We are going onto the market over the next few days, photos taken yesterday. We’re in a new build which we reserved in 2020 (completed 2021). Valuations were slightly disappointing but have gone with agents’ advice and listed at £375k.

Our motivation for moving is to apply for DD’s school next September so we are on a 12 month countdown.

Feeling a huge mix of nerves, excitement and impatience.

I am sold just a shade over asking , there wasn’t much between the offers and went with the one that felt safer ( to me ) though actually against what the agent recommended .

Wow well done, hope it all progresses ok for you

10% reduction would be a heavier reduction than needed it would be competing then with houses with one less bedroom, no downstairs toilet and no drive or garage. I might reduce by 6-7% at the very most. It's not in poor condition or anything to warrant any heavier a drop. I'm being realistic to the fact it's a buyers market and making a firm drop to attract interest but any more of a reduction would just be wasting money

Not sure what you mean by wasting money?

Yes that's what estate agents saying at the moment that buyers are hesitant at the moment. So I'm going to reduce from next week on the off chance that if the decision is to hold the interest rates that it'll maybe reduce mortgage rates slightly and encourage buyers to start looking actively again. But I want a planned reduction plan in place for next week because I don't think there will be a suddenly boom of movement after Thursday but I'll give it a chance.
I'd just rather have a plan in place for the 4 week point

Mortgage rates are priced off the "Ten Year Yield", EU just raised, I think US and BOE have to raise, maybe even 0.5%?

Congratulations! I think you have to go with your gut.
What made them feel safer to you?

Changedforsafety · 15/09/2026 15:54

Give it a break. Why are you on this support thread?

sbplanet · 15/09/2026 17:14

Ooooh! Listed last Friday and now have two viewings lined up. It's all a new experience after 22+ years in the same home. When they happen I'm going to 'retire' to the office, as I've no car and I'm not about to discover how the local buses work, lol.
I'm kinda not ready for this. We don't have to sell, but I want a change and hopefully a detached property. There's very in our price range on the market round this part of Wiltshire. The house down the road just sold for £1m+ which is a bit rich for us, I did ask them if they'd lower their price but they wouldn't! :D

Great that you've got some viewings booked in already, let us know how they go

tsloppge · 15/09/2026 20:19

listed on Friday and had 8 viewings so far over weekend, Monday and Tuesday. More booked in for the week, 14 in total. I do live in a big city in the center centre. No offers yet

TivoliLisboa · 15/09/2026 22:24

I would like to join.
Listed last Wed and had 3 viewings on Saturday. One offer, but ridiculously low, so we rejected.
Really hope to get more viewings this week, but so far nothing…

Frostiesandmilk · 16/09/2026 12:32

House reduction will be on Rightmove tomorrow as agent said Thursday is the best time to reduce as it's just before the weekend and more likely to be seen.
Then we wait and see if that has any impact

What % off your asking price do you consider ridiculously low?

You're unhealthily obsessed about other people's property prices. It's getting creepy because you're like a bot, you never engage and have an actual conversation with anyone. You only want to pump people for information. Maybe that's why your user name is keeppumping

twixnpicnic · 16/09/2026 14:38

Keep pumping is probably enjoying annoying people. Perhaps even planting ideas of decreasing house prices and spreading a bit of panic. Let’s all give it a good ignoring!

we’ve got a viewing tomorrow and I’m bricking it. We seem to get one viewing every 1-2 weeks and we’re getting a bit desperate as we’ve got a house to move to. We wouldn’t have had it this way but we lost our buyer at the last minute.

im tidying and scrubbing carpets. Any tips anyone can offer me? It’s tricky, I have a 1 year old and 2 house cats.

Changedforsafety · 16/09/2026 15:39

@twixnpicnic declutter best you can !
I think doing the viewing yourself can help too if you are able to. Best of luck .

Agree - tedious.

Totally empty litter trays, disinfect, refill with fresh deodorising litter. Use lemon and lavender essential oils in a diffuser to help neutralise any smell. If possible, keep cats and litter to one room with the door shut so at least the whole house doesn't smell and then switch their room (or remove them from house) and dispose of litter just before they're due.

Npt being judgemental, but smell is a big deal. I have cats that can't go out at the moment and I am finding it depressing how much the litter smell permeates the house even with multiple-daily cleans and am doing my best to keep it manageable, using the tactics above when I have visitors due.

Thanks @Alwayschillyatnightthats really helpful. I’d not thought of getting a diffuser and oils but that sounds lovely. I’ll have to get that arranged for future viewings. Any particular diffusers and oils you’d recommend?

I’ve found a carpet powder for now that smells ok so will use that sparingly this evening and we’ll definitely have fresh litter trays just before viewing.

Well, whichever smells you enjoy, but i do think citrus smells are usually quite clean smelling and have general appeal. Lemon or grapefruit.

I can tell you to avoid lime. It smells like cheap toilet cleaner!

Lavender is another fairly inoffensive sort of smell, or mint or eucalyptus again smell 'clean'.

Yes absolutely agree, it's very tedious and repetitive.

Papyrophile · 16/09/2026 21:32

KeepPumping has been clogging up MN property threads for several years. I would surmise from their posts (which I have been reading for a year or more) that they were disappointed by the property market's failure to fall to a price at which they could afford to buy. KeepPumping really does believe property prices are going to fall back 20 years. I agree they are falling, but not as much as they would wish.

Papyrophile · 16/09/2026 21:34

Another prediction... KeepPumping will not return to this thread to respond.

Ok. The Internet has been watching me and im getting silica cat litter advertised at me now. I am seriously tempted. Claims to remove all odours for up to a month.

TivoliLisboa · 17/09/2026 09:45

We are using silica cat litter and it’s really great!
