Been on the market for 4 months and had a few viewings but we are quite rural so it's put English buyers off I think.

Estate agent says brexit has slowed the market right down and not to worry.

What do you think though? Reasonably priced? Needs better pics?

Estate agent only allows 12 and says not to include bathrooms, hall or utility room

Would love to hear views or tips and thanks in advance

Every bedroom has double wardrobes which you don't see from the pics and two are en-suite plus 2 other bathrooms.

The garden is looking nicer now since spring came - should I take better photos of that? Or add stuff? I don't know....I think we should add more photos of the bathrooms and other spaces?

Also our house is not orange like the photos make it look - the floors and furniture look orange I think they turned up the colour too much but it's actually nice oak colour!

georgous house the only thing i would be thinking of changing is the feature stuff in the kids rooms a more adult family wouldnt want butterflies and clouds maybe paint over them make it more neutral

I think it looks beautiful, OP, and if it ticked location/budget boxes for me then I'd be arranging a viewing. I can't speak to whether it's reasonably priced, but I'm imagine the estate agents take all market factors into account when doing the valuation.

Maybe they're right, maybe it's just people sitting tight until they know what the hell is going on with Brexit. I know round where I am, the rental market is on fire because just aren't buying (which means people aren't selling either).

It looks lovely, all the rooms are bright, clean and spacious. Photos are really good.
Nothing would put me off this house so i assume it just is Brexit.

I would definitely have photos of the bathroom, en-suites and utility room, and the hall, assuming they're all going to look good. It's a beautiful house! And, yes, at least one photo of the best bit of the garden; there are several outside shots but they're rather similar to each other. So you could ditch some of them in favour of more room pics. Good luck with it.

It's beautiful, and I'd leave the children's decorations intact for now - it's not off-putting.

Add the bathrooms, especially if they are as up to date as the rest of the house. Too many photos of the kitchen area.

Beautiful house OP. Is it on Rightmove?
I guess in a very rural location the number of buyers will be limited. What feedback give you had from buyers?
They say that any house will sell for the right price. yours will be hard to value as it's a one off but how does it compare with others in the area.

Yes I agree too many pics of the kitchen living space

He kids rooms are stickers I can easily peel them off. Bathrooms are white and modern yes and hall has lovely oak stairs and big window

Swap extra kitchen photos for bathroom and utility room. No separate living area would put me of straight away but nothing you can do about that.

I would be very wary of a house listing with no photos of bathrooms tbh. I would automatically assume they must be in need of replacement...

Maybe swap out some of the exterior photos for some showing off the ensuite or wardrobes? I think the house looks lovely generally, not too orangeSmile I’ve always found it odd looking at professional photos of your own house as it never looks quite the same as it does to your own eyes looking at it every day.

Gorgeous house, just a shame it's at the wrong end of the UK for me, it's exactly the house we'd love. Don't change the kids rooms btw, every house we've looked at has kids rooms and they're not off putting in the slightest. Having seen the market here in the SE stagnate recently I'm sure it's just Brexit nonsense.

I think it looks really lovely OP. You have a gorgeous kitchen and the bedrooms look lovely and spacious.

Assuming the bathrooms are decent I would include pictures of them and the hall, rather than multiple views of the kitchen. No pictures would make me assume that the bathrooms are in need of updating and that the hall is small/dingy.

One of my DS is looking at getting on the property ladder and has put a pin in it for the time being due to Brexit. So I really do think it is having an impact on buyers (obviously anecdotally).

The garden or stuff looking orange didn't occur to me (even having read your OP, so with my attention drawn to them), so I wouldn't worry about that.

It is a lovely house. For me I would feel that there is too much bedroom/bathroom space compared to the living area space so I would feel that I had to do some work on the ground floor to address that

Thanks. There are two bedrooms downstairs and two up so dds room would make a lovely snug, the one with the butterflies

That's a really good point about people thinking the bathrooms need redone if no pics of them. Will get them taken and uploaded and swap out for some kitchen and outdoor ones.

I need to get some plants for the front I think - the garden doesn't look as scruffy now either so will retake ones with the lawn in.

We used to have the trampoline etc round the front but stuck it all out back on agent advice.

It’s lovely. I agree it needs photos of the bathrooms and utility. The stickers need to go.

My only thought is that a family with a number of small children might have an issue with the bedrooms being on both floors. Not that you can do anything about it.

@foreverhomefornow your house looks lovely! I think as pp have said, that a bathroom photo is good as otherwise you tend to assume that it's in need of updating. I love your kitchen!

I think Brexit is biting the housing market too.
I’m in Scotland and in an area where houses are sold in days rather than
Weeks and it’s really slowed down. Next door neighbour’s took 6
Weeks to sell and that’s unheard of here. Another house is still on the market after 8 weeks

I'd ask them to replace a few of the kitchen photos with bathroom ones. Pretty much everyone has bathroom photos up, having them missing I'd assume they were utter shit tips. I've no idea on your price as I don't know the area well.

But the house is nice, I like it a lot!
