We are going onto the market over the next few days, photos taken yesterday. We’re in a new build which we reserved in 2020 (completed 2021). Valuations were slightly disappointing but have gone with agents’ advice and listed at £375k.

Our motivation for moving is to apply for DD’s school next September so we are on a 12 month countdown.

Feeling a huge mix of nerves, excitement and impatience.

And now, the second to view wants the real purchasers, who are the in-laws, to see it next week. They have sold in Sussex and the conveyancing is in hand.

DH is gulping nervously: we've been here almost 30 years, and this is his only real family home ever, in 70 years. (Military parents, so they moved every few years.)

That’s promising! Fingers crossed you get an offer! 🤞

Had a long chat with our estate agent today, and he shared some interesting figures. Apparently, 10% of potential buyers clicked on our Rightmove listing, but all our viewings have actually come through their database.
He was also subtly trying to steer me towards reducing the asking price…
We have 3 viewings lined up for this Saturday, so we agreed to wait for their feedback before deciding whether to reduce or hold firm.
He also mentioned that the market tends to go dead after mid-November. Again, I can’t help feeling he’s slowly preparing us for a price reduction… 😅

Timetomoveonagain · 09/10/2026 17:26

2nd viewing isn’t making an offer - hasn’t said no but wants to consider other options first but it does mean that we aren’t proceedable on the house we really wanted and they have best and final offers on the table for a decision to be made after the weekend so we aren’t in the running for that. Gutted. We don’t have any other interest and our agent said viewings across the board have been slow this week although 2 properties I’ve been watching as potential interest have sold this week and another has been taken off the market so houses there isn’t anything we like at the moment now if we sold ours

daisychain01 · 09/10/2026 18:25

Quite despondent today. Had a telephone meeting with our EA to work through options for the coming months, given the impending winter gloom, Christmas, dark days etc.

choices are:

  • leave the property as is, on RM, no price change and hope the one person who has expressed interest manages to become proceedable;
  • Withdraw from the market by end Oct and relaunch in late Jan early Feb with new photos.
  • reduce the price significantly now, in the hope of attracting an offer. Trouble is, once you've reduced the price there's no going back and we just don't know if our property isn't selling because of the impending budget, interest rates etc, or if it's the price. We are in a semi rural village location, notoriously difficult to set the price accurately because nothing to compare to.

really fed up but somewhat resigned. Not the end of the world but still quite frustrating, to have built ourselves up preparing to move, to now be considering taking it off the market.

I feel this - Ive been on the market since Jan 2026 when my divorce was finalised. Living under the same roof as ex and with my children, its hell. Based in Maidenhead in a nice area, great schools (one of the best primary's int he country within 5 min walk), transport connections and fairly quiet road. House is in good, modern shape with no issues. 4 bed extended semi with garden cabin and large garden and driveway. Initially valued at £725k in Jan 2025.

Launched with one agent, four months on the market, only 5 viewings. Reduced price to £690k, no interest. Then changed agents, dropped price to £650k and have had 35 viewings, and was overjoyed to recieve two offers in june at very close to asking price. Both fell through as one buyer had thier chain collapse beneath them, and the other couldnt find a buyer for his flat. Fast forward to September, recieved an offer from an FTB at £580k - ex refused and rejected the offer immediately.

Ex told me they wont accept anything below £600k. I should add, ex isnt paying anything towards mortgage or bills, we are divorced legally and im unable to save for a deposit somewhere else until it sells. Ex has no savings and is relying on the equity to rehouse, I will move in with my parents and save once sale is done.

Consent order says ex gets all the equity, I get my pension - my choice, agreed through the courts.

Had 5 viewings last week - and another offer of £580k came in, ex rejected it, revised offer at £585k countered and ex refused again.

I am in utter despair and feel like this wont ever get resolved in this market. Help!

Confused why ex paying nothing towards the mortgage gets all the equity?

Papyrophile · 09/10/2026 20:53

Presumably he dobbed in much of the initial deposit and paid most of the mortgage during the marriage. Divorce and death are such horrendous experiences that buyers leverage to talk down prices. We are in the falling market you've been banging on about for two years @KeepPumping . There will be winners and losers.

To @DazedandconfusedParent your area is very difficult as far as I can see, (from afar, but I have relatives nearby). The prices zoomed up with Covid, and everyone loved WFH but the falling market and rising mortgage rates are preventing or discouraging moves that don't make significant improvements to a buyer's life.

Papyrophile · 09/10/2026 21:01

There needs to be a reason for any house move now; it's not just I want a change anymore. There has to be a really good school, or family proximity, or a new baby, and it all has to come within the family budget. Nobody is moving on a whim.

We're 70, and are selling because our house is a bit too big now, and not in the right area. Our only child has bought in an area that offers work opportunity in the right field; we like it too and it's closer to all our friends.

Papyrophile · 09/10/2026 21:05

@daisychain01 , it might be worth some night time pictures to refresh your listing? Show your house as welcoming in the darkness during the winter months?

That's a good idea, thank you I'll see what DH can do. I did see a property on RM with night time photos and they looked stunning.. Thing is we're in an area of zero light pollution so it may not work, but we can give it a go.

Papyrophile · 09/10/2026 21:25

How long have you been on the market? It’s really rubbish isn’t it. I’ve noticed some houses locally to me getting multiple viewings and selling quickly whereas others just sit for months on end

This sounds very stressful. I don’t know why ex doesn’t just accept an offer so you can both move on. Hopefully you will get some movement soon

It’s extremely stressful and affecting my health. Ex just won’t budge on reasonable offers - I’m looking at court action now to get it resolved.

the equity all going to the ex was decided by the court as ex earns 1/3 what I do, and I wanted to protect my (much larger) pension so it worked out fine aside from the fact I’m now stuck in this awful situation.

Reading all the comments on here, I think our price point is the most challenging. We've been on the market since May-June including a change of agent and a big price reduction because the first agent overvalued it. We were completely out of the loop on property prices as we bought in 2012, and a lot has happened since then!

We have also seen several semi's in our village come on the market and they're selling within 3-4 weeks. One house SSTC at £100k more than their purchase price in 2023, but they have absolutely gutted the place and everything is brand new.

There are 3 detached properties including ours in the £600+ range that are not moving. we'll see what the budget and next round of interest rate reviews has in store and decide whether to withdraw over Christmas and relaunch in mid Feb, possibly with an adjusted price and new photos.

Papyrophile · 10/10/2026 14:18

We're in SE Cornwall and the market is slow for houses above £500k because there are not many jobs locally that are paid highly enough to fund big mortgages at 6%. Our second viewings are both people downsizing and relocating from more expensive areas, to be nearer relatives. One looked a year ago and couldn't find a property she wanted, despite having multiple offers on her own house. We have our fingers crossed that she will get a good offer quickly, if she wants to buy ours.

Otherwise, the houses that are selling fast are cheaper at £300 - £400k). Some have been improved; others are large but dilapidated, although habitable. One sold quickly despite a much higher price because it's directly on an estuary with a floating dock, dry dock and a pontoon jetty so almost certainly sold to someone who sails.

TheBirdintheCave · 10/10/2026 19:11

We had a couple view today who love the house (for the first time!). Unfortunately they also saw another house in different suburb of our town so are spending tomorrow deciding between us 😭 I so hope they pick us. There are pluses and minuses to both areas but we’re so unlucky I’m sure the other house will win out.

CointreauVersial · 12/10/2026 12:34

Soooo depressing reading all of your updates. At least we're not alone...

Another viewing tomorrow, but it's yet another OAP with mobility issues - the EA is seemingly blinded by the word "bungalow" but somehow forgetting the steep staircase to the first floor loft-conversion bedroom, the steps to the front door AND the split level living room. I keep telling them that no sensible person over the age of 65 will buy our house as it just won't be future-proof....but they keep sending over those downsizers..... It's so much better as a family house. Oh well.

TivoliLisboa · 12/10/2026 14:11

While I’m still waiting to hear back from the EA about the 3 viewings (one was cancelled), we’ve decided to reduce our asking price this week and give it until mid-November. If nothing happens by then, we’ll take the house off the market and try again in spring.
The market feels completely dead at the moment. I keep seeing lovely houses coming back onto the market after sales have fallen through. Just a year or two ago, these properties would have been snapped up immediately, especially with their catchment areas for excellent schools. Now they’re sitting on the market for months.
I have a feeling everyone is holding off until the Budget announcement, but I’m not convinced it will actually change much…

DazedandconfusedParent · 12/10/2026 17:06

A quick update for you all - after 35 viewings, several price reductions and a lot of negotiating, finally had a proceedable offer accepted this morning on the house. Fingers Crossed for a smooth run to completion now!

We had to reduce from £625k asking to £590k accepted, in our area the pricing a falling fast and if im honest, I think it will get much worse if we wait with mortgage rates going the way they are. Time to cut losses and move!

I think good properties are still being snapped up and offers accepted, but it's the fragility of the total chain that is causing all this stalemate. People pulling out due to nervousness in interest rates, the global economy etc.

How long your house was on the market until you got the offer?
Did you have to reduce listing price to 625k?

THe house went on the market in January but was massively overpriced by what turned out to be a rubbish EA. Went on in Jan at £725k no viewings, dropped price to £700k, then after only 5 viewings and 3 months switched over to a much more proactive agent that got us 30 viewings since May. Went on at £650k, had 2 offers at £640k but both fell through and dropped to £625k. Was about to lose all hope but pleased we got a proceedable offer late last week, accepted this morning. Its come down a LOT in price to get it sold though, tough market out there for sellers!

Thanks for sharing! So glad it all worked out in the end.

We’ve had 13 viewings in one month, accepted an offer, and then had the buyers pull out. I’m already fed up!

Had a chat with our EA today and instructed them to reduce the price on Wednesday morning. We really want to move and upsize for the kids, but if we don’t get another offer by mid-November, we’ll take the house off the market and try again in spring.

Strangely enough, now that I’ve made that decision, I feel a lot lighter. I can finally focus on other things again. For the past month, selling our house and finding our next home has completely consumed my energy and thoughts. It’s been exhausting!
