Link attached.

Been on the market for 4 months and had a few viewings but we are quite rural so it's put English buyers off I think.

Estate agent says brexit has slowed the market right down and not to worry.

What do you think though? Reasonably priced? Needs better pics?

Estate agent only allows 12 and says not to include bathrooms, hall or utility room

Would love to hear views or tips and thanks in advance

Every bedroom has double wardrobes which you don't see from the pics and two are en-suite plus 2 other bathrooms.

The garden is looking nicer now since spring came - should I take better photos of that? Or add stuff? I don't know....I think we should add more photos of the bathrooms and other spaces?

I love your house.

If you want me to be picky, the beds under the windows put me off. Also the garden isn’t shown off too well, trampoline should be on the grass.

I’ll look again, and see if there’s anything else.

foreverhomefornow · 18/04/2019 17:30

iwantmychairback there are two acres over the other side - where is used to keep my horse but it belongs to my dad!

Don't know if he would be too keen on you tromping through his garden tho with your horses!!!

I might just be absolutely thick but I honestly thought it was on a road because of the lines on the drive 😂😂😂

Will you help me sell my house please?

The lines shouldn't be so noticeable when I get new photos as they have faded a lot!

Each bedroom has two or three windows I'm afraid so not much wall left for beds in the two main ones....!

When we converted it we replaced any holes with glass so as to keep it as original as possible so we do have a lot of (super glazed) windows!

I thought the same and right next to kids playthings. I wouldn't want my children playing so close to an open, unfenced road (I know it isn't, but on first glance..)

aprilviolets · 18/04/2019 17:34

it's a lovely house though, why are you leaving? I wish we could get something so lovely for that price down here

foreverhomefornow · 18/04/2019 17:34

HJWT
Oh my god I have just noticed how that looks!!!! Grin back garden ideally located for commuters!!!

Fresh eyes are wonderful I am so used to seeing them that I never thought about them looking like a real road!

Lovely house, but too many photos of the kitchen really. Lose the photo of the empty field and a couple of the other outside shots too. Also perhaps the kitchen looks a bit empty and needs a few odds and ends dotted about. Needs a bowl of fruit or something. Also needs pictures of the bathrooms and utility room.

Asdf12345 · 18/04/2019 17:38

Can’t really comment on price as I don’t know the area, though it is somewhat more than similar houses we have been looking at in comparatively less rural north England with closer work and better transport links plus lower income tax and generally higher pay. If that is your local market than fair enough. It does perhaps mean your market is people who are already local or moving there for work.

If it has any more land or outbuildings they might usefully have more space in the listing (this has been a matter of great frustration for us looking for somewhere to buy as often details on these are patchy yet for our purposes are probably more important than the fine detail of the house).

NW2SW · 18/04/2019 17:39

I saw a road too, if I was casually browsing then I may not have bothered to look through the further images.

Can you make more of the patio doors? Link the indoors to the outdoors... even if it's a bit of garden furniture. Creates a feeling of more social space

foreverhomefornow · 18/04/2019 17:40

NW2SW yes have brought patio furniture out this afternoon and will add photos of it tomorrow

Will get plants too

Right, I’ve had a second glance. The dining room table could do with being shown off better as you don’t have a separate dining room. I’ve looked at the floor plans and notice no proper bathroom upstairs, but you can’t do anything about that. Less outdoors pictures, and some of the bathrooms. Get that EA back to do some photos, get that table dressed and some beds moved around.

TokyoSushi · 18/04/2019 17:42

Absolutely beautiful! Id expect you'll just have to waif for it to be in the right location for somebody and they'll love it! I would be slightly suspicious of no bathroom pictures though.

PCohle · 18/04/2019 17:42

I would also add a picture of the utility (even if it's not that pretty). It's a real asset, especially with an open plan kitchen and I'd want to emphasise that you have one.

I would have thought it was fairly clear that one of the downstairs bedrooms could make a sitting room but I suppose if it's really sticking you could 'dress' one of the bedrooms as a sitting room for photos.

It doesn't sound like you're in a huge rush though and with rural properties I often think it's a case of just waiting for the right person to see it.

foreverhomefornow · 18/04/2019 17:43

longdistance thank you so much for taking the time to do that

How do I dress the table? With flowers or with crockery laid out? Told you I was clueless.

Good idea about making it more of a feature

mamaslatts · 18/04/2019 17:43

Beautifully presented house. There was no mention of en suites in the main bullet points, only saw them on the floor plan. As others have said, at least photo of main bathroom. Most people moving rurally tend to want outdoor space and I found it hard to work out how much space there is outdoors with the property. Also no fence between road and garden which may put some people off. Certainly don't think you should rush to lower the price just yet.

WBWIFE · 18/04/2019 17:45

If I were nearwe I would have bought that

foreverhomefornow · 18/04/2019 17:45

I can't believe how many people say no bathroom pics would put them off. I thought that too but the agent was so confident that no pics of bathrooms makes people want to come and view the house so they can see more...

I did think that sounded a bit odd!!

I'm on it!

WellTidy · 18/04/2019 17:45

Maybe the description as four bedrooms is a little misleading given that the downstairs is one open plan space? Maybe some viewers would like a dining room or a playroom, and maybe that is what some owners would call one of the downstairs rooms that you are using as a bedroom. Which would mean that it is a three bedroom house.

Just an idea.

PCohle · 18/04/2019 17:45

I would add "private driveway" or something to the listing to help clarify the road confusion.

MODGNIK · 18/04/2019 17:45

It only has 1 living space for a 4 bed house and in the picture with the caravan it looks really thin and small- so like a mobile home.

Convert 1 of the downstairs bedrooms into a living space- it isn't a 4 bed house- it is either 2 or 3 bed.

mamaslatts · 18/04/2019 17:46

Oh just read the rest of the thread and that's not a road its your drive??

Grin
foreverhomefornow · 18/04/2019 17:46

mamaslatts

Thanks: the garden is actually totally enclosed. It's not a road it's my driveway which dh painted to stop the kids crashing into each other!!! Whoops

Will get that removed and take new pics.

These insights are so helpful.

I didn’t even notice the road markings and also assumed it was the road going right by the house.

Honestly your estate agent sounds a bit shit. How long are you locked in for?

These days people want to see it all online and then they will come and visit.

Your house looks beautiful but I don’t think any of the photos are that great. Our house was not fancy at all but they used a professional photographer and the photos were brilliant.

I love your house though.
