worth that, and the 'three bed' thing is by the by as it's really not a typical 'three bed' so you can't possibly compare - but the fact is that it is a lot for a not massive, not really commutable to Manc/Leeds house within that area. A LOT.

See what neighbours put theirs on for.

Its gorgeous and I would certainly consider it if I wanted to buy in that area.

One thing that might make It harder to sell is the flat roof. When I was a building society manager we had restrictions on non-standard properties which included those with flat roofs. If rules like that still apply it means that only cash buyers will be able to raise the necessary funds and obviously there aren’t that many of them around.

I am glad your mum is reconsidering her asking price

The only thing I'd be slightly concerned about is if I wanted to extend to add or enlarge a bedroom etc can this be done and how easily?

I love 60s houses and this reminds me of the Serpentine restaurant which some philistine ripped down and replaced with a modern monstrosity. I recall my stepdad taking us there for lunch etc and to appreciate the building - he was/is an artist and graduate in sculpture of Dublin Art College.

Love the space and the light, and the setting is beautiful, but personally I would not buy a flat roofed house. Looking at other houses in your price bracket, they seem to have at least 4 bedrooms (some 5 and 6), so that's probably a significant factor. I think she may have to drop the price to sell. The price seems fairly ok/reasonable for the amount of house and the uniqueness of it. However, I have no idea what houses go for in Huddersfield.

I loves 60s and 70s architect designed houses. Where I am it would be on at 4 times the price.

Gorgeous house. If anything there are too many EA photos (some of them are rather repetitive and tbh they aren't great quality either!) but unless I'm missing it there aren't any photos of the garden?

There is a specialist website/online EA called "The Modern House" - is she listed on there? Maybe she has an exclusive contract with her current agent but if it's possible to do a multi agent listing then maybe she should consider a specialist agency like them?
