House not getting interest

Friend’s house for sale, she’s said she’s had 8 viewers in 2-3 weeks but no interest at all. ‘Nice but not for us’ generally being said.
any advice/opinions why?
price is correct as per area (affluent) and from different estate agents.

In all honesty I thought I’d only get a handful of comments if that! I thought I’d get similar comments of the colour scheme or go neutral or something along those lines and it would give a little direction that wasn’t coming from the viewers. Was just looking for advice on the house itself rather than this is my house please judge, if that makes sense! No harm done in that.
It’s been good insight and some very ‘interesting’ comments there as well 😂

Only 10% off in a valuation must be unusual now, risky to walk away because of that?

BornToBeWithYourMan · 15/07/2026 12:19

I like it.

I like it.

For a buyer though the price has to also be right.

Wrong thread?

Wrong thread?

Could be literally any given property thread. That particular poster is on a one woman/man/bot mission to single handedly talk the market down and has been for years

Not me that took 10% off the (imaginary) valuation though?

I wouldn't touch it as the EPC rating is so poor, the road would also put me off.
The house is OK, nothing about the appearance would put me off and the garden is lovely.
It always comes down to price if it hasn't sold, there will always be buyers who will overlook the negative points if the price is right.
We put our house on the market 3 weeks ago and had 5 viewings but no offers. Reduced the price by £25k on Friday, couple viewing yesterday offered £5k below the new asking price which we accepted. We were disappointed that we didn't get as much as we'd have liked but wanted to get a sold as we don't want to miss out on the house we want to buy.

Smart move, too many sellers think they have some sort of power and control over the market and buyers, they don"t, not any more, the UK property market has radically shifted since the days of wall to wall property shows and "sealed bids" on basic flats etc.
