House not getting interest

Friend’s house for sale, she’s said she’s had 8 viewers in 2-3 weeks but no interest at all. ‘Nice but not for us’ generally being said.
any advice/opinions why?
price is correct as per area (affluent) and from different estate agents.

Not at all. Your friend's house is nice. Heswall is a decent place to live.
Arrowe Park is on the A551 as is your friend's house.

It’s a long road, it’s not next to the hospital ok? Can you just stop with all this nonsense. We’re technically closer to drive to the M53, doesn’t mean we live on the motorway.
Theres no noise from the hospital, it’s not noisy of a night. Leave it now please

The first image you click on is confusing - the mirror in the hallway looks like a window into another room? What's the wooden ladder on the wall? Re-order images. I'd remove all kiddy stuff outside of bedrooms - it clutters the rooms. Is that a nappy bin in bathroom? Remove.

It’s a stair gate for the baby 😂 I can’t take that off, the house needs to be safe with the stairs x

It's about three and a half miles from the hospital on the same road.
If I looked at the listing it would put me off. I'd perceive it as being noisy.
The A road near me (about 3 miles from a hospital) does have siren noises.

It’s July - July/August are the flattest months, rivalled only by December where I am.

Its a perfectly presentable house. Some people will be put off by a busy road, some by open plan (although there is a separate. reception) but unless the price is out of line with comparable on that road its most likely the timing and the speculation over changes in property taxes. I would minimise clutter in any pictures.

I’m always bemused by people who will reject a good house in their preferred location because of wallpaper patterns. Of all the things easy to change as and when you get around to it, it has to be wallpaper. Similarly people complaining the third bedroom isn’t big enough - its a semi, third bedrooms are generally small in semis. Its clear from the details.

If a viewer found the house a bit cramped, they wouldn't be thinking 'We could convert the garage'.

It's to do with seeing possibilities and what would have been 'the garage could be converted', I'm seeing 'the garage conversion doesn't work for me'.

I actually think it's quite a nice house in a nice area, price looks ok-ish. The market isn't in the sellers' favour right now.

I'm from a family of dog owners, they are great. They also smell, it's not a cleanliness thing it's a living thing has odour thing. I can tell which of my sister's dogs has been at my parents house as I walk through the door as they smell differently. One sisters dog is long haired and if she is due a hair cut has quite a pungent smell.

It's just something to be mindful of - some reed diffusers dotted around and air out the house for an hour so before a viewing.

If you are looking around a house and you are trying to picture yourself in it a smells, like dogs, can make it hard to see past how the owners have it and to what you could make it yours. We use all of our senses when making decisions

I would say that it probably is overpriced to be honest. I appreciate it’s in an area of similar prices but as others have said the ones that sold for that price seem to offer more.

im also always put off “offers over” it feels cheeky and I always feel like its someone wanting more than is fair.

A small thing but I also thought the description was poor. The random capitalisation of words was off putting to read. It wouldn’t put me off obviously but it doesn’t give a great first impression

£380-385 maybe if no interest but you’d knock off 100k, as if!

Estate agents are not a good guide, estate agents are going bust in record numbers, partly because demand is down but also I think because a lot of them just can"t tell sellers reality for fear of losing the business. You are not "knocking off" 100k, the market and interest rate rises does not support a 100k uplift in the price of the house.

People used to talk about the "Spring Bounce", this year I think the "bounce" was a negative number, the market now is not seasonal it is based on the cost of mortgage debt, and that looks set to get a lot more expensive.

My local agents would disagree with you on seasonality - July/August and December are the flattest months to put a property onto the market independent of other considerations. Its hardly surprising and has been the case as long as I’ve been buying, selling or simply nosing.

Some people can’t see past things. They can’t look at a room and think ‘on they are using this as an office but I could use it as a bedroom’ never mind see past decorating.

I think it looks nice, the offers over thing would put me off too. My only criticism is that when I opened the link the front house was on one side and the hall on the other but the hall looked like the foyer or a prison. Grey, small windows and two sets of bars which I later can see are baby gates.

Or they could look at where interest rates were in 2019 and make the obvious conclusion that you overpaid in 2019? The sensible offer is going to be less than you paid in 2019, why would it be any higher?

Easier at start, to get answers to focus on giving advice rather than telling me why have you done this, what a fool you are for putting wallpaper etc etc
I can see how mumsnet works/I don’t normally use it but people get attacked/criticised easily. If it looks like you’re asking on behalf of someone they often don’t get so personal.

I’ve got lots good advice comments, lot of it now is just repeating same stuff
The dog comment wasn’t a serious comment, I’m not actually going to sell her 😂

I do think the OP has been getting a hard time on here but I also agree with this post. It was obvious that it was @sausagetheorangecat's house from the start. Why not just be honest about it?! I also agree that your responses are rather defensive and that you don't seem to have taken comments on board. There's obviously nothing you can do about the dog or the stairgate. If you aren't getting interest though, it's over priced. That's nearly always the bottom line.
