We are going onto the market over the next few days, photos taken yesterday. We’re in a new build which we reserved in 2020 (completed 2021). Valuations were slightly disappointing but have gone with agents’ advice and listed at £375k.

Our motivation for moving is to apply for DD’s school next September so we are on a 12 month countdown.

Feeling a huge mix of nerves, excitement and impatience.

My understanding of "The Bounce" is that it's EA speak for an extra flurry of interest following the summer holidays, kids back at school etc.

but reading some threads, it seems there's another bounce caused by a price reduction (cue KeepPumping joining to ask what the % reduction was and how it isn't enough and property's still overpriced 🤭)

anyway so far in Sept we haven't had any bouncing or any enquiries 😢 Completely flat as a pancake, the last time I checked pancake don't bounce!

the more time goes by the less I think we'll have a buyer this side of Christmas. So now the dilemma starts to become .... do we decide when to withdraw from the market in Nov for a relaunch in Jan-Feb, so the listing can be re added as a "new listing"? We've had a rethink about the new house we wanted to buy and we've got a plan B so it has taken the heat off to a large extent.

No viewings or offers means either the house is overpriced, or demand for the area has dropped.

What effects do you see from this?

Why are you back? You don't seem to want to answer anyone's questions

I think my listing will happen this week, of course, because we are on holiday for a fortnight. I adore my house, I'd move it if I could, but as I can't I need to look at other properties, and there are not many that appeal to me.

Could that not be a good thing,? Clean once properly before you go away, let estate agents show people around while you're not there
You never know what might come up in the next few weeks, but you'll need to get an offer on your house before you can put a serious offer on the next house
I imagine nothing worse than a perfect property being on the market and you can't do anything about it because you can't put an offer on it yet

Papyrophile · 20/09/2026 18:56

Don't worry @Frostiesandmilk , the EA will have keys, and we are quite smitten with a property we saw a fortnight ago.

Papyrophile · 20/09/2026 18:59

And we have a place to live in between the dates. It will be camping in between.

Ah okay I thought you meant there was nothing on the market at the moment that you were interested in, apologies

Hi. Just found this thread. We’ve been on the market since 1st September and all fairly depressing. We were supposed to have a ‘launch weekend’ but had no viewings booked in at all for that. Someone on the agent’s books viewed it early, disappeared and agent couldn’t reach them again! Last weekend we had just one viewing which went well and led to a second viewing yesterday but I could tell from my ring door bell that they only stayed inside 15 mins max, which doesn’t bode well. Other viewing this morning they only stayed 10 mins so presumably a no. We have one further viewing tomorrow lunchtime. So that was a very long winded way of saying 3 first viewings in 3 weeks and 1 2nd viewing that is not looking promising. Not many directly comparable properties on sale re pricing but ours is a large semi with big garden and seems to be being compared with detached with small gardens so not much we can do about that. We’ve also made the error of having already found our perfect home to move into but not looking likely now (probate property so although no rush to sell, they have no chain and no incentive to drop price much if we have to reduce ours). However the house we want has been on the marked since end of July so looks like we’re all struggling

Edited

A couple of thoughts about your situation @MrsDesWigwam

firstly, timescales now are very much in (many) months, not weeks like they were last time we were in the market over 10 years ago, so the property you want has been on since end July, so you can discount August altogether as it's a completely dead month with everyone on holiday. Plus add on the heatwave. So 3 weeks in Sept isn't 'struggling' even in a strong market.

You've launched your property at a time when normally it would be a ' bounce' after the August lull, but this year has been awful so far in Sept, you only have to read all the threads on here to see how bad it is.

in summary, be prepared for a much longer timeframe to secure a buyer - your expectation to have an Open Day so soon after your launch probably wasn't realistic. ODs are an EA ploy to drum up interest and give the impression of lots of footfall. Fine in a sellers' market but at the moment all it does is highlight the tumbleweed out there.

It has bounced, the number of properties listed has increased by 18%. Plenty of extra choice for buyers. Obviously that equals more competition for sellers though.

Papyrophile · 23/09/2026 10:05

It is definitely a buyer's market; there are lots of new listings around here (SE Cornwall).

It is not a buyers market, mortgage approvals are massively down, house prices need to drop by a lot before it becomes a true buyers market.

Big jump in available property, the seasonal "bounce" thing has not happened for years, not sure why people keep pretending it is a realistic selling aid? Now it is all about price and borrowing costs down the chain.

Once again, why you on a support thread cluttering it up with your agenda?

Frostiesandmilk · 23/09/2026 15:08

Had an offer today, rejected they upped slightly and I've rejected that too. They've booked in a second viewing, might tell estate agents to get it cancelled if they're only going to submit silly offers
