We are going onto the market over the next few days, photos taken yesterday. We’re in a new build which we reserved in 2020 (completed 2021). Valuations were slightly disappointing but have gone with agents’ advice and listed at £375k.

Our motivation for moving is to apply for DD’s school next September so we are on a 12 month countdown.

Feeling a huge mix of nerves, excitement and impatience.

Everything has been very quiet since I accepted the offer so thought I'd ask estate agent on an update as the mortgage value came round a week ago and I filled in all the solictors forms within 48hrs of the offer. Glad I did now as my estate agent said buyers were chasing for the draft contract and my solictors said they were waiting on me filling in paperwork 🙄 called my solictors who said they think they should be able to get the draft contract over today to buyers solictor

Oh FFS.
Why do we pay all these people when you need to ride them constantly to do what's needed?

I spent yesterday researching/window shopping and trying to work out how much I can compromise.ise on size/storage.

Think it depends on how much decluttering I can get done in the meantime 😆

I can't imagine my solictor missed my email with all the documents otherwise surely they would have chased me, so I'm guessing I was the convenient excuse rather than telling the buyers they hadn't pulled the draft contract together yet. Annoying to get the blame when I've purposely got a move on in the hope of completing before Christmas

I'm semi window shopping on right move just to get my head around what I'll be able to afford when I'm ready but won't be looking realistically for another 6-12 months. Good luck with the declutter, I've got rid of loads of stuff, it wasn't a fun task

Feedback from the viewing Saturday was they loved the house, but feel it is overpriced to the other house in the street/area that has recently sold or they have viewed.

Estate agent has asked them for examples as the recent house sales are £566k, £625, £585, £540.

There are currently 2 in the street for sale one is £490k and a lot smaller and another for £500 - £550 which needs complete modernisation.

Mine is on for offers over £525k and had 2 quote at that amount and another at £550.

It's only been 10 days.

Chances, then?
Fingers crossed they pull their head out of their bum and make a sensible offer or someone else does.

Tbf I had 6 offers from the same people until they finally accepted they'd have to pay what it was worth. Their first offer for my large semi detached 3 bed with garage and loads of parking was the value of a 2 bed mid terrace with no parking. I had reasonably priced the house as I knew it was a buyers market, but I wasn't going to sell for silly amounts

Exactly the same. I priced fairly and understand it’s a buyers market but I’m in no rush to sell. I’m mortgage free and looking to downsize and help my daughters get on the property ladder. I’ll sit it out.

I had my first set of viewings yesterday morning. 5 in a bulk viewing, one after the other. I have not heard anything from the estate agent, not even an update to tell me if they all turned up! Maybe it's too early for feedback but I would have liked to know all went well.

Is this normal?

Normally, estate agents spend the following day chasing viewers for feedback. Not everyone picks up the phone, so they leave voicemails and follow up by email. That’s why it can sometimes take a few days to hear back.

I must say, from our experience, around a third of our viewers never provided any feedback at all!

Hopefully, you’ll hear something positive later today or tomorrow. Fingers crossed!

We reduced our asking price today, and to be honest, I’m already mentally preparing myself for the possibility of taking a break from mid-November and coming back to the market in spring.
I’ve been reading far too many gloomy articles about interest rates potentially going up and everyone holding off until the Budget.

Yeah ours rarely give any feedback and ignore our estate agent. It’s SO rude, especially when we’ve gone to an effort to make the house tidy. The least they could do is thank the estate agent for their time but say they won’t be offering because of X reason.

I have another viewing booked for Saturday.

I have been looking at properties on rightmove. why do estate agents use AI for photos, its so frustrating, I asked one to see the original photos and they said they didn't have them!!

Interesting! Ours aren’t allowed to use them without also providing the original image as well.

Very strange that that set of estate agents don’t have the photos!

We’ve got a viewing tomorrow so as I
will be at work all day I’ve spent all evening prepping. We’ve been in market just over 3 weeks and this will be 3rd viewing. Honestly I thought we would have had a few more. After seeing a couple of houses we like disappear I’m trying not to look at houses until we have a bit more interest in ours. Hope everyone has had a good week
