House not getting interest

Friend’s house for sale, she’s said she’s had 8 viewers in 2-3 weeks but no interest at all. ‘Nice but not for us’ generally being said.
any advice/opinions why?
price is correct as per area (affluent) and from different estate agents.

I haven’t read the listing yet, but I’m immediately put off by anything which says “offers over”. It’s the kind of thing that I imagine might fly in a very hot Property market where vendors might hope to get more than one offer or have some competition but the market is completely dead right now so just ask what you want for the house.

Offers over is completely normal in Scotland...

I think it's nice and would be a lot more expensive where I live (south), the decor isn't 100% my taste but it's superficial decorative stuff. The garden is lovely. The downstairs side is great the only thing would be the third bedroom is pretty small so families with 2 DC might rule it out

For me - it's hard to pin down what doesn't feel right. The hall doesn't feel welcoming and is rather stark. Elsewhere sometimes it's how furniture is arranged and re-arranging can make a difference, for example the TV in the sitting room is set at an angle that only the person sat in the armchair facing it would get a decent view. Likewise the TV in the kitchen/diner area - the TV seems to sit in the corner behind one end of the sofa. Only it's not really a diner as the table seems to have been added as an after thought and the sofa is dominating what could be called a family room but it's not a dining area.
Wallpaper for me is no-no anywhere in the house (but this is entirely personal taste) love the garden though - could do so much with that! Otherwise I have to agree with previous viewers - not for me!

we are selling at the mo and it s a nightmare - very few proceedable buyers, and most of these will be people either looking for a first purchase (but who may not be able an OO 400 price tag) or further along and looking for a larger family house (e.g. us with 2 teen girls and a DH WFH and elederly parents who come and stay - so min of 4 bed and 2 baths)

not having a garage would be a bit of an issue for us, for example and the sitting room is a bit cramped

otherwise, the house looks good, i think.

To me it’s a lovely family house. It’s got two areas for seating, kitchen diner, utility. Only thing that I would see as a compromise is the third bedroom size, it’s small but very typical for houses of that age.

I don’t know the area so can’t comment but we sold last year had maybe 20 viewings over 3 months and then an asking price offer. I think you just have to be patient in the current market.

Nice enough, but overpriced for a 3-bed semi in that area.

As has been said, when a house isn't selling, it's usually the price.

It's a cute house and I really like the decor. However I'm middle aged. I don't think there are a lot of people who would like that type of decor but need a small house like that, particularly have a use for a tiny third bedroom. It's more starter time size but then with a lovely massive garden so a hard combo. And although I say I love the decor I hate the bathroom. The colour makes it look old and a bit grim. Given there is so much choice I would imagine people with a budget around that mark would choose from the houses with more space.

It’s the most expensive 3 bed semi within a mile. Everything more expensive is detached apart from a couple of mega expensive flats. I can see why she thinks it’s worth £25k more than some of the others but buyers may not agree eg the one with the patterned carpets looks to have a much better plot and 25k will go some way to upgrading it whereas you can’t do anything about being in an A road. The one with the big open plan extension clearly doesn’t have a utility and is very bland but a lot of people will think they can do a lot with that space. I also think a lot of people are waiting for labour to stop dicking about before they commit to a new mortgage.

its mainly wallpaper. I always think I’d naturally change decor but I think I am clueless as I like wallpaper.
those saying they don’t like wallpaper, what would be better? What colours?

Theres no point repainting it. Most people walking round will redecorate anyway.

The third bedroom is very small. The rest is fine.

Offers over annoys me.

Yes but Scotland has a different sales process.

The OP is in England. You do see it here and it might work in a rising market or with a particularly desirable property but right now it looks optimistic at best and deluded at worst.

If I had that kind of money it looks like I could very easily get a detached 4 bed locally. For me the look of the house is just a bit meh.

The Wirral market on house prices.io looks livelier than some areas but very little appears to be selling in that price bracket, and the fact that Rightmove is awash with listings in the area says it’s still a buyers market.

DP and I wanted a house weighted towards downstairs space but we’re an unusual setup, and if we had found other affordable houses on the market in the same area with another bathroom and another bedroom we would have gone for them.

as lovely as it is I would take away the sofa in the kitchen and put the dining table there. It looks too busy.
And take the wallpaper off in the living room and paint it and have nice clean walls. Too much going on in that room. A nice green perhaps - not dark.

For me, the problem is that your friend's renovations haven't really improved the house. The kitchen becoming open-plan makes for a awkward space (looks like they now have two living rooms, but neither are very big, dining area still looks crammed in, kitchen looks cramped) and I always hate when a garage space is converted, not only because you lose the garage, but also because it never quite feels right or flows right. It just feels like an (unsuccessful) attempt to make a house that was always too small larger.
I also don't like the decor - the accent walls with the cheap wall-paper, the carpets - I would want to re-do everything.
The garden is nice, however.

being v picky the lounge looks a bit tight.

It would have been better with the garage.
I don't like open plan.
Heswall is nice. The garden is great.
The house is 'nice but not for me'

She’s done a lot of building work - Knocked through kitchen / back room to make open plan. Converted garage into office/ utility off kitchen. Exposed flooring (original parquet underneath) and updated decor

I think the open plan living room is cluttered with an extra sofa personally there’s a lot of furniture in there plus it’s maybe good to remember that if people are looking at a property like that (eg not new build) then people maybe are not all into open plan, they like separate spaces sometimes which is maybe what buyers were expecting perhaps.

The mirror in the hall way pretending to be a fake window spoils a really nicely decorated room.

Bedroom 3 is tiny and is more an office size.

I don’t know the area but looking at the last sold price I’d say they are being a bit ambitious.

Agree with the garage, it can be 50/50 , it wasn’t to add space as such, they needed to change it needed an office/wfh desk space and to free a bedroom up
