Will you help me sell my house please?

Been on the market for 4 months and had a few viewings but we are quite rural so it's put English buyers off I think.

Estate agent says brexit has slowed the market right down and not to worry.

What do you think though? Reasonably priced? Needs better pics?

Estate agent only allows 12 and says not to include bathrooms, hall or utility room

Would love to hear views or tips and thanks in advance

Every bedroom has double wardrobes which you don't see from the pics and two are en-suite plus 2 other bathrooms.

The garden is looking nicer now since spring came - should I take better photos of that? Or add stuff? I don't know....I think we should add more photos of the bathrooms and other spaces?

The inside looks lovely, nicely decorated, and clean and tidy. I agree, we definitely need pictures of the bathrooms, and other interior spaces. The layout of coming into the house and facing two bathrooms and two bedrooms, would put me off, sorry, there is nothing you can do about that, but perhaps a picture of the hallway, showing the aspect could help.

The outside looks bleak, no flowers or pots, or anything other than a caravan and a couple of football nets and a trampoline. Could you move these somewhere briefly, and take pictures without then being there??

It’s obviously beautiful but being critical for that price there is only an open plan living room/ kitchen. My house is Nearly half your price and I have a good sized separate dining room and living room. Not sure how you address this as if you loose a bedroom downstairs then you are going to loose value anyway.

Its gorgeous! I agree with pp about Brexit. I stay in an area which is very sought after & popular. At the moment absolutely nothing is selling just now. Houses which would normally be snapped up are going nowhere

It's beautiful. My only comment would be that the outside space isn't very well defined. Is there a garden sort of area the kids can safely play in it is it just one massive area leading into fields? Which is lovely in itself and not odd for that sort of area but I'd like to know I can let the kids outside and they won't run off. Or there is somewhere nice we can sit outside.

Just adding my agreement to what others have said! A lack of photos of bathrooms would make me think that they weren't in as good condition as the rest of the house (which is beautiful!) so I'd prob get rid of a kitchen photo for at least one bathroom one. For me the kids decoration wouldn't put me off.

The photos of the garden don't really give any idea of how you use it. Would be an idea maybe to get some garden furniture (borrow some from a friend?) and set it up to show that there's somewhere nice to sit and enjoy the lovely scenery? If ypu could get some plants for a bit of colour fpr the spring/summer it would be nice.

This last point might just be something I like so feel free to ignore it! You mention in the description that it's 35 miles to Inverness, but I always find that hard to know how long it will take me with country roads being so variable up there. So maybe put in brackets 35 miles (45min drive)? But like i said that's just something Id like! Its a beautiful house though op, sure it won't be on the market much longer!

It is a beautiful house. What would put me off is lack of reception space for a 4 bed, and that the only upstairs bathroom is an ensuite.

It's absolutely beautiful. It must be a huge wrench to leave this lovely home. I agree with people suggesting a pic of the bathroom. Your price seems very reasonable too.

It's lovely. The market is dead due to Brexit. We've taken ours off as it "sold" but we couldn't find anything we wanted to buy. We'll try again when the market picks up.

I think your estate agent is right about Brexit. All the houses in that price range here (Shetland) are taking months to sell, people seem wary about taking the next step up the housing rung and who can blame them?

As others have said I’d want to see bathroom photos but your house looks immaculate.

Are you saying your EA will only take 12 photos? That seems nuts.

The photos themselves are fine, but there just aren't enough. You need to see the rest of the house- I would be very worried that an EA who thinks you don't has no idea how to sell a house. I don't think you need less photos of the fab kitchen, just include the missing bits.

The EA bumpf is OK, just a bit limp. It doesn't give any specifics about local amenities and it doesn't really emphasise the strengths.

Having looked at what is available, I think it's probably overpriced for the area (which seems crackers given how nice it is). Of course it is hard to tell with no direct comparators.

Yes the garden is totally fenced in and enclosed by the gates (thanks to ddog)

Totally agree about the garden. I have nice furniture will get it out now and take photos.

Will move caravan and take some nicer pics of back garden too and get some flower pots.

Really appreciate all the advice.

Entry is into the utility or kitchen via front or back door.

Will get views of rooms showing en suites and ward robes.

There are three virtually identical photos of the exterior and three virtually identical photos of the kitchen. From slightly different angles but still almost the same. I’d ditch some of those and include photos of the hall and bathrooms etc.

The EA only puts on 12 professional photos I have found out today.

So I can add my own which I intend to do this weekend.

Have painted up the little playhouse this weekend so will take a photo of that - showing kid friendly garden maybe?

I agree that it’s probably the Brexit thing.

I always want to see photos of bathrooms and shower rooms, because I would want to see if they needed updating from my point of view. Everything in the house is fine I think and certainly liveable with. Two many photos of the kitchen and poor description.

Can you take it off the market for a bit and try again later in the year?

Yes we could. I was hoping we might move in time for the new school year but if that doesn't happen we could do it next year instead?

Not in any great hurry just moving to be nearee family and amenities for when kids are teens

It's gorgeous OP! I like the decoration in the children's room and would leave it that way. Some of the other rooms, especially the kitchen look a little sparse - I know there's a fine between clutter and bare, but I would a few more bits to make it look 'lived in'. I'd ditch the photo of the double garage/trampoline, as it's obvious there's plenty of parking etc. Instead, definitely include a bathroom shot - I'd be suspicious if there wasn't one, and think it needed a lot of work or it was 'unique'.

Exactly what I am looking for. EXCEPT I need at least two acres of land and stables too, so unless you ‘forgot’ to list that is was an equestrian property, I can’t make you an offer.

It's lovely but there's only one reception room, and that's open plan to the kitchen. I appreciate there's not much you can do about that but it looks more like a beautiful holiday house than somewhere a growing family could really live easily.

This may be me being a numptie but do you have road markings in the middle of your drive? At first I thought it was the actual road rather than a driveway, which would put me off. But I may be seeing things/being an idiot. Nice house.

I think it would be worth adding a couple of large shrubs and tubs by the gate. The house is lovely and I love the blue, but the front garden looks a bit bland.

Ohhh yeah - the kids have electric buggy things and dh painted white lines on the drive to stop them crashing into each other!!! There is a roundabout out back too! Lol but it's quite faded now due to the sun....Hmm

on first glance, it looks like your house opens straight onto a country road..then I realised the road markings are on your actual driveway!
Maybe remove those markings as that kind of thing would put me off initially if I was looking at lots of houses in one area. I don't want a rural house right on a road and that what I thought yours was at first!
