Been on the market for 4 months and had a few viewings but we are quite rural so it's put English buyers off I think.

Estate agent says brexit has slowed the market right down and not to worry.

What do you think though? Reasonably priced? Needs better pics?

Estate agent only allows 12 and says not to include bathrooms, hall or utility room

Would love to hear views or tips and thanks in advance

Every bedroom has double wardrobes which you don't see from the pics and two are en-suite plus 2 other bathrooms.

The garden is looking nicer now since spring came - should I take better photos of that? Or add stuff? I don't know....I think we should add more photos of the bathrooms and other spaces?

Oh I love it! Would but it in a minute if I had the cash and wanted a move to Inverness. Seems ok price wise too IMO Grin

It is beautiful, just the sort of house I would buy. As others have said, no pictures of the bathroom would make me wary.

Flower777 I don't know? We haven't paid them anything yet it's all done when it's sold.

He's a lovely guy and we genuinely liked him - very professional and knowledgable about the area.

Think it's a company policy about bathrooms but He said I can add my own photos.

I'll get private enclosed garden and driveway added to listing

I think the pictures are great. It's a lovely house!
Currently searching for a four bed house myself (and trying to sell my current home).

Make sure the price is right? I don't know the area at all. Make sure you're not pitching too high.

Would want to know what the bathroom looks like too if I was contemplating viewing. I'd move the caravan out of the pics too, if at all possible. And I always like a nice snap of the front door / entrance way, usually entices me into viewing Smile. Good luck

I don't like the only one big room downstairs would like a separate living area whether a small snug / separate lounge study etc the living space doesn't match bedroom space whether it would market better as a 3 bed house with 2 receptions I don't know? but I would not buy 4 beds without 2 reception rooms sometimes you just want a retreat.
what is the roof behind trampoline is it next door as it doesn't look like your house roof?

I used to live near Inverness (but the Nairn side) unfortunately you are 35 miles from Inverness and 5 miles from Tain so it is a bit back of beyond so possibly just a bit niche and will take time to sell I don't think the highland market is fast at the best of times I'm not convinced Brexit makes much difference that far north

how long does it take to get to Inverness and how accessible are you to the A9 even in bad weather?
I expect a 4 bed house to have childrens bedrooms so long as the master bedroom is obvious like yours it will be fine, any locals will be quite happy with the one and half storey type house , it is just not common down south

We are 35 mins from Inverness and yeah in 20 years we have been snowed in once last winter and by noon the local farmer had ploughed all the roads with his two tractors in tandem!

Just told dh about the drive looking like a road and he laughed and said ohhhhh better get rid of those lines!! It hadn't occurred to either of us 😂

Yes that roof is next doors garage.

His house is to the rhs of ours but only one window faces his house.

It's hard to see which is the front view of the house so I would add some nice flowers in pots by the front door. You can take them with u then.

do you think you buyer is likely to be a local upsizing or someone downsizing from the big smoke
if a local it's all fine
if not you need to emphasis the ease of the commute to Inverness ( just don't mention Kessock bridge queues) is it truly realistic to work in inverness as to be honest that is where the jobs are unless you are in Nigg

teacupdrama yeah my mum did it for years and most people based around here work at nigg, offshore or Inverness. It's not a bad commute as not much traffic or jams like down south but just further to go.

Few things in Dingwall or Alness like BT and NHS/sepa

A lot offshore though and nigg is a lot busier than it was

Not sure about local upsizing as it's quite a lot of money....

Probably a city dweller looking for a quiet retreat. Sat out in the garden all you can hear is birds and it's so peaceful and private!

Patio is sunny and sheltered - why am I moving again?? 5 mins from gorgeous quiet beach too maybe should have photo of that?

I think it's strange not to show the bathroom. I always want to see it as the kitchen and bathroom are the pricy things to change if they're bad. I would assume from the fact there's no photo of the bathroom that it was dreadful.

I also think it's lovely op, beautifully presented, but I also thought it was right on a road.

I'd remove the markings and I'd maybe put some pots with plants in on the drive to show it's private, maybe the gravelled areas to the side. Right now it looks like a road going past your house.

Beautiful house OP. I too would assume that photographs of the bathrooms had been omitted because they were in need of updating.

if on the market for 4 months must have gone on just before Christmas to be honest market doesn't get going much till March so more like 6-8 weeks
we moved near Glasgow but we had to sell below what we wanted as it was too much keeping coming north to maintain it but if you are not in a hurry that should be OK

Tain isn't really that far from Inverness and some would see being on the Black Isle a bonus rather than being in Inverness with an easy commute.
