Will you help me sell my house please?

Been on the market for 4 months and had a few viewings but we are quite rural so it's put English buyers off I think.

Estate agent says brexit has slowed the market right down and not to worry.

What do you think though? Reasonably priced? Needs better pics?

Estate agent only allows 12 and says not to include bathrooms, hall or utility room

Would love to hear views or tips and thanks in advance

Every bedroom has double wardrobes which you don't see from the pics and two are en-suite plus 2 other bathrooms.

The garden is looking nicer now since spring came - should I take better photos of that? Or add stuff? I don't know....I think we should add more photos of the bathrooms and other spaces?

Because of the white lines on the drive it looks like your house is right next to a road.

Looks grey in some lights and blue in others. I love it too! Will use it again for sure (I have a whole tin left 😂)

ittakes2 we totally didn't think about that until this thread. She painted them on for the kids playing - we thought we would be here forever!

When you live here it's really obvious it's our drive so it's been great to hear outsiders views!

Getting rid of that, the caravan and sprucing up garden with plants and furniture and taking new pics this weekend x

However you configure it, parents have to sleep on a different floor to the children.

Perhaps aim at the retired market or holiday let market rather than the family market?

it is really common in the highlands and islands to have one storey houses with extra bedrooms in the roof space ( hence term 1 1/2 storey) the kids bedrooms upstairs will not bother locals generally

it is really safe in this area I'm not saying OP does but loads of people never lock their doors

I can't locate your house on Rightmove and it is about £100,000 more than any other property in Tain, although in much better order than any other.
Even when looking at Inverness it seems expensive.
I think you have answered your own questions. It is too expensive for locals. Even though you have had horses in the past, it doesn't have any land with it to make it "equestrian".
I think it is the price rather than Brexit. Who do you realistically think it will appeal to?

It's overpriced. It's too expensive for locals, and too far from major urban centres to appeal to non-locals.

It is lovely. I agree with previous comments about bathrooms - I would immediately assume they were needing replacement if no photos. It does seem a little toppy on price compared to other property locally. I would not bother about caravan to me it shows just how much room you have outside.

I would lose the photo of the lounge which shows the kitchen, makes it look quite small and very boxlike. The bedrooms all look well presented.

Good luck with the sale, hopefully the market will improve now spring has arrived.

I think it looks stunning op but as others have said, it needs pics of bathrooms. No pics would suggest to me that there's something to hide....(Not saying that there is, but that's what no pics would make me think)

I'm local (ish) and unfortunately I think it's going to take a while to sell. Its a lovely house, and the decor is great, but I'm not sure there is a big pool of buyers for it. It's realistically too far out for easy commuting to Inverness (I wouldn't go further out than Alness/Invergordon as the morning traffic is dreadful these days). For a family it's too far from schools/friends. It's not go much land, for instance often people who want to live rurally want to keep horses.
Sorry, I don't want to sound harsh, it will sell, but not quickly I don't think. It just needs the right buyer If you want to move quickly then dropping the price will help as it is quite steep for the location and size of the house. Brext is also not helping at all Sad

Thanks I'll have a chat with the agent about price. The survey values it at 330k so we just went with offers around that.

Most families are used to being in the car a lot as this tends to be how we live around here. Trade off being a bit further out for a nice house and garden ground. I do still thing it will end up being a family house again. A lot of my friends live in similarly sized houses with a commute to work. Guess I've never really thought about it it's just life in the highlands.

There are usually about 40 kids at the local Xmas party.

If a lovely house doesn't sell it's usually priced too high. Your house is lovely, after 4 months I'd definitely reduce the asking price.

I presume old bathrooms that need replacing if I can’t see them in photos. It’s a beautiful home
