We are going onto the market over the next few days, photos taken yesterday. We’re in a new build which we reserved in 2020 (completed 2021). Valuations were slightly disappointing but have gone with agents’ advice and listed at £375k.

Our motivation for moving is to apply for DD’s school next September so we are on a 12 month countdown.

Feeling a huge mix of nerves, excitement and impatience.

Oh no, how far into the process did they withdraw?
I've got the mortgage valuation tomorrow and filled in a few forms for solictors and snt certificates and things over. I'm dreading the buyers pulling out mid process and having to start again

Not far at all. We’d already exchanged solicitor details, and they were due to book the survey by tomorrow. Their solicitor was also on a no sale, no fee basis, so they hadn’t spent a penny yet.
I’m still hoping to hear from the couple we showed our house to on Saturday. The agent couldn’t reach them today, so fingers crossed they come back with some interest.
We’ve also got another viewing booked for Saturday, so hopefully we’ll find another buyer soon.
It’s funny how completely differently agents treat you once you’re proceedable :)

hpsaucy · 06/10/2026 09:52

My listing went live on Saturday and the estate agents plans to do a viewing event next Saturday. So far there is 1 viewing. I'm scared and excited all at once. I have seen a property I really like so have requested a viewing.

YouveCatToBeKittenMe · 06/10/2026 10:55

Been on the market for 3 weeks, only one viewing 😟
so I reduced the price yesterday, that will pit us in a different search bracket and hopefully some viewing.fingers crossed everyone else has a good week.

At least you hadn't had to wait too long. Mortgage valuer came to look at the house today, so I'm hoping I don't need to wait to long for them to confirm the formal mortgage offer and move forward. No news yet about whether buyers are booking a survey or not. Hopefully if they're having one they get it booked in ASAP after the formal mortgage offer is through.

We had one of those, is it a new EA trend I wonder? Ours had just the Agent attend! :D We've had lots of 'looks' and so on on Rightmove, but no-one is biting. One viewing in 3 weeks. I think that there's no reason for lots of people to rush, there's a budget coming up real soon and affordability of mortgages is uppermost on a lots of peoples minds. We also don't need to rush, so we all wait it seems. Good luck btw. :)

Yes, I am happy it happened now and not later when we invested into process.
I never thought it would be such a stressful time.

Sat viewing got cancelled, so atm nothing booked…

Sellingmyhousesoon · 06/10/2026 13:15

Got estate agent pics back after waiting a week for them to be taken, and I don't think they make my house look very nice.

So now yet more delays whilst we figure this out. It will be lucky if my house gets on the market before Christmas at this point!!

TivoliLisboa · 05/10/2026 18:31

Our buyers came back and withdrew their offer. They said that in the current climate, they just don’t feel able to make the financial commitment.
We were really hoping to put an offer on our dream house, which has just come back on the market.
And now we’re back to square one 🥲

I’m so sorry this has happened to you. It’s so stressful

Oh no that’s disappointing. Are they going to take some new photos or will you look to change agents? Hope they get it sorted for you

Timetomoveonagain · 06/10/2026 20:27

So we had a 2nd viewing yest evening and she said she loves the house. Meanwhile we are still waiting on news on our best and final bids that we had to submit yesterday. The selling agent knows we had a 2nd viewing and asked if we had heard anything yet so I’m hopeful if we get an offer we may be in the race? Unfortunately our agent hasn’t heard back yet from the person who viewed. The other viewing that we had hasn’t sold yet so not proceedable but prefers the layout of another house on the market locally so that’s her out of the equation. We haven’t had any more viewing requests so it’s all hinging on the cash buyer feedback. So stressful

Sellingmyhousesoon · 07/10/2026 13:47

My house has gone live on rightmove today. I feel SICK with nerves.

I got them to use my photos instead, which aren't as good as proper estate agent photos but certainly better than the ones they did!

Well done going live on RM, first step done.

Honestly, just take it one day at a time in a challenging market like this, or you'll make yourself ill.

Do you have a new property in mind?

Good luck. Ours went live on 22nd. We’ve had 2 viewings and no offers yet and I’ve seen the house I would love to buy. I’m finding it all incredibly stressful but hope you get lots of interest and some viewings lined up

Ours went on the market on the 9th, and after a stressful month and our buyers pulling out, I came down with the flu. I think my body is basically telling me, “Enough stressing. Just let it go!”

It is so stressful isn't it! I wonder how many viewings in one month is average?

Oh gosh poor you! How many viewings have you had?

Oh gosh poor you! How many viewings have you had?

We’ve had 8 viewings in total, including the buyers who came back 3 times and then withdrew their offer.

We have another 3 viewings lined up for Saturday. For now, we’ve stopped viewing properties ourselves, as it’s even more stressful when you find a house you love but aren’t in a position to make an offer.

CointreauVersial · 08/10/2026 12:55

Well....absolutely zero progress here.....no more viewings after a very small flurry of interest when we dropped the price. We've just been on holiday, and left the house immaculate just in case, but needn't have bothered!

14 weeks on the market now, and I think we've had 5 viewings in total. One couple came back for a 2nd viewing but then decided to buy elsewhere. Frustrating, as our retirement planning hinges on us downsizing.

MariLlwyd · 08/10/2026 13:15

Thoughts with all those selling at the moment - I feel your pain.
Slightly different circumstances here as I'm in the process of listing my late mother's house after getting the Grant of Probate.
Solicitors instructed and estate agent on standby, but oh the forms and documentation needed alone are enough to drive you to drink, let alone being dependent on buyers to secure your future property.
We haven't bought/sold in over 20 years and we're happy and staying put.
Nothing helpful or sensible to say at the moment except best of luck everyone.

Papyrophile · 08/10/2026 16:26

We've been live on RM for 10 days but have been on holiday. So far, there have been two viewings, and the first person to see it wants to view again. All the interest so far is coming from people moving to the area who have relatives living nearby.

daisychain01 · 08/10/2026 16:43

Coincidentally @Papyrophile our main hope is from a couple downsizing and wanting to move to the village to be over the road from their DD and DGC

CatsRuleMyLife · 08/10/2026 17:21

I feel like giving up at the moment. No interest, decided to change EA in early Jan and then saw another property 4 doors down (same type of property, same size but been fully modernised) has just gone on ths market with my second choice EA. It's on for more than mine, but now I feel I don't have a hope.

Debating now whether to change EA in 3 weeks if I give current one notice, or leave it as planned.

I'm beginning to hate it here so feel quite stressed!

Timetomoveonagain · 08/10/2026 22:45

We’ve been on the market 2 weeks and had 2 viewings. 1 isn’t sold yet and prefers the layout of another house in our street and the other one has viewed twice - viewed for tge 2nd time on Monday but radio silence since so not feeling convinced it will turn into an offer. We’ve seen a house we love but vendor deciding on the best and final bids she’s had after the weekend so if we don’t get an offer then we are out. No other interest or viewing requests so far.
Im not going to view any more now until we are sold as it’s too stressful.
the market here is mixed. Some properties have been on for over a year and some are getting multiple offers!

Papyrophile · 09/10/2026 13:37

And now, the second to view wants the real purchasers, who are the in-laws, to see it next week. They have sold in Sussex and the conveyancing is in hand.

DH is gulping nervously: we've been here almost 30 years, and this is his only real family home ever, in 70 years. (Military parents, so they moved every few years.)
