We are going onto the market over the next few days, photos taken yesterday. We’re in a new build which we reserved in 2020 (completed 2021). Valuations were slightly disappointing but have gone with agents’ advice and listed at £375k.

Our motivation for moving is to apply for DD’s school next September so we are on a 12 month countdown.

Feeling a huge mix of nerves, excitement and impatience.

Our agents rang with the feedback from our two rapid viewings at the weekend. Apparently they were rushed because both viewers were 5 minutes late and the agent had back to back viewings all morning elsewhere so couldn’t let them hang around at ours. This seems crazy that they wouldn’t alllow proper time for a second viewing! Are agents normally rushing people like this? I’m probably being unreasonable but it is really annoying

How is yours? I haven't seen you mention anything about your property. What kind of property is it ?

Clearly someone with a big axe to grind. A mansion I'm sure. Hence why they spend their time on here grinding on about prices. Sigh,

TivoliLisboa · 23/09/2026 22:13

The buyers who initially made a very low offer increased it slightly, but we still declined. I suggested they come for a second viewing, which they did, and they increased their offer again, although it was still too low.
I went back with a counteroffer, and the estate agent said it’s unlikely they’ll accept, so let’s see.
We also have 2 viewings booked for this weekend after a completely quiet week last week.

Fingers crossed for you that they come back with an improved offer or the next set of viewings go well

I decided to go back to estate agent today about the two low offers I received from the viewing the other day and I'm going to leave them to do the second viewing but made it clear what price in willing to accept so they know adding another couple of grand to the offer isn't going to be accepted

Only been on the market 4 weeks and I've not got a deadline for selling so there's no point in accepting silly offers

Market is definitely slow, as 2 houses next to us were sold within 2 weeks 2 years ago. We already offering lower asking price and still very little interest.

EA said that we should see some movement towards end Sep- beginning of October, but it’s hard to believe.

CatsRuleMyLife · 24/09/2026 21:14

Sorry if I'm repeating anything, haven't had time to read all the newer posts.

Thanks for the cat litter tips, very useful. I've been removing the trays for viewings but will be at work for future viewings and the cats may well be in so will need their trays. Will try the silica litter, and will make sure the trays are cleaned and refilled before any viewings.

Ref The Bounce, sort of. I'm thinking of changing estate agents, but am tied in with the notice period till mid Oct. What are people's thoughts on changing agent then, so it's a fresh listing by 21st or so of Oct? Or am I better staying with the existing one till nearer Christmas then changing for a new listing ready for the start of the new year?

daisychain01 · 25/09/2026 06:21

@CatsRuleMyLife i would stick with your current EA for now

meanwhile choose your new agent, get all the photos taken in the next few weeks and get all the registration info (money laundering checks etc) done in the lead up to Christmas.

you don't really want to launch to the market with photos that excessively "date" the launch time (I.e. no leaves on trees if you have trees etc). Now through Oct is a reasonable time for photos due to daylight quality, Nov thru Dec not so good everything looks a bit bleak.

tell your new agent you want to launch in late Jan early Feb so they know your intentions.

Frostiesandmilk · 25/09/2026 08:30

I have another viewing booked in. Maybe things are picking up a little now
Both viewers so far are chain free, so a proper offer from either of them, could mean a quick sale hopefully.

Brilliant, thanks - that's very useful

My photo's are being taken on Monday and will then be listed. I'm really nervous, lived in my house 26 years and never been in a chain before. I'm doing this on my own as was widowed 6 years ago, so will defiantly need support.

daisychain01 · 25/09/2026 21:26

life with this selling mararky gets weirder by the day. Our agent rang at lunchtime to say we have someone interested in viewing tomorrow at 12.45 (strange time but OK). We accepted, then 10 mins later the EA rang back and said they'd cancelled (couldn't make it).

then an hour later they rang up and said that someone different wanted to view next Wed at 11.00. Yes we can do that. 5 mins later they rang back to say they'd cancelled, the person had to work.

i mean once is strange but twice? I smell bullshit. I reckon the agent is getting no activity at all at one of the busiest times of year and are trying to create the illusion that there are people out there wanting to view properties.

this EA is an extremely reputable and household name. They must be desperate!

I agreed to view somewhere then cancelled it about an hour later. It was because I rang to view another house, and the EA suggested I view the other one straight after. I agreed, but when I looked at it online realised it had a deal breaker. So I think some of this comes from EAs pushing viewings that buyers haven’t actively requested. I had one EA brusquely say ‘once we have seen X property, we will drive over to Y property to view that’. Umm, no we won’t, it’s not in an area I’m remotely interested in.

You can do it! I’ve been doing it on my own as well. I side-stepped a chain though by going into rental and now looking to buy. Not sure if it has ended up as more or less stress tbh, though it did make the sale smooth.

tsloppge · 26/09/2026 15:01

i have just accepted an offer i am very happy with! Best of luck everyone, there are still decent buyers out there

Timetomoveonagain · 26/09/2026 15:49

We listed on Tuesday. We bought our current house in 2022 in the post Covid boom but want to move for a few reasons. We have missed out on a house we liked already and have seen a couple of others but not getting too locked in. We haven’t had any interest in ours yet - a potential viewing requested new week but hasn’t been confirmed by the agent yet. Popular houses are moving quickly in our area and having several back to back viewings.
keeping everything crossed

daisychain01 · 26/09/2026 18:02

That's hopeful @Timetomoveonagain at least there are some positives at the moment. I've read that the North is much more active due to affordability.

Frostiesandmilk · 28/09/2026 11:55

The first viewers have increased their offer again slightly, rejected that. They're booked in for 2nd viewing tomorrow. Estate agents told them the amount I would accept so we'll have to see how that goes. Another viewing today. Both viewers are in no chain positions and so am I. So fingers crossed the new viewer is interested.

Timetomoveonagain · 28/09/2026 20:56

Well after almost a week on the market with nothing we now have 2 viewings lined up for tomorrow with a potential 3rd on Weds. the first viewing tomorrow is a cash buyer, 2nd is someone that was looking at a similar house and wants to compare ours - currently on the market but not sold yet and the potential Weds one is a FTB so fingers crossed

Ohh that sounds promising

Frostiesandmilk · 29/09/2026 12:46

Had another offer from the same people. Trying to decide whether to go back and tell them to put in the final offer of what they're willing to pay or go back with a final amount myself but as this is the 4th time I'll have rejected their offer and they've increased it a small amount each time wondering whether to counter offer higher than id accept or tell them it's X amount take it or leave it

Frostiesandmilk · 29/09/2026 13:46

Just over 1 month on the market, 6 offers later from the same person and sale figure has been agreed. Chain free both sides so hopefully nice and simple.

Yes fingers crossed future shenanigans are minimal or I'll be putting it back on the market
How's your decorating coming along?

Thank you for asking.
I spent a hard few hours weeding and hack back hedges in the front garden at the weekend and if it stays dry next weekend is repainting the garage door. Ive been knackered lately and v busy at work so haven't pushed forwards as hard as I perhaps need to. Trying to prioritise outdoor work while the weather is still vaguely tolerable.
Oh the plus side I've shifted a lot of stuff on vinted recently, so the decluttering is moving forward.
