House not getting interest

Friend’s house for sale, she’s said she’s had 8 viewers in 2-3 weeks but no interest at all. ‘Nice but not for us’ generally being said.
any advice/opinions why?
price is correct as per area (affluent) and from different estate agents.

I’d pop a lot of the furniture into storage. There’s too much of it in every room, and it makes the house look too small for a family.

I can cope with having to come up with creative ways to fit the family and their stuff in, or living on a main road, or a house that’s overpriced (if it’s perfect for me). None of those are true with this house, so the seller is going to have to give. Most probably on the price.

When we were selling our house earlier this year the EA (who was excellent in every other way) wanted to put this and I said that it would put people off.

I’ve had a look on Rightmove and cannot see anything about this house that differentiates it positively from most other three bed semi’s in the area that are selling at cheaper prices - that’s the main problem here.

I suppose the question is, what would the same money buy you in the area? To me it looks fine but not special. I agree with others declutter as much as possible as it does look quite 'over-furnished' but most buyers would see past that. It hasn't been on the market that long and perhaps the market is slowing down.

My immediate thoughts are, it's very much at the upper edge for the area, lots of properties in that price bracket on the market at the moment, some of which have already lowered the asking price.
Quite ugly exterior, inside is not bad but huge open plan kitchen diners are a lot less fashionable than they were, it continuing into a sitting area is very unattractive, and causes problems with cooking smells/grease( which every kitchen which is used, accumulates). Also Band D for 3 bedrooms is quite high.
The garden is lovely, but the lack of a garage for such a big property would be a deal-breaker for many.

it does need a lot of work but a lot of people would rather put their own stamp on somewhere then inherit someone else's kitchen and bathroom choices that they don't like. The main road and bus stop will really impact the prices and who wants to live there.

It’ll be that main road it’s on. Some parts of heswall are leafy luxury suburbs but this main road is busy and noisy. That price is too high for a compromise that big I would say. Although it’s a nice area, the Wirral overall isn’t a place of inflated property prices.

Your 'friend' has had some interest, just no offers, I assume.
I think the price is a bit high considering the main road location. However, it's only been on the market for a few weeks so I would probably give it up to 6 weeks and then reduce.

It's interesting looking at the old photos. The living room looks more spacious with different furniture layout, so it might be worth trying to replicate that.

The garden looks a lot nicer now, but overall I agree there haven't been enough improvements to justify such a big increase in value.

People could make adjustments here if they wanted for much less money? That property needs a brand new kitchen and more decor. You’d spend more on that making it modern than this one I would guess

Its a crazy tactic. Our agent said he hates it too.

Like what is the price? If you went in a shop and a loaf of bread said offers over 75p. What do they want for it then? Its so confusing and annoying.

The house is nice. Garden is great. Don't think you can justify the price increase from the last sale though. I don't like huge trees near properties. Also we would always need a garage. But you'd assume the people who viewed would go being ok with this stuff. The agent needs to ask for more detailed feedback. Also its only been a couple of weeks.

It's a really nice house, bonus points for no kitchen island and for not painting everything battleship grey. It looks really well kept, and ready to move in.
It's the price. Drop it if you want to sell.
Get rid of the "offers over" as pp have said
Don't worry about the children's stuff, you have children. No biggie. Good luck.

It's a mixture I think - most of the bedrooms look better now but the pale beige carpet probably looks less dated than the new grey carpet, and I'm not keen on the mix of flooring in the new kitchen/diner. The new hallway is very stark.

Don't get me wrong, I like the house overall! And it's very early days so they may yet achieve their asking price.

It’s nice but does seem expensive for up north. DB bought a property for £575 SE London about a year ago now but Victorian, good sized rooms, lovely garden probably overpriced for what it is but lots of potential. Workable kitchen and bathroom.

The previous photos are better because it shows scope for making it better. The garage is a big plus.

I think it's not so much the price as the size of the house in terms of number of bedrooms and room sizes in general.

People want a bedroom for each child and a spare one to use as a guest room, and they want more than one bedroom and a downstairs loo.

The old layout was much better. IMO with that rejig your friend has reduced the value.

Listing/floor plan don’t say which way the garden faces.

Yes, but what people want and what they can afford are two different things. This is a perfectly nice family home. Not everyone has a spare bedroom.
It'll suit someone, especially with a price reduction.
