We are going onto the market over the next few days, photos taken yesterday. We’re in a new build which we reserved in 2020 (completed 2021). Valuations were slightly disappointing but have gone with agents’ advice and listed at £375k.

Our motivation for moving is to apply for DD’s school next September so we are on a 12 month countdown.

Feeling a huge mix of nerves, excitement and impatience.

I haven't tried silica cat litter but I will now that my feed is also full of adds for it ;)

Look at Nikura diffuser and oils very good

tsloppge · 17/09/2026 14:41

i got really excited as i got an offer from someone i strongly suspected would offer as they seemed really keen. But the offer was really disappointing. i would have rejected it if it were £10k more even. i rejected it but of all the viewings it was the one i was really hopeful for. I believe the right offer will come through. How likely is it someone who gives a low offer will come back with a decent one? It would need to be £15k higher minimum for me to consider. Its for a 2 bed

Have you flat rejected it or have you gone back with what you would accept?

It depends (sorry that's a bit obvious), ages ago we had a nicer than most terraced 2 bed in a town. A young couple came to view it and she really loved it (it had enough character but was modern too), he played Mr Cool. Anyway they put in an offer, a quite low one which I refused. They came back for a second viewing (she was so keen) and put in a slightly higher offer which I also refused. I was actually quite 'keen' to sell but knew that the place was worth the asking price. They kept 'messing about' to-ing and fro-ing with us and the EA. Meanwhile someone a couple of streets away came round to view, they really liked it. We had a discussion and they wanted to offer. They asked me if I'd like to go down the local pub for a pint, and then they asked how much I wanted. I said I wanted the asking price, they said okay, I said 'it's yours'. Next day I rang the EA and told them they could tell the young couple that I'd sold to someone else. Word came back they were upset.
So it could go like that, or they could think there's lots of other places to buy.
Good luck with your sale. :)

We are using silica cat litter and it’s really great!

Well i managed to get a decent discount code for signing up for 3 m9nths worth and I have a referral code if anybody wants it!

I acknowledge that this has veered away from the thread topic somewhat. Apologies.

CointreauVersial · 17/09/2026 18:16

LOL.....25 new posts.....and 22 of them are about bloody cat litter! 🐱

Well, nothing to report here. No more viewings in the diary, so it's possible that the "price drop bounce" has finished already. Bah.

Was there a 'bounce'? Is it just that it brings the property to the top of the 'newly listed' sort order? Fingers crossed for you.
I'm starting to think that maybe people are mostly nervous about 'affordability' and are wondering what the budget might bring and are sitting things out.

twixnpicnic · 17/09/2026 19:45

The bounce only got us one more viewing. I don’t yet know how it went but with it being at 4pm and likely with a first time buyer I wouldn’t expect an offer same day. What do you all think? My husband thinks nothing is coming of it but tbh I think it’s reasonable to take the night to think even if I was going to offer. The viewing only lasted about 10 mins but we’re only a 2 bed terrace so that’s also normal isn’t it?

Well, could be that. Although our price reduction took us below a certain threshold, so it would have appeared on more searches. Whatever the reason, we had actual viewers at last!

daisychain01 · 18/09/2026 06:31

My understanding of "The Bounce" is that it's EA speak for an extra flurry of interest following the summer holidays, kids back at school etc.

but reading some threads, it seems there's another bounce caused by a price reduction (cue KeepPumping joining to ask what the % reduction was and how it isn't enough and property's still overpriced 🤭)

anyway so far in Sept we haven't had any bouncing or any enquiries 😢 Completely flat as a pancake, the last time I checked pancake don't bounce!

the more time goes by the less I think we'll have a buyer this side of Christmas. So now the dilemma starts to become .... do we decide when to withdraw from the market in Nov for a relaunch in Jan-Feb, so the listing can be re added as a "new listing"? We've had a rethink about the new house we wanted to buy and we've got a plan B so it has taken the heat off to a large extent.

TivoliLisboa · 18/09/2026 08:26

One week on the market, 3 viewings and 1 rejected offer, and since then we’ve heard nothing.
A house we viewed back in August and absolutely loved has now come back onto the market, and the estate agent asked whether we wanted to make an offer. Unfortunately, we can’t because we’re not proceedable yet.
The agent selling that house said the market is very, very price sensitive at the moment, and that buyers are looking for a “deal”.
For now, we’ve decided to give it until November. If nothing changes, we’ll probably withdraw it from the market and try again in spring, hoping conditions improve.

CointreauVersial · 18/09/2026 21:26

Oh, it's horrible, isn't it? I'm trying to think of a Plan B, if it just doesn't sell.

tsloppge · 19/09/2026 00:53

@TivoliLisboa it's almost fate that it's back on! Could you go back to the one offer and counter?

Changedforsafety · 19/09/2026 07:48

I’ve offered on a property and they said they’d come back today. Petrified. I have a 4 bed house plus loft and shed packed to the top, busy full on job and I live alone . No idea how I am going to manage a move into a smaller place.

Tricky isn't it. Is it just 'affordability' if so how long before that changes, maybe after the budget? The KP pricing 'bounce' is, from my take, one it goes to the top of searches on Rightmove when you're searching by 'newly listed' and two might appear in a different price bracket (lower I assume!). But for me, looking in a narrowly defined area, I prefer to go through from the newest to the oldest. We went to look at one that had been listed since May without any reduction, and it was obviously at the top of the price range for the area. The EA was suggesting 'make an offer' when we said the price seems a bit 'toppy'. But of course mostly the one's that are oldest listed tend to be fairly rank! Lol.

Two viewings this afternoon, I'm interested to see if there will be offers and if so at what level. Fortunately (or unfortunately) we've not seen anywhere to buy yet anyway, so I can still be amused by the process. Don't think that will last long though.

daisychain01 · 19/09/2026 11:58

it feels like a combination of Chicken and roulette. All very uncertain and stressful.

Solidarity one and all, nil desperandum and all that !

ETA there is no significance to the underscoring, even my posting has gone sqiffy!

Changedforsafety · 19/09/2026 15:07

I’m buggering off to the sun for a week , it will all be still here when I get back !
Good luck to everyone hope it all starts going the right way for you this week !

Frostiesandmilk · 19/09/2026 15:21

I have a viewing booked in a few days thank god. I don't necessarily expect an offer on the first one. But pleased the ball is rolling finally and maybe get some feedback

This morning's news about the threshold for the "high value homes council tax supplementary charges" being reduced from £2 million to £1.5m to raise an additional £800m annually for the financial black hole makes me fairly certain that it will be lowered again and again.

Some of them round here on for over £2m don't pay much more than the 4/5 bed housing estate detached stuff. I think there's a bit of catching up to do, or sorting out when you see how much they pay for similar CT grades in Wandsworth.

I’m in two minds. The agent came back and said quite specifically that if we make an offer, it would need to be at the asking price or above. She also mentioned that another offer is apparently on the way.

Part of me feels she may be using our interest to push that other offer higher, especially since the house is already right at the top of our budget.

Hi. Just found this thread. We’ve been on the market since 1st September and all fairly depressing. We were supposed to have a ‘launch weekend’ but had no viewings booked in at all for that. Someone on the agent’s books viewed it early, disappeared and agent couldn’t reach them again! Last weekend we had just one viewing which went well and led to a second viewing yesterday but I could tell from my ring door bell that they only stayed inside 15 mins max, which doesn’t bode well. Other viewing this morning they only stayed 10 mins so presumably a no. We have one further viewing tomorrow lunchtime. So that was a very long winded way of saying 3 first viewings in 3 weeks and 1 2nd viewing that is not looking promising. Not many directly comparable properties on sale re pricing but ours is a large semi with big garden and seems to be being compared with detached with small gardens so not much we can do about that. We’ve also made the error of having already found our perfect home to move into but not looking likely now (probate property so although no rush to sell, they have no chain and no incentive to drop price much if we have to reduce ours). However the house we want has been on the marked since end of July so looks like we’re all struggling
