House not getting interest

Friend’s house for sale, she’s said she’s had 8 viewers in 2-3 weeks but no interest at all. ‘Nice but not for us’ generally being said.
any advice/opinions why?
price is correct as per area (affluent) and from different estate agents.

Pop over to Trafford/East Cheshire, you’ll be amazed at how little you get for your money. I’ve seen cheaper, prettier houses in Surrey.

It’s so pointless comparing completely different areas when discussing prices. I assume it will sell to someone who wants/needs to live in the Wirral and not somewhere else near a different city.

And find me a single house like that anywhere in Surrey for that price. Like I said. Pointless.

I just looked on streetview. That is a massive tree! Agree that's going to put some people off.

If it was just the price they wouldn't be getting viewings. House is lovely inside, the living areas are slightly over-furnished which makes it look smaller than it is. I think it needs brightening up a bit at the front with flowers or something to increase kerb appeal.

Don’t mention the tree 🤦‍♀️😂 it’s in the neighbours garden, they don’t want to trim it and seller can’t force them to and it can’t be removed. So that’s what it is!

I couldn’t agree more, my reply was to another poster.
Of course you couldn’t get a house like that in Surrey for £400, I never said that. I was talking about certain areas of Cheshire/Trafford.
The house in question is still in a great area. I’m sure with a small price drop it’ll eventually sell.

Construction standards were at a sort of in between phase. And there were aspects of building that were not as ‘solid’ as say in the 1950’s and later.
I am not suggesting there are any problems with the OP friends house just that the era can put people off. Asbestos, poor foundations, condensation etc.
The standards for good quality house building arguably came in 1965. Previously you had 1946 which was an improvement.
Mrs Thatcher got rid of the house building standards that governed the size of rooms etc how many houses a developer could put on a plot of land and brought in the ability for private developers to bring in private paid ‘sign off’ surveyors.

Anyway, above is why some are put off. Standards of build.

That's interesting about building standards but arguably pretty niche knowledge. I doubt it's putting many people off specifically. I can understand some people prefer new builds because there's a perception that everything is new, nothing will need doing etc.

The house is fine. I don’t particularly care about kerb appeal and I can see past furniture and decor. Personally I wouldn’t have a south east facing garden nor would I want to live off an A road.

If is doesn’t sell they could look at extending the upstairs to create a study/extra bedroom which frees up the study downstairs for a playroom.

I would move the cream armchair to the bay with the other chair for viewings. I think that will make the room seem more spacious. The door opens in the traditional privacy way, so the first thing viewers will see when they enter the room is an armchair blocking their way.

It’s a perfectly nice house, it’s not stunning or awful it’s just alright so it depends what else is on the market around you. Can you move all those bits on your radiator self in the hall and maybe add a plant or something instead and instead of that mirror add a bright picture it must look a bit underwhelming when you first walk through the door. It’s fine though so it’s most likely price or better houses in the area.

The small table chair is for the children, there’s a lot of kids stuff and hard to hide it as no where to put it! And there’s no playroom. Hence the want to upsize to have more space I think

The house is too small and the things needs to be changed to make it look like it’s not too small. There is way too much furniture in the house.

As I’ve said twice already but nobody has bothered to reply because you find it more fun to play north/south wars and do the “woe is me in the north” thing, if you’re in an expensive area in a cheaper region you will have fewer potential buyers, it will take longer to sell. An expensive area in the north is not the same as an expensive region in the south. Especially in a tougher market.

Do they have a car? If so put all that stuff in the car anytime they have a viewing.

Agree. A car, a friend's garage. It can come out after the viewings but these small things can be hard for some people to see past and can give the impression of the house being too small, not enough storage and space. It's inconvenient but temporary pain if it means someone will buy.

Estate Agent valuations are always based on hope and trying to get the contract vs others. The vast majority of them aren’t registered valuers so their ‘valuations’ can be taken with a pinch of salt.

It's a beautiful house but on a A road but viewers would have known that already when they arranged a viewing. Is it avery busy A road, I think thats the only thing that would put me off🤔

They are 😂 the car has the children, dog, pram, playmat, bouncer, rocker…. But I agree, maybe more needs to be squeezed into the loft!

That is really sad if it is niche knowledge. It shouldn’t be.
It was common knowledge once upon a time.
And 1984 changes were in many peoples lifetime. The smaller rooms, smaller houses, more crammed into smaller plots. Nothing that impacts on people at all !
Knowledge about the single most expensive thing people in the UK buy should not arguably be niche.
Sorry meant to quote a post which said my knowledge was a bit niche and that it wouldn’t put people off as not many people would even know about it. Which I am not so sure of tbh.

Heswall isn't 'Cheshire' or 'Trafford'. It's a pleasant town in (or 'on the' Smile) Wirral. It's by the sea looking west towards Wales.

Commuting-wise you'd be looking at the Chester or Liverpool areas. There are quite a lot of industries in that area including automotive, aerospace, pharmaceutical, and renewable energy.

It is a bit of a confusing home with no strongly 'central' family feel to it. I don't love a kitchen/diner with children (some people do). It'll be the price though - it's always, always the price.

There's a lot of overgrown green on that front picture.
That ivy is a nuisance.
The hedge looks unloved.
The bottom of the gate looks rotten.
People might feel put off by the amount of maintenance required.

Not looked further.
You have to sell the idea of the house in the first photo. That one doesn't do it for me.

Offers over imply they won't entertain an offer under so is off putting.

Rooms looks small and a bit cramped, not helped by the weird wide angle lens. I'd remove some chairs from the lounge, redo the photos and just put a price rather than asking for offers.

It's a lovely house at a great price. I'm looking for something just like it, but you're too far away.
Is there any noise from the motorway? That would be my only concern as we're a similar distance from the M4 and can hear it.

I'd take it off the market and look to relist in future. The market will be reinvigorated after the next budget, until then we're a bit in no mans land.

Or drop the price to entice someone desperate to move.

It's nice but not 400k nice. The previous selling price of around 300k would be about right.
