We are going onto the market over the next few days, photos taken yesterday. We’re in a new build which we reserved in 2020 (completed 2021). Valuations were slightly disappointing but have gone with agents’ advice and listed at £375k.

Our motivation for moving is to apply for DD’s school next September so we are on a 12 month countdown.

Feeling a huge mix of nerves, excitement and impatience.

We had 2 viewings back to back today. Both were really positive about the house but both said the garden was smaller than they were used to. One is going to scope out the area at the weekend and the other is awaiting a weekend viewing so not likely to hear anything until Monday. The 3rd person wanting to view has been busy with work so hasn’t got an appointment to view booked in yet but we hope that they will book. Hope everyone else is doing ok

Sellingmyhousesoon · 30/09/2026 13:40

My estate agent is taking pics on Monday and they said it will be going live in 48 hours after that. I'm a bit frustrated that it can't happen sooner! But getting the houss ready has taken such a long time and there's still bits I need to do.

I nearly went for an online rstate agent with my own pics and do the viewings myself, but it had an upfront cost which scared me.

Sellingmyhousesoon · 30/09/2026 13:40

Oops double post

Frostiesandmilk · 30/09/2026 13:57

@Sellingmyhousesoon good luck hope all goes well for you. Some people are put off by online estate agents anyway even if you don't take into account the upfront fee nature of them

Timetomoveonagain · 30/09/2026 23:59

Still no news from the 2 viewings but the agent did say he wasn’t expecting to hear until after the weekend. Unfortunately the house we had seen and loved looks like it’s being sold as they’ve had an offer accepted today from a proceedable buyer. Trying to stay positive that something else will come up that’s in the right price bracket that we love once we’ve sold

You will find another, I'm avoiding looking at houses at the moment because I want this house to get through completion first as I do luckily have the luxury of moving to my partners and then buying. I know itd be tough if I'd set my heart on one which sold before I'm ready, I imagine so much harder when you're selling and buying simultaneously. Hopefully you here back from the viewers soon or get some more coming through the door

My sale and purchase are cantering through. Still can't quite believe I will be leaving a house I've lived in for over 23 years. Its seen a lot , kids, marriage, divorce and death and I can't quite yet reconcile how I'm feeling.

I'm getting a quote tomorrow for moving to include a full packing service , I don't think I can face doing it myself.

TivoliLisboa · 02/10/2026 17:59

Just when we thought we were finally proceedable, our buyers started getting cold feet and said they need to look at their finances more carefully… yet they’ve asked to come and see our house for the third time .
Meanwhile, the house we absolutely loved has come back onto the market, and we’re going for a second viewing tomorrow. I was getting excited and hoping we might finally be in a position to make an offer, but if our buyers pull out, we’re straight back to being “not proceedable”.
We’ve also got another viewing on our house tomorrow, but it’s been very quiet: only 1 viewing in the last 2 weeks.
This whole process really is a rollercoaster. One minute everything seems to be moving, the next you’re back at square one.
How is everyone else doing at the moment? Is the market this quiet for you too?

It’s a rollercoaster of emotions isn’t it. Last time we moved we packed ourselves and it was such hard work. I’m definitely going to look into the packing service. Hope all goes smoothly for you

I think the uncertainty around interest rates is definitely causing some people to think twice. Let’s hope your buyers are just being cautious but continue with their plans. Fingers crossed for the house you love. We are in a similar position!

Timetomoveonagain · 03/10/2026 23:38

Well it’s been an emotional few days. We went on the market around 10 days ago and it took a few days for interest to trickle through but we had 3 potential viewings. 1 the agent is still trying to organise due to her schedule but we’ve had 2 viewings on Tuesday. Both loved the house but said for various reasons they would update after rhe weekend so we weren’t expecting to hear anything until at least Monday next week.
on Friday afternoon our agent emailed to say the first viewer (cash buyer) has requested a 2nd viewing on Monday and wants to bring her daughter who she will be buying wirh. Sounds positive but not getting ahead of myself.

Then today we received an email about a house that we’d viewed and both loved but had written off because we’d been told they’d accepted an offer from a proceedable buyer. However today we were told that they have received several asking price offers so they’re asking for best and final offers.

The catch is that the deadline for offers is a few hours before the cash buyer comes for 2nd viewing so at the point of submission we aren’t proceedable but if we get an offer that changes the playing field.

So, we are trying to formulate an offer that’s not likely to get downvalued but could be a serious contender if we get an offer after our viewing.
This house is the only one we’ve seen so far that we both love and ticks so many boxes.
its going to be a stressful few days I think.
just trying to keep a clear head and tell myself that if it doesn’t work out then it’s not meant to be and something better is around the corner

TivoliLisboa · 04/10/2026 07:35

I feel you, we are in exactly the same position!
Our buyers came for a third viewing, so I’m hoping to hear on Monday whether they still want to proceed.
At the same time, the agent messed up another viewing and turned up while we were at home, so I ended up showing the house myself. The viewers asked loads of questions, went up into the loft, went into the garden twice and said they absolutely loved the house. I’m really hoping they might put in an offer on Monday too.
We also viewed a house we love and I really want to make an offer, but now we have to wait and see whether our current buyers are still going ahead, or whether these new viewers might come in with a better offer.
Fingers crossed for both of us that it all goes the way we want! 🤞

God, this sounds so stressful.i think you're taking the right approach and I wish you luck - in both proceedings and in keeping calm while you wait!

I spent 12 hours yesterday sanding, filling and priming the garage door and frame. Today i get to gloss paint the frame <exhausted yay > it already looks a lot better, but boy i can't wait for it to be done. It did need it - it's a huge double garage door right by the front door and with it looking all shabby and peely it really let the house down.

I really think showing the house yourself works! I showed my buyers round at the second viewing and was able to show them things that the agent probably wouldn’t have and to tell them things like the new roof, boiler etc.

Totally agree!
The agent actually pointed out the wrong parking spot to them. We have our own piece of land for parking directly in front of the house.
They’re also new to the area, so they were asking why property prices here are a bit higher than just 2 miles away. I hope I managed to convince them and explain the difference!

At the end, they were really grateful that we showed them around ourselves and took the time to answer all their questions. Fingers crossed!

GoldTie · 04/10/2026 08:31

Owners showing their own houses seems to have fallen out of favour? I did my own showings and almost everyone thought I was the estate agent, which I found weird. Until I started my own viewings and realised that the EA doing the viewings seems the norm now. Last time I bought and sold 15 years ago there were a lot more owners doing it themselves. I’ve never met my buyers, they did one viewing with the EA and that was it.

I don’t mind the EA doing it except they know pretty much nothing. I’m a bit sick of pointing at eg huge water marks on the ceiling and asking what happened, only to be told by the EA ‘well there seems to have been an issue, your survey will tell you about it.’ Well no, as I’m not going to get to that point if I can’t even get basic information. An owner could at least tell me what happened and when.

TivoliLisboa · 04/10/2026 09:58

As we’re viewing houses on Saturdays, it’s often not even the actual estate agent showing us around, but people they hire just to conduct the viewings. They usually know absolutely nothing about the property, and the answer to almost every question is, “Ask the agent on Monday”…
Yesterday, the agent who came to our house was in a rush and said someone else from the agency would come to take over the viewing. As the buyers were already waiting, I just said I was happy to show them around myself.
She then said something about the agent’s rules and responsibility to protect the property, which I found a bit strange considering it’s my own house. I simply told her that I take full responsibility for showing people around my own property. It was quite a weird comment.

That sounds stressful I hope the new viewers put in an offer and that might give the buyers who are faffing around a bit of a kick up the bum. Fingers crossed

Thank you we keep going back and forth on what to do. We have replied about the offer yet.

mum the same about the outside of our house. Did debate painting the fence but honestly she’s seen the house already so not sure how much difference it will make now! Need to do some cleaning before tomorrow though!

We found this with the agent selling our house - they said they prefer to do the viewings as find that buyers are more honest with them?
we sold our last house 3 years ago and did all our own viewings - I personally didn’t mind doing them and found it was easier to tell them about neighbours, local schools, traffic etc - our agents are local ones but even so who knows the house better than you!

Our buyers came back and withdrew their offer. They said that in the current climate, they just don’t feel able to make the financial commitment.
We were really hoping to put an offer on our dream house, which has just come back on the market.
And now we’re back to square one 🥲

Oh no, how far into the process did they withdraw?
I've got the mortgage valuation tomorrow and filled in a few forms for solictors and snt certificates and things over. I'm dreading the buyers pulling out mid process and having to start again
